What an unexpected wonderful hotel.

First off parking was very easy outside of the property. Talking of the property it looked really nice from the outside and did not disappoint when we went in. Everything looked clean and tidy. The owners were wonderful! They could not help enough. If only more hotels was as good as them! 

The was very spacious and was very clean. The facilities was was good and all worked well. I had a great nights sleep and I can not think of anything that I needed.

Breakfast in the morning was really nice. There was good choice and again the owners was so nice and helpful. 

I personally would have been more than happy to pay more for the room and service. I will visit again and can not recommended them enough.

Stopped off whilst visiting friends on the way to North Norfolk, handy and great for the price. We arrived late and had no trouble, easy to park, welcomed by the host who was very friendly. Great little roadside b&b with a giant breakfast and lovely hashbrowns- catered for vegetarians very easily with no fuss. Little bit of road noise but slept really well, clean and tidy room and relaxed breakfast atmosphere. Hard to believe some of the other reviews... ! Would stay again.

We stayed for one night with work. The hosts went above and beyond with their hospitality and let us stay as late as we wanted the next day, with no extra charge, as the WiFi was so good so reports for work could be written up.... you can't do this in chain hotels! Breakfast was massive and we didn't need to eat again until the evening....

I am full of praise for this wonderful little place. Everything about it is good. It is a down to earth no frill honest place that gives a comfy bed and huge breakfast.
This was our second year running and you just cannot match it for value.
The bedroom is huge with a lovely big american sled bed. Very clean white crisp sheets and good pillows. Have paid 10 times more and had worse pillows. When I took them apart to check they were immaculate clean fresh and new. The bathroom was shower only but plenty of hot water and toiletries.
breakfast is outstanding you cannot beat it. You really cant. You can just about have anything you want in huge proportions.
The manageress is so lovely and chatty and friendly and makes us laugh which is pretty important in this day and age. We had 3 great nights and look forward to returning asap.

Stopped at this quant b and b for the last 4 weeks for work reasons.
The hosts " Tracy and Paul" can not do enough for you.
The room are nice and clean and have everything you need to have a good break.
Beds are very comfortable aswell.

Stayed for one night when attending a concert. The host was so accommodating and friendly!
We didn’t expect the Ritz for what we payed but it was fine, yes it needs updating but fair for the price. Breakfast was lovely and plentiful, wouldn’t have an issue staying again for another night.

Stayed for the night because from the reviews on Booking.com it seemed fine. I can only assume the negative reviews on here are from people who either have an axe to grind or have little or no understanding of what to expect from a three star guest house.
Yes, the rooms were tired but they were by no means unacceptable, yes there was a slight musty smell on the stairs and hallway but that smell was the river. If you don't like the smell of rivers then don't book yourself a room next to one !
The breakfast was freshly cooked and whilst I've had better I've paid a lot of money for better and it was definitely nicer and fresher than any breakfast in a chain hotel. There were two other couples in the breakfast room and they too were perfectly happy.
The hosts were friendly and welcoming so I actually do not believe some of the comments in the earlier reviews. 
I use hotels and guest houses on about 40 weekends a year and will definitely be using this one again if I'm nearby.

Stayed at the Boathouse for 2 nights during Easter as we were looking at properties for sale in the area.

Tracy and her family had just moved in after taking over the lease of the place so although things were a little chaotic for them, we had a pleasant 2 nights in the bridal suite! 

Breakfasts were huge with cereal and a large full English included (including veggie) with toast and preserves and fruit juice.

Room was large with ensuite bigger than average.

Very big bonus was they allow dogs so we did not have to put ours in kennels for the visit which he appreciated.

We stayed here when visiting family and booked it on their recommendation. I can't speak for the issues that others have had on arrival as my family collected the keys for us from Tracy, but we were very happy with our stay and will come back. Lovely room (room 3) with a huge bed, TV, tea and coffee, simple but very comfortable. Breakfast was amazing with a lot of choice and left us both stuffed! Tracy was very friendly and welcoming, and I look forward to the tea room opening! Great value.

Good for the price

It would look from looking at previous reviews that when we got there there has been a refurbishment of the property, the carpets were very new as you can smell the newness, the owner, I take it was Tracy and she was friendly, the breakfast area did have an odour which I took to be dog smell, the room was ok and so was the bathroom, we booked this last minute as we had our other booked hotel cancelled with 30mins before check in, that’s the Quayside Hotel & Bar. Looking to relocate and travelling from Essex we needed somewhere to put our heads down. The breakfast we had was ok but condiments were out of date, watch out for using them. Nothing much to do or anywhere to eat with decent food, we where recommended the Anchor which was serving just a 3 meat roast dinner, just one option of meat and as much roast potatoes and veg, not what we wanted but nowhere else to eat bar an Italian restaurant. Not the greatest place to visit but Tracy was friendly which made up for a lot.

