A wonderful way to spend our last night in Croatia. After a month of travel and many excellent accomodations, this was a hidden gem which turned out to be more than just a stepping stone to the airport! Warm local family hospitality, a perfectly made up room and home cooked food that was frankly delicious. Great Value and quality. Absolutely recommended by us.

The villa's staff will already arrive at the airport if agreed. The villa's staff are waiting at the airport. Transportation was well organized at the property and check in was easy. The room we stayed in was for two people. The room had air conditioning which was needed in that weather. The bathroom was relatively small but it didn't bother. Our room had a balcony with a table and two chairs. This was a nice feature. The food at the villa was good! Breakfast was comprehensive. We had an evening meal as soon as we arrived at the villa. It was also possible to store their own food in the villa's refrigerator in the common areas. The villa staff is really friendly and can advise you on which local attractions to visit. Staff at the villa also sell tickets for local attractions. For five days we were allowed to be their guest and would recommend this villa.

I’ve just arrived home from a week in Dubrovnik, staying in Villa Adriatic Rooms and I miss them already. Being collected by Amer at the airport, to the welcome by his father, a lovely endearing man who cooked for us each morning and produced a fine meal on the Wednesday evening, it was a lovely family-run establishment where you’re made to feel at home. Our room was clean and we had a fabulous sea view balcony, it was perfect to sit in the evening with a bottle of wine. Dino, the owner, was always friendly and chatty, his lovely wife and family always had a smile for every guest no matter the time of day or night. We had such a relaxing stay, nothing was too much trouble for them. Dino drove us to the airport and we chatted most of the way. Also he sent poor Amer up and down those steps (230 each way) to get us tickets for the boat to Dubrovnik! As I said, nothing was too much trouble. The only real drawback was those steps, a killer coming back up them, but as a Dino said, they are good for the heart!!! I would heartily recommend this accommodation to anyone thinking of visiting Dubrovnik. Mlini is a very pretty little area but it lacks a good supermarket. And the cooking is lovely. 

We enjoyed the convenient location of the villa near to shops and the lovely beach. The owners are very helpful and assisted us with day trips etc. 
Large room with great air con with views of the sea. Would like to stay again.

Thanks to Amer's family for the best stay we could have had, we were exercising every day to go up to the villa or from the beach, the dinner they were preparing was the best option to eat out (value and money) and the bays around the villa were the most beautiful we have seen in a long time!!!!!

Perfect spot for visiting Dubrovnik out of the tourist-fury. 
Chill vibe: they offer help/services/food when asked for, but also give you space to cook your own meals and relax your own way.
Their home made diner is highly recommended though.
The place is a perfect mix between a family guesthouse, hostel and hotel.

i really enjoyed my time here. the staff were super helpful and friendly. i injured my back and they helped me in every way they could. the food was lovely and having a pool was so refreshing. great wifi too

Lovely villa with fantastic staff

We were travelling throughout Croatia in June 2017 so were looking for cheap-isa accommodation throughout the cities we visited. Villa Adriatic Rooms provided this. We got a taxi from the airport and once at the bottom of the hill, had about 80 steep stairs to climb with the suitcases - just a note regarding anyone concerned with accessibility. 
The hotel itself has lots of stairs and different levels. 
We were welcomed by the owners and the family (it's family-run) who were helpful and friendly. They gave us lots of information about the bus route to/from Dubrovnik (noting it leaves from directly at the bottom of the hill and on the way back, from the bottom of the cable car in the city) (it leaves on the hour from Cavtat, so from the stop at the hotel approximately 10 mins after that).
We were shown to our room, which was extremely basic and had one double bed and another single bed next to that. When booking a double room, its rather strange to have another bed in the room but wasn't an issue. Very bare with no pictures or mirrors in the room, but the balcony was lovely and looked out towards the sea. 
Bathroom small but modern, unlike the room which was tired. Issue with the bathroom was that when showering, it tended to flood. The air-conditioning in the room was lovely because of the heat in June. 
Kitchen in the main breakfast room was good as we could store our own food there so we could make our own lunch when using the pool for the day. 
We used the pool on 2 occasions. The first was lovely as it was just the 2 of us and felt very private. The next day, the same... until the daughters who own the place decided to use the pool. Could feel them staring and unfortunately, they were very loud and did a 2 hour photoshoot by the pool. I felt like the pool should be for guests and we felt like we had to leave as we felt uncomfortable.
Overall, an affordable place in Mlini which has steps down to the beach nearby and a bus stop for easy travel to/from Dubrovnik. It needs a bit of modernisation in the rooms and hallways but did the job. Thanks

