Although unusual with thier check in routine and desk staff availability, we were warmly greeted and given instructions on how to keep the main doors locked at all times and shown a shared bathroom. Nonetheless, everything was sparkling clean and the sea-view room was beautiful in all. The location was more than we could ask for in a traffic laden city and the recommendations given to us were a life-saver due to our short stay. In all, five stars to CJ!

This is a guest house and a really nice, clean one.
Different types rooms which all share the same concept of Really nice.
The host, Mr. Jarl is very helpful advising the right places to go in the neighbourhood. Location of the hotel is very nice, looking over the ocean. Lots of restaurants etc. in the proximity.
Well worth going here for the days you want to explore Colombo.

We stayed here for 3 nights, we were greeted by the manager quite late at night and he was very friendly and willing to offer any advice we needed. We initially booked 2 nights but we stayed another night due to the train being fully booked and the manager and the owner made it very easy to organise which was really helpful. The room was clean but the shared bathroom wasn’t as clean. The air con was very good. The only real downside was the bed was too hard for me. Overall, we would recommend.

Good Stay

Beautiful, cozy, clean guesthouse. Great stay

Cj is a nice guy, we were luckily allowed to check in at 3am which was very accommodating. 

Once see the room we were a bit disappointed and did not think it was worth the price of £27 per night especially as Sri Lanka is very cheap. Luckily we had a back room because it is next to a railway track, a busy road and the sea which are very noisy. 

The pictures on the website DO NOT represent the rooms or the house, we had been in two of the houses were the rooms were and literally had no idea where the pictures could have been taken. They make it out to be a lot nicer then it really is, attached is pictures of our room which was room 9. 

Cj is also very bad at replying on WhatsApp and would sometimes take 12+ hours to reply to a simple question. However, when he messaged about cleaning the room I replied 11 minutes later and he said I had replied too late. So he picks and chooses when to be good on his phone. 

The WIFI is terrible and he obviously is very stingy with it, informing us we could only use 1gb a night but I don’t know how you’d achieve this as it cuts off all the time. 

They did print our boarding passes out for us which was nice and we could have left our luggage there until 6pm. 

The location is alright and is about 15 min ride to the centre of Colombo. 

We were just disappointed with the quality of the room for the price we paid.

Villa? Questionable...

What a dump! I booked for 2 nights but stayed only 1. The owner, James, lied to Agoda that I was a no show, after he checked me in personally !!! Refused to upgrade my 2 nights stay with shared bathroom to 1 night stay with bathroom ( said we were all booked). Not true!!! The bathroom without even a bar of soap , dirty, water sewage stuck! had to shop for soap at 22:30 pm ( traveling solo) no cattle , nothing, only a sheet with an air con !! No blanket. Horrible place.
