The place is a very nice bed and breakfast within walking distance from the Haymarket train station. It's on a quiet street but with pubs and supermarkets nearby. You can get to the Prince Street (centre of Edinburgh's tourist and shopping area) in 5-10 minutes by tram. What makes this place truly memorable is the breakfast made by Derrick every morning (he offers a menu to choose from the previous day). The breakfast surpasses anything you can have in any five-star hotel, not only in taste but also in presentation. My 8-year old son became not satisfied with any other hotel breakfast after staying there. Very different from any typical English or Scottish "full breakfast", this is gourmet breakfast. Try Derrick's special at the end of the menu. The rooms (we had two rooms for a family) are nice, clean and of medium size (by UK standard). Note that there is no elevator. Derrick is helpful and seemed always in the kitchen when we were there. My children liked the cats.