Not luxury but cheap and affordable for a budget holiday

Villa Adriatic July- August 2019.
My review begins at the airport. I had chosen to use the Villa’s transfer service in the hope that the convenience would outweigh the rather extortionate fee when compared to the average rate charged by others.  As my children and I were about to board the vehicle, it sped away. We found it parked in a corner with the driver engaged in a heated discussion with a policeman. We made another attempt to board. Surprisingly- he drove off again! As we looked for an alternative ride-our driver materialised, later explaining that the police were enforcing the airport’s parking policy (ie: a requirement to pay) with which he disapproved, hence his disappearing act. Our driver was the Villa owner’s son. We eventually arrived at the Villa. The vehicle access wound through a complicated network of vertiginously sheer concrete tracks guaranteed to jeopardise a hire car deposit.
On arrival we were shown to a windowless room hemmed in on one side by a sloping ceiling which lost no time in acquainting itself intimately with my son’s head. A door opened out to a miniature window ledge with ample space for some ants to gather. Nelson Mandela came to mind. I sensed my children’s effort to conceal their disappointment. We were visited separately by both the owner and his son, both of whom I felt were testing my willingness to accept an inferior room bearing no resemblance to the one advertised on the website. In a bizarre attempt at mitigation-the owner mentioned that the photo on booking .com was 20 years old! I calmly asserted myself until they explained that I would be offered a choice of another room the following day.   This was not my idea of fun as I like to unpack and settle in to a hotel on arrival. My children were hungry so they ate a meal provided by the hosts. I was charged 10 euro per meal. They each received a bowl of bland stew accompanied by a basket of bread and a plate of ‘salad’ (slices of tomato). I requested some tap water (reader take note). It was the most expensive and least palatable meal of the holiday.
No attempts were made to greet us warmly, apologise for the airport pick-up fiasco, the dodgy room, or basically- to make us feel welcome. We were left clueless as to what amenities might be available.
The following morning we were shown the room I had ACTUALLY booked. It was spacious, clean and had a larger balcony furnished with two sparse metal chairs. The third bed was the fold up metal variety. Our moods lifted….temporarily.
We luxuriated with one bedsheet per person which I suspect we shared with bedbugs as my daughter woke each morning covered in strange bites despite the shut windows. They differed from mosquito bites.  After several days of sharing two towels between us, I requested replacements which were provided.  The three electric sockets in the room would have been ample, had the bedside lamps not used two!  No shelf for toiletries in the shower and if the curtain was not managed expertly- the floor flooded with nowhere for the water to drain. No plug for the sink, which made rinsing beach towels difficult. The room eventually received a proper clean after a week. It was delightful not to shuffle on dirty beach grit and enjoy fresh sheets. The cleaner was definitely the hardest worker on site, labouring quietly and efficiently, she was courteous and polite which was incongruous with the general milieu. She presumably followed instructions, prioritising room changeovers.
We finally found the self-catering area; three roomy fridges, a small prep surface, two bins, a miniature travel kettle for the many guests, crockery and cutlery, no microwave, no hob and no door.  The latter facilitated nightly visits from the extensive and feral cat community, presumably to feast on previous guests’ mouldy bread which was in plastic bags adorning the fridges.
The communal eating area was clean comfortable and pleasant with spectacular views. Our supermarket-purchased breakfast cost a tiny fraction of that on offer from the Villa and was possibly more nutritious although the spectacle of the proprietor hungrily devouring a sheep’s head did not stimulate our appetites. I sensed some disapproving looks from the hosts for not choosing their pricey option. 
The pool. The photographer exceeded himself in fulfilling his remit. It seemed inadequate for the amount of guests, rendering it unfit for purpose at times. Its filtration system was  constantly playing catch up, so by the afternoon…if marinating in a soup of urine, semen molecules, menstrual discharge, hair, faecal matter, and bleach is your thing….knock yourself out. I did observe the owners son fishing stuff out with a net one morning.
 A sparse collection of sun- loungers and plastic chairs in varying states of disrepair were scattered around the pool. A savvy litigation-minded client could retire on a claim.   The intact few were often ‘bagged’ by the usual selfishly inclined patrons who rise early to stake their claim with a towel before disappearing for the morning. Interestingly, for an owner who appeared to keep a beady eye on all the guests’ activity in the main communal area - there was no such presence at the pool to encourage compliance with the Villa’s pool rules which were posted on a wall.  Only humbugs begrudge children at play, but grown men repeatedly dive-bombing into an enlarged bath is not conducive to a relaxing environment. My phone was drowned (fatally) from a supposedly safe distance and several books were trashed.
Wi-Fi.  Okay, so when I re-read the description on booking.com- it DOES say ‘available in public areas’. We swallowed our disappointment at not having any access from the room (I had to defer some work related tasks) and looking for a bright side-secretly thought my family may benefit from a digital detox. But as for ‘public areas’? Unless hovering ninja-like in a balcony corner to catch a signal momentarily, counts…..the claim is simply untrue and was a blight on the holiday. Cut off from communication with family and friends, unable to research day trips, local history, download podcasts and lots more. I managed to get a signal on three occasions, each lasting several minutes. My children had better signal from charitable guest’s hotspots or from neighbouring Villas. 
My Wi-fi complaint was deftly brushed aside with the explanation that it is a local problem, although, oddly, we enjoyed a strong signal in every café and restaurant we visited.
The owner telling my 18 year old son that he looks like he is 13….several times, was probably a reflection of his social skills. His command of English seemed to improve depending on the topic! I suspect he reserved his positively reviewed charm for the more gullible cash cows. He did occasionally engage us in conversation and the effort was appreciated. I think it would be unreasonable not to mention that his wife vaguely projected some seemingly genuine warmth and a sense of humility which was welcome.
The many steps leading down to the main road were not a huge problem for three relatively fit and able-bodied people, but anyone else should be well insured. The main road has no footpath or pedestrian crossing nearby, so crossing to access the steps to the beach involved a daily dice with death.Traversing it to get to the shops might appeal to the outright suicidal.  Coaches and cars hurtling full speed, tailgating with the drivers chatting on phones. I initially wondered why the infrastructure is lacking (no pavements etc.) but on further consideration I realised that the local cash economy probably contributes little to public funding.

