Really outstanding service and set up. Very helpful online in advance (great speed of response) and knowledgeable about contacts locally. Very easy access system (much simpler than a traditional check in).  I couldn’t recommend the place higher.

I don’t know where to begin, everything was just brilliant. We had the loveliest dog friendly stay at The Penn to bring in the New Year and we couldn’t have loved it more. What a fantastic wee place this is, the owners have taken great attention to detail with some lovely goodies on arrival for both us and the pup. A dog bed and water bowl was even provided for furry friends. The room was extremely clean, comfortable and cosy with ample space for spending some much needed down time in The Lake District. Location was fab, walking distance to all amenities in Windermere and Bowness and a short bus/car ride to the further towns. We never struggled to get parked, there is a set number of spaces for The Penn guests to use which is brilliant in a place where parking can be busy. 
A coffee machine, kettle and fridge were great features meaning we could enjoy a cuppa and some cold drinks throughout our stay and the smart TV allowed us to enjoy some movies while relaxing at the end of a busy day. 
Staff extremely helpful with questions before arrival and responded to us swiftly when needed - it’s so lovely to know that they take pleasure in their little business. 
We honestly could not recommend The Penn highly enough, it felt as thought we were staying in a wee apartment and not just a room with en-suite bathroom. It definitely had ample room for 2 people and a pup. 
If you are considering staying here, I would say go for it. It is simply amazing. We will be returning.

Stayed on our mini moon and was excellent. The rooms were lovely, I even left my watch in the hotel and the staff sent straight away back to me. I will definitely stay here again when coming back to Windermere. Also we had a surprise treat for our dog which was really thoughtful.

We never expected how beautiful the rooms would be but when we arrived it certainly did not disappoint, it’s just stunning

Immaculate, beautifully decorated, newly upgraded boutique hotel. Excellent location for exploring Windermere and surrounding countryside. Super comfortable bed, pillows after a days walking. Great places to eat and drink within a stones throw.

Fantastic boutique hotel recently refurb’d to a very high standard - very stylish décor and lots of nice touches – and the beds were super comfortable after a day’s walking. Perfect base for exploring Windermere – I cannot recommend it enough !

The Penn is an outstanding new addition to the Windermere hotel scene. Every room is individually designed with lots of clever touches, and the beds and bathrooms are all to a high standard. Check out the suites for extra space and views. I highly recommend this hotel.

Arrived to a lovely warm welcome. Room absolutely gorgeous warm and very comfortable. Lots of wardrobe/drawer storage. Excellent bathroom, toiletries if you needed them. Extra pillows ready available in the room. Tea coffee sugar all replenished on request and not forgetting the gorgeous homemade cake that was left for us. Breakfast was brilliant so much choice, freshly cooked to your liking. All in all a lovely guest house in a fantastic location. Thank you Caroline & Martin for a really lovely couple of days, we will definitely be back.

From the moment we arrived, Caroline and Martin made us feel so welcome!  Our room was very spacious and clean, loved the afternoon treats that were left for us!  Breakfast was so good, best Eggs Benedict I have had, the hollandaise sauce was incredible.  The guides that Caroline and Martin supply in each room were a great help in planning our stay.  
The Guesthouse is located right near the train station and bus station, very easy to get around town.  Cannot wait to come back and look forward to bringing friends with us.

We had a lovely stay for 3 nights here! Perfect location to explore the lakes (highly recommend a 5 min walk to a secluded gorgeous spot called 'Queen Adelaides Hill'!) Also great driving distance for anyone visiting Go Ape Grizedale, which has some awesome zip lines and segway activities.

Our hosts were lovely! Really friendly and welcoming. The detailed guides in the room for local walks, drives, restaurants, local area were a huuuge help for us and helped us make the most of a short stay.

Breakfast was 10/10, and they made a huge effort to also cater to a vegan diet for me which was very appreciated- and tasty!
And the welcome cakes in our room on the day of arrival (inc. an extra vegan option) was a lovely extra touch :)

Lovely stay at Rockside Guest House

Wonderful!

Lovely stay! 5*

We had a most enjoyable stay at Rockside. Our room was a bit small, but it was spotless and made up for by other factors. Caroline is friendly and cheerful, the breakfast was good and the extra touches like the delicious freshly baked cakes provided each afternoon and the comprehensive guest book with recommendations on walks, viewpoints, restaurants, etc were most useful. The location is great - an easy stroll from restaurants and shops. We enjoyed the homemade marmalade and bought some for friends we‘ll be seeing soon.

