I booked  at this location through booking.com  when booking it states self-service apartments ensuite.. 
When you arrive you find a council house .No staff on arrival I waited outside
For nearly an hour after emailing the so called
Customer services  as no one answered the phone when I called the number given.
I expected to be informed that I was at the wrong
Location , horror  I received an email saying that I was to download  some app for a door handle  and to enter the code provided.

I was stunned I climbed the stairs and looked left
There was half a kitchen the other half had been ripped out but the walls were not plastered so grease cobwebs  and dirt just sat on display beyond the half kitchen was a toilet stain with urine visible from 12 yards .to my right there were 4 doors not matching it said on my email door on the right  was mine I opened it and a new level of horror was there in front of me not nice clean bedding, NO a duvet that countless other people had slept on there wasn't even a lock on the door.
 .A communal toilet USED BEDDING.
I slept in my van 
Contacted booking. Com and demanded a refund 
After 5 attempts the girl I spoke stated  laughing at me and said my refund would be in my bank in 7 to 10 days they put 7.50 credit on my account that I can use on a taxi 
I'm now pursuing the council as the place can't be legal no fire escape no fire extinguisher the hygiene!

Harewood lodge kings lynn

Couldn't get into the property even though we thoroughly checked the details of property. Rang the emergency number, got shouted at and was given different information. This was wrong, tried to call they didn't pick up. Eventually got hold of someone, again shouted at and was told I was a thick English person and do I not read email properly. He gave us detail of number 20 Harewood to stay in, as number 18 was not available (even though we booked that one).
First impression were it was disgusting and my opinions didn't change. Parking is very limited, ended up parking the car up on the pavement. The carpet was lifting and had holes in, the so called lounge/dining room was dark and uninviting with the one window painted black. The kitchen was small, all it had was a sink, fridge, microwave and kettle (on top of microwave and this is a hazard).. The bathroom was fairly tidy but needed a clean before I felt I could use it. The second bedroom was dark, smelt of mould and again the window was painted black, the bedcovers were dirty, The first bedroom did have a blind but couldn't open it. Managed to open the window to allow some fresh air to clear the mouldy smell from the room. The beds were uncomfortable, the covers were dirty and had holes in. As it was so late at night had no choice but to stay, In the morning as we were tidying the room we realised there was blood on the covers, which made me feel ill as we just slept in there. At the end of a restless night all we wanted to do was go home and shorten our weekend away.
defiantly do not stay here and its a shame I have to give it one mark. The area felt unsafe, we popped down to the local shop to get milk and drug deals were being done near by. The photo's on Booking .com and other sites I have seen it on certainly do not match up too what we stayed in. Don't ring the emergency number unless you want an earful of abuse. I have stayed in Travelodge's and Premier inns for the price we paid for this. These places should be closed down.

Rather slept in the car.

Once you navigate down dark narrow street looking for a space to park(very limited)take a torch to light up key pad to get into house.
Be fit and agile to climb steep stairs,easier coming back down sideways.
Bathroom is freezing cold,no heater and no blinds on window..a grubby bath beckons-no thanks.
Beds are a shocker,waiting for springs to pop through,dirty sheets/pillow.
No drawers or wardrobes to put your stuff away.
Diffently not recommended to stay here.

Substandard

Absolutely appalling service from MJB hotels who I would advise to stay well clear of. I was sent to the wrong address & after contacting them by phone the person at the other end told me I should read the email they sent properly saying it was my fault . I checked the email & I was definitely at the address the email had sent me to which was not where they were now sending me to. When I got in the so called apartment ( flat in a run down house & street) I found somewhere to park which was not on the same street which was full of local residents cars we finally got in the place & it stunk of cigarette smoke but was clean throughout. The place was very basic but at the price that was OK. What was not OK was the complete lack of hot water. I tried contacting the Hotel again but they just wouldn't answer my calls or text messages at all. It seems they only let you make one call to get in the door & then will ignore you. The boiler was turned off & so was the water & although I worked out how to turn the water on & plug in the boiler & couldn't get it to heat up. The controls on the boiler were taken off so you couldn't adjust them & the plug socket was hanging off the wall. The light above the boiler which was on the landing had the bulb taken out & the kitchen light bulb fitting had live wires exposed.  The beds were uncomfortable but not appalling & the animals in the area at the back of the house weren't a problem as the cockerel crowing at dawn just made you get up & out of the place as soon it was light which wasn't a bad thing. This really is a place to avoid & with the appalling service I would stay well clear of any MJB hotels.

Only as a last resort & your desperate. No hot water & dangerous.

This place is a joke. The beds and a 1000 years old. The bed sheets have holes in them and dirt all over the pillows. The place hadn't been cleaned in years. Hallway light didn't work. We felt very unsafe and the place was a dump. I will be complaining to the manger. We also now have flea bites everywhere and have to pay to get everything washed. Very annoyed and will never be going back again.

Absolutely disgusting.

This is not a hotel it is in fact a house/flat in a run-down area. it is unclean filthy and not fit to stay in, I spent 8 hours travailing down from Scotland and spent less than 8 mins inside the property it stunk! bare wires showing on the lights and sockets filthy stained bed sheets carpet that stuck to my feet and the stench was unbearable, when I phoned to complain and ask for a refund I was met with a torrent of abuse, I have lost £300 my only hope is through my credit card insurance PLEASE DO NOT GO NEAR THIS PLACE