Payment trauma.
 I made the grievous and regrettable error of not spotting the ‘cash only’ stipulation on booking.com.  In hindsight, I realise that I had only noted that credit cards were not accepted and mistakenly presumed that a debit card would suffice. I have travelled around India using a debit card without difficulty.  So when the owners son asked for payment several days into my stay quoting a figure with no supporting bill, which, on querying, revealed a three euros charge for  water (remember the kids’ first meal?) and explained the need for cash only, I accepted full responsibility for my error apologising profusely and assured him of my integrity. I explained that I would need time to obtain such a hefty sum from ATM’s. I duly discovered that there was an inconveniently low limit to my daily withdrawals from said machines plus a fee for both conversion and usage on each transaction. My bank probably contributed to this problem. This meant that I would spend the rest of my holiday’s days procuring the necessary cash. With the majority of the day trip providers in the area having a curious appetite for cash payment- I would have no funds left to take my children on boat trips to the islands or to Mostar which we had planned. I was upset with myself.
I explained this predicament to the owner who appeared understanding and suggested I pay via online banking.  I phoned my bank on a borrowed phone (remember my recently deceased phone?) who provided instructions on how to make an international transfer. I used the patron’s computer and managed to achieve this task. I accepted a fee for the currency conversion. My request to make the transfer was acknowledged and I showed the owner’s son.  I relaxed in the belief that I was no longer suspected of criminality. 
I made the transfer on a Thursday. The following Monday evening on our return to the Villa I was greeted by a concerned looking owner and son who informed me that the money had not arrived. I apologised and assured them I would immediately contact my bank. Only then- the owner informed me that it was a bank holiday in Croatia which probably delayed the transfer. Using yet another borrowed phone I was reassured by a kindly call handler that the transfer had taken place and he helpfully updated my statement so I could evidence the transaction. I allowed the owner’s son to take a screen shot of my statement which showed that the amount he had requested had been converted to Croatian currency and deposited in his account. The delay was evidently a result of the bank holiday. 
The following morning, to my relief - the owner’s son informed me that the money had arrived….but, and here’s the thing –processing abstract numbers without paper or screen is not my strength but I am not stupid. He claimed that his bank had taken a commission which I needed to pay. First he said the fee was for currency conversion before claiming it was for the transfer! He mentioned several figures ranging from 20 to 30 euros .The ambiguity was unnerving and it was difficult not to be suspicious. I explained that my statement showed that the correct amount had been paid into his account and I intended to discuss the matter further, with a view to gaining better clarity, before parting with more money. Oblivious to the concept of customer relations-he launched into a lengthy and disrespectful diatribe during which his tone switched from passive to aggressive. He berated me and chastised me for my stupidity in overlooking their insistence on cash, insinuating that I had been arrogant devious and deceitful. With my children present –he humiliated me. He brandished a calculator and tapped out an impressive combination of digits -switching from euro to sterling to Croatian Kuna. He gradually raised his voice and prevented me from speaking. When I attempted to interject several minutes in- he shouted that he wasn’t finished. I felt like John Humphrys. He managed to push buttons I forgot I had. I occasionally work with aggressive clients and am not easily triggered.  Incidentally, I was not provided with any formal invoice or bill supporting his demand. He did show me a printout from his father’s bank which only added to my bewilderment. I felt as though I was being rinsed, milked and fleeced simultaneously.  I walked away and concentrated on my breathing.  On my return to collect our luggage, I handed the owner 20 euro in Croatian currency (which he received at the  speed of light) and reiterated my position, offering to rectify any discrepancy on receipt of a detailed invoice. Before escaping his seemingly unscrupulously tainted compound- I patiently listened as he described his generosity in allowing us to leave our bags on his property on our final day. (Remember our first night) He accused me of not paying my bill in full, and in yet another bizarre attempt to illustrate his exceptional hospitality- he mentioned the three fridges which, hilariously, he had never shown us.  We departed in an UBER costing considerably less than our host’s stated fee and driven by a charming local. I enjoyed tipping him the difference.  Although we were courteous to the end - I was mindful of a civic obligation to share my experience. In my view-Villa Adriatic‘s potential is diminished by an underlying current of greed permeating the place. Mlini is beautiful with many Villas to choose from.
