My family and I have stayed at burley court many times over the last 16 years,  I can't big it up enough, the apartments are really well equipped  for everything you will ever need on  holiday, the extra touches are extremely  well appreciated. The facilities  are marvellous,  for adults and children alike. Simon and family have been a pleasure to know, nothing is too much trouble. It's a prime location,  just sitting five minutes off the sea front. Fantastic bus service from bottom if road to either torquay and paignton.  This is a fantastic place to have your holiday. Booked last minute for a week's holiday (we tend to do that a lot!)

The apartment is situated outside the main Torquay town area, near Livermead cliffs.  Quite a long walk in to the town or into Paignton, and it's up a hill.  It's about 100m from a train line but it isn't too obvious as the double glazing is good.  You can see the bay from all main windows and is not a bad view.
It's a mix of residential and holiday apartments.  
Don't park under the big tree in the car park or your car will get splattered by the birds!  We experienced this first hand.
There are 36 steps up to the apartment (that's a lot at the end of a long day!) And no lift, so do some squats to warm up before you go.  
2 bedrooms, nicely decorated, small wardrobes with a few hangers in each.  The Grey bedroom is a little small but the king-size bed is very comfy.  The Green bedroom is bigger with a double bed.  Bathroom is a decent size but we kept banging our elbows on the sink when sat on the toilet!  The water pressure in the bathroom is a bit rubbish with the hot water coming out at a trickle.  Shower was nice and a big bath, we had plenty of towels provided. 
Open plan kitchen & lounge, decent size.  The couch was brilliant for an afternoon nap as it was very comfy.  The kitchen had all the mod cons, but we struggled to get the hob working, it was a mystery!  
It was nice and clean and tidy, which is the main thing.
The pool was a nice feature and we used it a few times, but it's not heated so it was freezing!  Hardly surprising in England really.  There is seating and loungers to use.

We had one noisy night when the residents downstairs had a 'party' with bongo drums and music out on the balcony, but it went quieter after midnight. 
The WiFi is very hit and miss.  The kids were devastated 😀

A nice break in a good apartment.

We had a nice week at the Burly Court ,the owerner live on site always helpfull with anything you may need to know. The appartments are well looked after nice location close to bus stops into town,or a 20 min walk along sea front. WEused no 9 appt, with asea view, up one set of stairs,local sp ar shop /chip shop etc 5 mins by car. Hope to to back next year.

September holiday

The building is in a quiet setting and is a pleasant 20-25 minute walk into Torquay. It's a 10-15 minute walk to Paignton. The apartments are very clean and the grounds are kept in excellent condition (a shame the outdoor pool was not clean). The furnishings are a little dated and bedclothes comprise old-style sheets and woolen blankets. The accommodation is good value for money, though the owners should really consider charging an extra £20 instead of piling on extra charges; alternatively, they could make these charges clear in their advertising. Bring £1 coins for: your ELECTRICITY METER within your apartment - can cost approx £2 a day-  sauna, washing machine and tumble dryer. £5 deposit if you require more than one key to your apartment. Tokens for the jacuzzi are held by the manager. 

Reasonable rates (though bring lots of £1 coins)

The whole apartment needed updating as did the amenities. Both the indoor and outdoor pool were dirty. The room itself had black cobwebs hanging from the light fitting, the chairs were so rickety we were afraid to sit on them. One of our beds had a big yellow stain on one of the sheets. The other bed was hard and had springs that had gone leaving a ridge across the bed.
Have to agree with a previous reviewer nowhere does it mention you have to put money in an electric meter. The shower simply didn't work and had to switch an emersion on for hot water which then came out warm. 
Beach is not as close by as indicated. All the advertised amenities such as sauna and hot tub are operated by pound coins. 
No wifi as promised except if you wanted to go and sit in reception. 
All in all not as advertised and hugely disappointing.