With respect to the owners we had travelled 4.30hrs to get there and although the welcome was good it was suggested we visit the Anchor est up the road for a brew, oh well, I do not like slagging any place or B&B off but I'm afraid this place needs to buck up their need for Cleanliness otherwise you will pay badly, we don't go looking for faults as we are not that type of people, for the price we paid £65 B&B and did not want the Breakfast as we had a funeral to attended in Kings Lynn's at 10am we should have booked the Anchor which has onside parking and good food, we never checked the accommodation but the quality of the food said it all

I'm sorry for my review but that is my honest opinion, we will not contemplate stopping there again.

We booked up this stopover on route up north. We were tired when we arrived so did not quite realise how run down this place is. We were greeted by a rather unfriendly gentleman who gave us keys first to Room 6 then changed them to Room 1. This room was nothing like any photos on Booking.com. The main issue was that the room and bathroom needed a deep clean and redecoration - cobwebs in bedroom and mould on window surround; shower was filthy with mould (we did not use because of the filth) and toilet was dirty. No soap provided on basin. The carpet needed a deep clean. The door was tricky to open and obviously had been wrenched off at some time. The radiator was hot and could not be turned down. The heated towel rail in bathroom was filthy and did not work. We were advised to leave the bathroom door open to cool down the room! No hangers in wardrobe. 
Breakfast was acceptable with a full English cooked to order. The cereal choice was weetabix or rice crispies. No jam or marmalade for toast. The dining room is OK and has a bit of a nautical theme but very chilly.
Tracy was very friendly and did not charge us for our small dog ; we declined the plate of sausage for her. 
There are clearly lots of workers staying here and they stand outside smoking so the smoke wafts up the stairs...
Parking is on main road. We were so tired the traffic noise did not worry us. 
I feel that this establishment needs to address the problems that have been mentioned before by other guests; it is not acceptable not to clean a hotel room. I will not be staying at this place ever again... and that says it all.

Wouldn't stay here again...

Disappointing

What a joke that is. No milk for drinks, no coat hangers, no hairdryer. Shower cubicle dropping to bits. No bath mat to step out onto.
Breakfast - scratty looking jars with cereal in them not mentioned to us by the host so didn't know if we could've helped ourselves.
Cooked breakfast - photos show 2 eggs 2 bacon 2 sausage only 1 of each given I couldn't stomach the slice of bacon. Hash browns deep fried to death. Cheap bread for toast no jams, marmalade etc. No fruit, yoghurt, juice offered. Poor show . Door handle to room broken appears to have been like that for over a year! If I'd read reviews on trip advisor I definitely wouldn't have booked it.

Very disappointed

The breakfast area smelt strongly of dog. The bedroom was ok, view of a roof but this was more of a stopover for us than anything else so not really a problem. However the bathroom was dirty, the shower had a lot of mould and didn't look like it had been cleaned properly. The toilet had yellow stains on the seat. The window didn't open. The bathroom door was filthy and difficult to open where new carpets had been fitted.

Cheap for a reason

Nine of us went for a 50th Birthday Dinner. They needed to know in advance the orders. So first disappointment was that one starter order was missed.
The main course was an absolute disaster.
The Vegetables were totally inedible . There were 7 who had them on their plates and no one touched them. The Tenderstem broccoli was limp, the carrots were burnt and pappy the peas were overcooked. One of our party complained and they brought out some more ( see photo ) which were exactly the same as the rest.
They had obviously been  pre and over cooked and heated up in a microwave.
One of our party had the Steak and Ale Pie. when taking the lid off it contained 3 small pieces of meat and full of just sauce. He complained about it to the waitress whose defence was that they didn't make them on site !! The  Chicken and Ham Hock pie was dry and the gravy supplied was a thick beef gravy !! 5 had the Steak and only one was cooked to instruction and one had a mushroom sauce when a pepper sauce was ordered. Another person ordered the Smothered Chicken and when the order was place the person asked if she could have a cucumber salad rather than Courgettes...no problem was the reply. It was served with the salad missing. 
The meal was a disaster and the fact that the few other people eating in the restaurant had virtually finished there meal before we began made it inexcusable.
The fact we were given free deserts didn't make up for the disappointment of poorly cooked food. 
Avoid this place.
