Christmas Pie Barns

We stayed at Christmas Pie Barns for a weekend in September 2024.  A group of all girls for my daughter's 40th Birthday.  Emma the host was so helpful with everything, I made contact with her several times before we arrived.
It is the most amazing  little place with a couple of pubs within walking distance.  The Barns have the most comfortable beds and lovely En-suite . If you hire all the barns you get to use the facilities in the house, ie kitchen, dining room lounge etc. which makes a fabulous place for a private party.  We enjoyed the hot tub very much, the pool was quite cold but at least there was a choice. Emma carried out massages all day on the Saturday and everyone said it was the best they had ever had! Great time had by all.
Can't wait to visit again .......... if Emma will have us!  x

We stayed for a weekend as a large group at Christmas Pie Barns and I can't recommend enough. The Barns are in a beautiful, tranquil location within easy reaching distance of London by public transport. Emma was incredibly accommodating and it's in no small part thanks to her that the weekend was such a success. She helped us organise a couple of activities and was extremely responsive (as well as super friendly). The Barns are the perfect mix of private bedrooms with en suites set apart from big communal areas (both indoor and outdoor) in a separate building - great for large parties of friends or family.

Have just come back after spending a weekend  for my nieces hen party.. What a fantastic place, hot tub, treatments from Emma who is a lovely host, great location and beds were so comfy.. We will be back.. Thanks Emma for making it so special see you again soon

Loved my trip to the Christmas Pie Barns, the  rooms  and  meeting room , the Hot tub were  fantastic  ,  loved  the Massage  by Emma  she was the most  perfect host would  certainly take a visit back  very soon.

We had the most wonderful stay here. Everything is so comfortable and clean, the bedrooms are all so cozy and comfortable, the living area great for a gathering and dinning and the kitchen is well equipped. The hot tub and massages from Emma, our wonderful host, topped off a perfect stay! Thank you Emma and Christmas Pie Barns! 

Had a fabulous time here. My daughter stayed with bridesmaids  for a day before she got married and then the weekend after. 
They had a fab time relaxing in organised yoga 
Then on the last day we had a huge BBQ for around. 80 people in the open area near the pool. Hired furniture, a DJ and outside caterer. Emma was so helpful. It was the first time anyone had done such a big event there so it was a learning curve but Emma did her best to ensure it all went smoothly. 

It was perfect. Fortunately the weather was sunny so the kids enjoyed the pool and jacuzzi while the adults enjoyed the music. 

I can’t recommend Emma and the Christmas Pie Barns  enough if you want a relaxed place to stay and a host who goes the extra mile to help ensure you have the perfect stay

The venue is fab, went for my husbands surprise birthday, Emma, who owns Christmas Pie, was so helpful, and really went above and beyond to ensure we had the best time - which we did!
The rooms are very comfortable, and the communal barn is perfect! On top of that the pool and hot tub, along with the massage made this a brilliant weekend. We will be back

Stayed here for 3 nights from Christmas Eve till the 27th December. Came away with my family we were so impressed with the accommodation all the bedrooms were decorated beautifully & the bathrooms were perfect.
The Barn itself was amazing we had everything we could wish for & more!!
The hot tub was fab & Emma welcomed us with open arms!!
I would highly recommend this place to anyone we truly had an amazing Christmas break!!

I attended a Hen party at Christmas Pie Barns last month and was absolutely blown away by how beautiful, clean and wonderful the place is. The hot tub and pool are absolutely perfect and the beds so comfortable to sleep in. Such a quiet, cosy place to stay even though it is large and that's a unique find! The main living space is so spacious and freshly decorated, sofas very comfortable. Great facilities in the kitchen area, spa room, lovely clean toilets. Emma was such a friendly host, she truly felt like one of the girls. She looked after us so well and made us feel so welcome, and let us know that the place was ours to enjoy but she was nearby if needed. Perfect. She was so flexible and accommodating and allowed us to decorate the venue however we chose to. It was very easy to get taxis info Guildford etc and there are some great places there to explore, komo was great for cocktail making. We had an amazing time and highly recommend this venue to anyone wishing to escape somewhere quiet and relaxing that feels like a holiday abroad even if you're having a staycation. Especially I recommend this venue for parties and get togethers. I really hope that at some point I can go back! Thank you to the staff for making our stay so wonderful.

Was well greeted by the owners and was shown around the facilities which include a swimming pool and jacuzzi/hot tub.There is a large open plan lounge and kitchen for use of guests.The room was clean and well appointed.The bed was really comfortable and the wall mounted TV was 40" HD.
Far superior to the usual hotels I spend my working life frequenting and excellent value for money.

I had a ‘big’ birthday party here for 40 people and cannot recommend it enough. Sarah was on hand and really helpful but let us get on and decorate the barn and the lounge area which was perfect for music and dancing. It’s a beautiful venue, the weather wasn’t kind to us but it really didn’t matter. It was a special weekend.

We had a lovely stay at Christmas pie barns, rooms clean and had great facilities however lack of hanging space in all rooms - no wardrobes!
Sarah was a great host right from the start, answering questions and queries quickly! Sarah was very helpful!
Communal area was nice - cosy and warm, good facilities! Hot tub great! - shame there was restrictions on times for hot tub - felt like we were treated a little like children with a curfew! When you hire a house you expect the facilities to be able to be used at your leisure- no option to stay later in the hot tub as the power was cut!! 
When we arrived I was a little disappointed to see dirty plates and cups in the sink - it looked like someone had eaten there lunch there and left the dirty dishes! 
Lovely restaurant just down the road that we had dinner in - Bears - would recommend as only a 2 minute walk. Treatment options were a great addition. 
I booked a later checkout with Sarah and although it was only 10:45 Sarah arrived on site to start the clearing up - we felt a bit rushed to leave - a little shame. 
Dispute a few little things we had a really lovely stay and would recommend to anyone looking for a family/friends get away / we loved being with friends in the communal house but having your own hotel room!! We would love to stay again! Thanks Sarah
