Love this condo building. Great location. Great staff there managing the building and keeping the grounds looking nice. Lots of repeat vacationers from the US go here. Some beach which I think can wash away at times. Pool was decent for the kids and there was a small food truck (Mexican run?) We would return!!

Our family of five ended up here when the condo we were going to rent was flooded. Our hosts booked us at the Royal Kahana down the street and we stayed on the 10th floor!  Our two-bedroom, two and a half bath condo was oceanfront with every convenience one could ask for!  A full kitchen, washer and dryer, fluffy bedding, plenty of pillows and the most stunning lanai ever! Note:  Make sure you book an oceanfront unit as many of the units are smaller with lanais that do not face the water.  There are 12 floors with 3 elevators. With a gorgeous pool on property and steps to a private beach, we had everything we wanted! Strongly recommend!

We stayed in unit 1012 at the Royal Kahana. The unit was extremely CLEAN and everything had been updated. The view was spectacular. We saw Turtles right off our deck .
Dollies a local Pub and Restaurant was walking distance right across the street. Had the BEST Pizza on the island.
The staff was very helpful and pleasant. These units are individually owned but I can assure you, you won’t be disappointed in this unit (#1012).

Excellent all around.  Great location, great warm pool, safe parking area.  This is how clean: I had a new pair of socks on today and were them both in the unit and on the balcony - they were still white on the bottom at the end of the day!  Poolside clean, new grills, easy and very convenient access to beach.  Have seen over 50 sea turtles from our 12th story view!  Good access to pool chairs.  Friendly staff with around the clock security guard.  I don’t want to write too good of a review because I’d rather keep this gem to ourselves…but it deserves 5 stars all the way.

Stunning oceanfront view.  Recently updated spacious gorgeous unit.  Fully stocked kitchen with stainless steel appliances and granite countertops.  Beautiful walk in shower.  Great restaurants within walking distance.

This condo was excellent in every way…quiet beachfront location with shops/restaurants within a few minutes walk. 
Views from our sea facing apartment were amazing… you could see the turtles swimming along the shoreline and the wraparound balcony meant you had a choice of being in the sun or shade , all with the same far reaching views to the other islands 
We had a 2 bed ocean view apartment , very spacious, all amenities, well maintained and very clean
The beach was much quieter than other built up towns so we never had to fight for space/ loungers. Great location , a short drive from Napili up the coast and Lahaina downwards 
This was the perfect ending to our first Hawaiian holiday. Recommend getting an ocean view apartment for that real wow factor!

I was very happy that I was able to do my laundry while there nd when I returned it was smoother for me to put my clothes away and ready for the next trip. The location was close to the beach and clean and very professional.

Condo 616 was excellent with the ocean  and palm tree view. It was very clean, spacious and the host left us a very nice card for our anniversary. They provided a starter kit of necessities which was a nice touch. Elevators were close by and the staff at the front desk were very helpful and accommodating. We would definitely stay here again and highly recommend this unit.

spent about 2 weeks in december 2021 here. pool area will soak up all the morning sun you want before you head to the beach. EVERYTHING you need is within walking or driving distance. Lahaina and Kaanapali are south, Kapalua and beyond are just north. very centrally located!! would stay here again

This is a great condo complex and the Outrigger people who run it do a great job and someone is always on site to help you.  That said, we ended up renting from a private owner as that way the condo was upgraded - I don't think it was a better deal necessarily though, so either way it's a good resort to stay in...

Unit 407 is a beautiful highly upgraded condo and looks right out at the ocean so you can sit and watch waves (or whales in season) all day!. This condo is on the "shady" side of the resort so you can't see directly out in front, but it's still an awesome view.  The pool in this complex is nice and we laid out there several times  The BBQ's by the pool are a bit challenging as they tend to be broken, but everything INSIDE the condo worked quite well. There is even a closet in the condo with reading books and beach and pool supplies so you don't have to purchase things like beach chairs or a cooler or pool toys. That was wonderful to have.  You do need to bring all your own cooking supplies like oils and spices and such, but there was salt and pepper.  

