I was travelling by myself and looking for a place for one night not far from Belfast centre that offered private bathroom and breakfast and was inexpensive. Amy’s Guest House achieved all that ! 

Parts of it are well worn, and this is an old building in any case, but it was clear that the owners keep it clean and my bed quality was good. Ample towels, toiletries, kettle, working TV, etc all provided in the room, plus I had a shelf with some interesting books to read if you have a spare moment ! 

Breakfast is a DIY affair, which again didn’t bother me and things were clearly marked. I arrived quite late for a guest house (10.30pm) but that was no problem to agree up front. I had booked at quite short notice through Booking.com and the guest house said they hadn’t received payment yet. Again, when I showed my notification that payment had been made there was no fuss. Helpful people run the place. 

I would go again.

Basic, clean, and comfortable

Everything was cozy, clean and close to the city center, and they were very kind to us, and even though breakfast was not included, they had food every day so that we could have breakfast.

Genius is a genius.

Twin room booked for two females aged 40+.
Booking made through booking.com and confirmation received.
On arrival a man answered the door; he said he wasn't the owner but was helping out.
He said we were scheduled to have a double room and i confirmed this was inaccurate as a twin room had been booked. He then blamed booking.com for error (not correct as I had booking with me) and proceeded to offer us a room with bunk beds  which I refused.
We did get a double and single room for same price but very disorganised. The man apologised and called himself a "disaster" so not a great start.
The bedrooms and beds were clean but the whole place very dated.
Close to city centre and bus stop across the road. Bus takes 10 minutes to city maximum.
I cannot comment on breakfast as we chose not to eat there.
Rooms have tea/coffee facilities however no hairdryer as stated on description.
Shower/toilet ensuite is adequate but very small; towels provided were clean.

Three night booking for two friends.

I booked Amy’s Guest House through booking.com back in March for Saturday 23rd of June as I had just gotten tickets for a festival so I booked accomodation to ensure I had somewhere to stay. My booking was confirmed and I hadn’t heard anything up until I received a call on Saturday 16th of June, one week before I was due to stay, to say that they were overbooked and that we could not stay there. I was told that they would look for somewhere else for us to stay and that they would get back to us. I still hadn’t heard from them on Monday 18th of June so I rang booking.com who were more than happy to help and who were shocked at what had happened. Amy’s Guest House then rang back after I had contacted booking.com to say that they now had a room available for us after we had already sorted other accomodation. This is absolutely shocking behaviour from a business and I believe if I hadn’t contacted booking.com I wouldn’t have heard from Amy’s Guest House again. I would definitely say to stay clear of here if you don’t want to have to change your accomodation a week before you’re supposed to stay there after having it booked for 3 months previous! Very unprofessional.

Very disappointed!

Very pleasant B&B in Belfast. A stuff walk away from the city centre but still within reach.
My room had it own mini bathroom with toilet and shower.
Nice surprise Amy offers free breakfast and fruit. I would congé again if I visit Belfast: Thanks Amy! 

Good B&B, friendly and helpful owner

I had a room booked for Saturday 16th June for 6 girls. I booked over the phone 6 weeks previous. I called Wednesday eve to confirm only to be told “OH SORRY I Must have forgot to put your booking in the diary”!!! Absolutely disgraceful 
She said oh I will ring around get your booked elsewhere with no look! OBVIOUSLY 
I would never wait to 3 days to book somewhere! This place is quite obviously a dump and badly run! Think we have had a lucky escape!!

Sorely disappointed

The treatment was great, they were very friendly and helpful at all times. the truth is that there was dirt in both the kitchen and the bedrooms. it needed improvements in the doors, beds and bathrooms that are very old and not functional; but the worst is undoubtedly the location more than half an hour's walk from the center and more than an hour from the Titanic Museum.

 Disappointing.

The room is very basic and was dirty, no closet, just an old, sloppy armchair, the shower is small and the water is leaking everywhere, it's in a residential neighborhood 15 minutes' drive from downtown, there's nothing nearby except more houses, and parking is easy on the street.

No recommended

We stayed one night at Amy's Guests House. It's not in the city, but it's about a 15-20 minute walk to the center and near the house there's a bus stop that takes you to the city center. It happens quite often, so if you don't feel like walking, the bus is a good option. The room was fine. But what I have about the site is that breakfast was included in the price and when we went out to breakfast on Sunday morning, there was a note saying that the cook was sick and we had to prepare it ourselves. I think we should have counted on a person for such a case. But well, we had enough food to choose to cook, without limit (salsiches, eggs, toast, cereal, bacon, coffee, tea, etc.). When we finished the keys, we didn't get the keys, because we didn't have any tomatoes.
