For the value of the stay it was good. 
Check in is from 3pm and we were waiting until around 4 to check in because of no one around and slow service. Other than that, food was good when ate there, no noise and rooms were clean and comfortable. Worth it

Felt compelled to leave my review to give some balance to the other reviews on this site. I booked this stay at last minute and it was the only place in my budget.

Very friendly staff on arrival and check-in was prompt. The room was relatively basic but very clean, the bathroom was lovely and may have been recently updated with the shower being surprisingly good. The towels were basic, one was heavily stained and should be replaced, complimentary shower gel and shampoos were provided.

Plenty of t&c sachets and uht milks, smart TV on the wall. The two lamps over the beds didn't work / blown bulbs, but the main light and another lamp did. Room could do with a couple of water glasses.

The beds (1 double 1 single) were very comfortable and the pillows and duvets were lovely. At 10pm on a Saturday evening the building was silent, no noise from other rooms, the restaurant or anywhere else.

The carpet leading to the the rooms could be deep cleaned and the room and corridors could do with a repaint. There was a microwave in the corridor which was great for morning's porridge. 

Considering the reviews and based on the price, I was really pleased with my visit and would stay again.

Nice budget stay, far better than the reviews

Good value

I was a little apprehensive after reading reviews about this hotel but for what we paid and what we needed it was absolutely fine. Paid £60 for one night; we were travelling from York to Carlisle the following day and wanted to break the journey. On arrival the staff could not have been more helpful or friendly, helped us to our room with the luggage and chatted with us. Room was adequate, clean and the WIFI was the best I have experienced in a hotel. We went down to the bar for a couple of drinks; again received a great service. There were diners in the restaurant and a steady stream of people arriving for take aways. The following day it took 20 mins to drive into york for our trip. Happy with our booking.

Overnight stay

We were a party of 4, arrived at the hotel at about 8.30 pm. we were met at the reception by very friendly staff and shown to our rooms. The room was freezing but the window was wide open. Window shut curtains closed radiators turned to full then off to the bar. Lager prices not to bad @ £4.50 a pint. Stayed in the bar until closing time, midnight. Got to the room, it was still very cold, turns out the radiators weren't working and there was a very small oil filled radiator in the room which wouldn't even warm the bathroom never mind the bedroom. Complimentary drinks, tea and coffee couple of sachet of sugar and only 3 small cartons of milk. We found another oil heater on the landing and borrowed that to help warm up the room. 3 lights but only 1 bulb worked so needed to get out of bed to turn it off.Leaving me to walk back in the dark. Woke in the morning went to a freezing bathroom to find there was only 1 towel for the 2 of us, a bath with shower but no plug so no bath, then went to sink for a shave, no plug again. really not happy at all. The bowl of the toilet was black, needed bleach or some form of cleaner in it. There was no breakfast facilities and we were told to leave by the back door. Thought we were going through the local refuse yard and had to walk through mud and puddles to get back to the car park.The annoying thing was that there was no one to complain too on our departure. Would I return? Absolutely not.

One night only, thankfully

I stayed here with two friends for one night on our way to Edinburgh. We paid around £60 between us, the stay was pleasant enough for that price. The decor throughout the hotel was a bit dated, but the beds were comfortable and the room was clean enough. The bathroom was a bit dodgy looking, with the bath in particular looking like it needed to be replaced. We were not provided with towels, luckily we had brought our own with us. The staff were friendly when we checked in, although seemed a bit unorganised. Several of the lights in the room did not work.

Alright for just sleeping.

This is not the hotel if you want space. The rooms smelt of cigarette smoke and the hotel chief was smoking in the dinning room when we arrived. The bath was dangerous because it was too high to step into and get out of. The beds were clean but cramped. Insufficient toiletries  provided for 3 people. 

Not a great stay.

Lets just say we drove past it 3 times thinking it was a derelict building. the front of the building looked as if it had been closed down along time ago, nothing like the photos shown on booking.com. 
When we finally found our way into the car park there was no way of getting in to the building, it was all locked up. 
eventually, A staff member came from the back and asked myself and my 7 year old son to go around the back via a fire exit and up some dark, dirty and awful stairs. 
We arrived at 3.30pm (check in from 3pm) to be told the room wasnt ready and whether we'd actually booked and paid, which we had via booking.com.
We were asked to sit in a corridor and wait, the staff spoke minimum english and the corridor was quite dark and very smelly.
At this point my little boy got really upset and started panicking so we got back in the car and drove off.
This hotel, if you can call it that is cheep for a reason but ive stayed in cheep accommodatioin before so I thought it would be ok.
How wrong I was.... we had to find another hotel after driving for 2 hours. Im just glad we didnt arrive later on in the day.
DO NOT EVEN WASTE YOUR MONEY BOOKING HERE.

absolutely shocking - refused to stay and drove off

Came into the hotel thinking it was a good value for money until i tried to wash my face/shower and there was NO hot water.. not even warm. As if that wasn't bad enough, our room has the most foul smelling sewage smell and when asked if we can change rooms i was told it was fully booked, cannot see that being the truth.  Absolutely RANCID hotel, steer well clear. 

If i could give lower, i would.

One of the first times I have not read a review for a long time but just wanted a cheap night , CHEAP for a reason !!. The place is rough smells think this is from outside , room was very hot even with windows open , music on till late , carpet 1 inch short all round the edge , mattress very thin. Hotel owners need to educate staff that beds need to be moved, under the beds was very dirty , rubbish in the draws , this place would be ideal for a an old TV program and not in a good way. Do not stay here for any reason.

Do not waste your money 
It's the filthiest place I ever encounter  
Staff and the owner  are rude  with no consideration  toward  the customer  
Even after trying to  contact  the owner   to make a complaint   he could  not  be bothered  to  answer