We did not use the pull out couch but the bed was new and super soft and comfy.  Sheets and towels were great and there is a washer/dryer in the unit to freshen them up.  The shower worked well and the bathroom has tons of space with an attached walk-through closet with room for everything you need to store.  The kitchen is well outfitted and iTrip even brought us a rice cooker when we asked, which was great.  We kept the lanai doors open and the breeze was wonderful, but the air conditioning was really, really good to have overnight as August is quite hot and any condo can get stuffy when the outside doors are closed. 
The location of the Royal Kahana is very convenient - it's a few miles away from the more populated areas and resorts and closer to beautiful Napili Bay than Kaanapali.  there's a small beach out front and the area is quiet and safe. there's also a great coffee house right across the street with a bunch of other shops and restaurants (and a McDonalds) and the highway is super close so you can get anywhere you want to be quite quickly.
I would highly recommend this unit and we will happily stay here again on our next trip to amazing Maui!

Well kept condo complex

We have stayed at this property several times. The unit we stayed in was a studio with a Murphy bed. LOVE the location! Right on the water. You can drift off to sleep to the sound of the roaring ocean. Small beach with great access. Good for snorkeling. Smallish hot tub on the premises as well as a swimming pool. The best feature is the location!

LOCATION, LOCATION, LOCATION!

Relaxing location, good ocean views and close to groceries and other supplies. 

As Lahaina recovers this location is open and pleasant. The only downside isn’t their fault but beach erosion has carved out the sand in front of the property. You can walk down to the adjacent beach for easy swimming, like many beaches I’d advise dive boots or shoes with real soles as there’s roughly rock and old coral platforms near shore and it will save you a nasty cut. 

I like properties like this because they don’t have the hassle of traditional full service resorts and the ability to have a kitchen and the bbq pit nearby is a real convenience. Just swing by Costco on the way there and you’re good to go!

Peaceful location with great views…

BEST OCEANFRONT VIEW on the island!

Stayed at the Royal Kahana, a condo resort north of Kanapali, in Maui. The resort has a pool, fitness center, ping pong table, shuffleboard plus an activities person to answer questions. We stayed at an airbnb in the resort and while our condo was nice , I feel the resort in general is old and can use some updating. It seemed popular and had many people going and coming, but there are areas needing improvement. Many room doors are old , some of the stucco has chipped. Looks like Outrigger is now involved with resort , so hope that helps with updating. Small beach was nice where sea turtles swam right by us. Pool was very warm - it was heated to our surprise. Cute little fruit stand next to pool was good. Could buy pineapple stuffed with fruit and a few fruit drinks ( non-alcholic). If you want to say where there is more nightlife, Kannapali area with the beachwalk is a better choice. My one peeve was being charged 15.00 a day for parking. Our host warned us upfront, but I was still surprised by the charge.

Perfect for a first experience on Maui

I strongly recommend this unit (#1012) at the Royal Kahana 

Great location. This hotel is right on the beach; however there is beach erosion but I believe this problem is being worked on. 

Our room 716 was very equipped.  Had a wonderful view of the ocean. Slept with the sliding door open and we could hear the waves all night. Great balcony where you can sip to your morning coffee while looking out at the ocean. We got to see Whales from our room! 

Room has a kitchenette with everything you need. Also has a washer and dryer. 

Parking was 10 dls per night.

Perfect finale to great holiday

Had an oceanfront 1 bedroom on the 7th floor.  AC was broken so they comp'd us 20% of the room cost (it was still hot).  Room was good, but fridge just would not cool, need to be cleaned.  One day they kicked us out of our room to work on the plumbing but they never came back to fix it, so we had to head to different room to shower. Overall location is not bad, but resort is getting old and need a lot of repairs.
