stayed here for 2 nights in may , the rooms are clean and very quite , the location is also very good ,staffs were nice and friendly , housekeeping was excellent too , would stay here again as long as they maintain the same price.

This place is fine as long as you are realistic about your expectations. The room is large enough and there is sufficient space to unpack and arrange your things in the wardrobe and on the shelves. The attached bathroom is excellent - the hot water works well if you switch the boiler on 15 minutes before you need it. Wi-Fi wasn't great, but I usually find that in Colombo anyway. I had a back-up Dialog dongle for when the Wi-Fi was too slow. The air conditioning is brilliant and quite a bonus for a cheap place. You share a kitchen with a few other people ( there are 4 rooms ) and all there is realistically is a fridge and a kettle and a table with a few chairs. It's great if you just want cereals, fruit, yoghurt and coffee for breakfast. As other reviewers have said you will need to contact the owner and give your estimated time of arrival to ensure someone will meet you to give you the keys. As another reviewer suggested - not great for back-packers as it isn't easy to get information. More suited to regular visitors to Colombo who want peace and quiet and are happy to travel around by bus, train and three wheelers - all of which are easily available a few minutes away.

A quiet place to escape from the noise of Colombo.

Basic tidy accom. No food available but had wifi. 30 min from city. The beach close by is unswimable. Arrived at accom with no one at reception and no answer to our calls. Neighbour called owner who was at place of worship. An hour of waiting around lost due to owner or property assistant not been around.

You get what you pay for

We probably made a mistake staying in this location as we were originally going to travel to Galle and this was on the train line. Due to weather we decided to head inland to Kandy so colombo would have been better. However, there is some major issues with customer service at Hornbill. We we're unable to order food through them which they advertised we could do. When asking if they could call us a cab they came back with a very high price. Asking for info regrading restaurants or train stations was a headache. Not good for backpackers who NEED info. It is clean, large rooms so no drama there but no good for backpackers.

Don't purchase space here in advance online; it isn't worth the $22 USD (for non-AC) they charge online. Better to go in person and negotiate a better deal. At absolute max the room may be worth $10. Let me explain:

The rooms are fairly basic and very near the train station, which is good in terms of proximity to that transport but bad in terms of getting the most restful sleep as trains continue to go by into the early morning. Even worse, the room we bought had no mosquito net so we were eaten alive at night. Demand a mosquito net or reconsider staying.

Also, be aware that they will honour bookings online over walk-ins; that means if you walk in and negotiate a fair price, they will ask you to leave if someone else makes an online booking paying a higher rate. This practice is creepy, to say the least; we met folks we were supplanting and felt sorry for them. I disliked feeling like we were part of such a bloody-minded scheme for what turned out to be pretty poor value.
