4th time.great place. Sunday lunch is amazing. arrive for that goes to 7pm I think.

What a beautiful place to stay. Rooms are very well looked after. All the staff are amazing and it’s a very welcoming place to stay with friendly family feel to the place. Food is very nice and very reasonably priced. Great selection of drinks too

From the moment we arrived to when we departed the staff were friendly and helpfull. Although small our room was well appointed, comfortable and clean. The atmostphere in the bar was welcoming and friendly and the food was excellent. A great location close to the train station and an on site car park. We will definitely return.

Really nice rooms, and the food was excellent.Stayed here for the football, really close to Leyton Orient. Staff are really friendly and will accommodate your requests.

My stay was amazing! Staff were kind and helpful. Room was clean and bed comfy. Near train to central. Wonderful and highly recommended.

Really nice room, bit of road noise from outside but expected in London. Good pub food, beer and excellent continental breakfast.Would stay here again.

Simple friendly check-in. Lovely room. Very clean and comfortable. Busy pub in the afternoon, early evening with good food and beer. Breakfast is continental before the kitchen opens so worth checking if you want a cooked breakfast. Great staff and accommodation.

The location for us was spot on with the overground weaver line a mere 10 minute walk.The free car parking at the back of the pub was a real bonus and was secure.Great atmosphere on arrival (7pm Friday) and enjoyed a fantastic meal and we were greatly looked after by Kelly.Music from the pub directly below did go on until midnight which didn’t bother us as the first night we were apart of that, and the second night we didn’t get back until 23:45

IG8 Oasis

The only mistake made on this stay was that I hadn't booked for longer!Initially, it was very easy to reach the guest house via train and was very easy to find when walking from the train station. Not being far from an Overground station, it has very good connections to the Underground and National Rail.The check-in process was quick and simple. The member of staff who greeted me was very friendly and guided me to help me find my way around.The room itself was spacious and clean. It's not geared up for business/working but the furniture in the room was more than enough to do what I wanted it to. The bathroom was also very spacious and the shower was amazing!One, perhaps obscure, feature of the room I loved was that there was a fan already in there (I didn't need to ask) and it was floor-standing (so I didn't have to wrestle for a spot on a table for it). This meant I felt very comfortable for what felt like a stuffy night (not the hotel's fault).The check-out process was very easy as well. The members of staff were very friendly and were more than accommodating allowing me to use a table as a workspace until my train arrived. This, of course, meant that I ordered some lunch which was very good quality.I will absolutely consider The Royal Oak for my return visits to London.

A highly enjoyable stay!

Room was stunning, we stayed in the chestnut terrace.  It was clean, spacious. With a big comfy bed and a little outside seating area,  which i wasn't expecting. Staff were very friendly and helpful. Food was great with a fabulous cooked breakfast on the weekend and continental on weekdays. Great bar with a cosy feel to it and a good sized beer garden. Very family friendly. All in all a fantastic place to stay and would visit again.

What a gem of a place this is! We needed a room for 3 nights near Higham Park as we were meeting up with family who live close by. So glad I booked The Royal Oak. It’s very close to Highams Park station and a good bus stop, so ideal for our visits into London. The breakfasts were excellent as well. Ample free parking which is a real plus. We had room one, I think it’s the largest, and it was really well appointed. We stayed on a Saturday night and this is the only thing that wasn’t perfect as loud music was playing in the pub below til midnight. Only on the Saturday but just be aware. The staff were so friendly. Special mention for Dawn, Anne, and Agnes. You rock ladies! Thank you so much for an excellent stay and we will be back next year!

A real find, ideal for a London trip

I got room, its very big. This website didn't mention the free breakfast(fried at weekends, continental midweek), nor the private terrace that come with room 1. It has a waterfall shower and the bed suited me perfectly in terms of firmness(I have siatica).  All the staff were lovely, especially the cleaning lady whose son is in Australia. Tube stop is less than 10min walk, shops near it to get groceries and things.

Great place.

Cannot recommend this place enough. The pub itself is really nice, the rooms are lovely, and the staff are friendly. It’s also fantastic value for money for London. We booked outside of London central, because I wanted to take my friend to Gods Own Junkyard (awesome place). But, having stayed here, even though it’s a bit of way out I’d totally stay here when all my plans are central London based in the future. It’s so much nicer than some of the places we’ve paid a lot more for in the centre, that’s it’s worth the short trek in and out. My top tip to make the trip in/out of London central nippier is  to get an taxi/uber (£8) to and from Walthamstow Central tube station, it cuts loads off your travel time  taking out the local train and a short walk. Having said that though, if you’re in no rush, it’s stil a pleasant journey, just a little longer. I almost don’t want to leave this review because I don’t want this little gem to be fully booked next time I’m off to London lol. Highly recommend.

Highly recommend, lovely place to stay

What a brilliant place to stay. Super friendly staff, big shout out to Dawn, Georgia & Ben who all made me feel so welcome. The food is fantastic, the beer selection great. I stayed in room 1 which is huge for London and one of the cleanest I’ve ever stayed in. I’ve already booked for a few extra nights because it’s that good.

Wonderful friendly place to stay.

Spotlessly clean, stylish room. Very comfortable bed with firm mattress. The music in the pub could be heard in the bedroom until midnight but we were out at a wedding until late so we weren't going to bed early. Cooked breakfast was one of the best I've had. All staff very helpful and friendly. We wouldn't hesitate book again if we were in the area.

Comfortable and spacious room. Nicely decorated. Stayed during heatwave so was a little warm! There was a fan in the room however which I kept on all night. Been here a few times now and always had a good experience. Food in pub is good and reasonably priced. Staff are always freindly and helpful. Breakfast during week is continental but decent choice.