Lovely Stay

Me and my boyfriend had a lovely time here, and it is the nicest place I have ever stayed. The hosts are warm and welcoming, breakfast was amazing, and obviously so is the jam. 

Coming from the train it is also ideally located, just 3ish minutes from the station. 

All the little touches like the daily fresh cakes (some days we could even smell them being made while we left for the day) and taking Rocky (the stuffed toy dog - please take him on a walk) on an adventure really made our holiday perfect. 

The room was very comfortable with all that you need, tea, coffee, milk, extra pillows. Added bonus of a smart TV was also very much appreciated. They also had books, DVDs and recommended walks on shelfs in the landing! Which were very helpful!

You can really tell the owners put so much care into the business and we are very happy to have stayed there. 

Side note - the cakes are reason enough to go alone, some of the best cakes I have every had!

Had the absolute pleasure of staying here over the Jubilee weekend and Caroline and Martin are the lovely hosts of this delightful Guest House. The accommodation, food and location is perfect for anyone considering a stay in the Lake District. If you’re in the area and looking for somewhere to stay, don’t hesitate to consider the Rockside...,you certainly won’t be disappointed

Mini break

Had a perfect 3-night stay at Rockside Guesthouse a few days ago. The location is great, it really is only a 2 minute walk from the bus/train station, is great for people like me without a car. Caroline and Martin are great hosts, the Guesthouse is clean and charming, and the breakfasts are delicious. Highly recommended!

Had a wonderful stay

Very warm welcome from Caroline and Martin. Room 7 was very comfortable and cosy. I was initially concerned there may be traffic noise but the thick walls and extra window panels did a great job and no issues at all. Breakfast was excellent every morning. all freshly cooked to order with a good choice. The daily baked treats were delicious and a nice touch. Highly recommend and will definitely stay again next we are in the Lake District (hopefully to conquer Scaffel Pike next time)

One of the best places I've ever stayed! Very friendly and welcoming hosts.

We stayed in room 8, which was an attic room. Quirky styled room, clean, and comfortable bed. We slept well. Extra pillows and blanket available in the room if needed. There's also a hair dryer and small fridge, and tea/coffee making facilities. There's a small TV with DVD player. The only issue with this room is the very small bathroom which was difficult to manoeuvre in and we are both average sized. The sink is outside the bathroom which was fine, but just found it a bit of a squeeze in the toilet/shower area. This is explained in the confirmation email before arriving and does give option to swap rooms, however this was only room available at the time so we had to make do. Samples of homemade cakes are left in the rooms to try too (and can also purchase to take home). You can request more items for your room such as toilet roll, tea bags, clean towels etc, but they mainly leave you to it instead of daily housekeeping - Fine by us personally. Sometimes it's a bit awkward when a maid is in your room at the same time as you!

The breakfast is lovely! Had both cooked breakfast and tried the blueberry pancakes. Both fantastic! Food is either homemade or locally produced/sourced. There's also homemade jam and marmalade to sample which you can also purchase (which we did of course!) Plenty of choice too. This is brought out to you rather than being left on the side now, due to limiting movement around the room with Covid still around. This was no issue - Caroline was more than accommodating with anything you wanted and would bring it to you.

The location is perfect. It is on a main road, but be careful when pulling in to the car park, as it is quite tight if full as it's only small. You are right by the train station and bus station. Behind Rockside you have a bike hire shop. And you are also right by a popular walk up Orrest Head which gives you a lovely view of Windermere from the hills, which also starts just outside Rockside.

You are just on the edge of Windermere town too, plus a few bars a stones throw away. My must visit places are The Little Ice Cream shop (the biggest and best ice cream!), The Crafty Baa (A lovely quirky bar, with live singers and big cheese boards to share), and The Smith, another quirky bar with lovely pizza. Bowness is also not far away, and walkable, but gets extremely busy! Windermere is a little quieter.

Caroline and Martin have plenty of knowledge of the area though and also include guides in your rooms with things to do, places to eat, walks to go on etc. Anything you need, just ask! There is also a bookcase with books, DVDs and walking guides too on the first floor. The only thing I would suggest, is if you have limited mobility, request a room with less stairs to them as there are a fair few steps throughout the building to each room.

We had a wonderful stay, perfect location for everything we did, and we would definitely stay again.
