Spent five nights here while in Pakse with a group for work.
We found it comfortable and clean. The air-conditioning worked well and the rooms had refrigerators.
The beds were hard but comfortable and the bathroom was adequate.
The service was fine, but we didn't test their English!
Overall a good place to stay.

I stayed there for 10 nights. When in vientiane room rates for 1 night was 2,00,000 kip average in decent guesthouse and here 1,50,000 kip. Thought it was not a bad deal considering the room was clean and upto the mark. But the cons were more like not 1 staff spoke English. Wi- fi only in lobby. TV channels only 2. And when walked around the area found there were more hotels and guesthouse for much cheaper providing better services. 
        The fact that the primary factor ROOM was clean I was happy. 
        But eventually I did move to other hotel where I paid 1,00,000 kip/n , clean rooms, lot of tv channels , wi- fi only lobby that's something I realised is common in all guesthouse / hotel. 
        A good guesthouse but plenty better options around.

We spent one night here. Our room was quite large and comfortable. The air conditioning and wifi worked well. It was nice having a fridge in the room. We were charged 150,000 which was more than we would pay elsewhere in Laos but maybe Pakse is expensive. When the ATMs on the main road weren't working, one staff member was very kind and drove me around town on his motorbike until we found an ATM that worked.

You can't beat a comfortable room with a spacious bathroom for only 500 baht per night.  Against my better judgement, we decided to stay at this hotel for the night and it turned out to be a positive experience.  My girlfriend said the aircon didn't work and she saw mosquitos; but I didn't experience any of this.  I had a good night sleep, the hotel was fairly quiet, and the shower room was spacious and had warm water.

My only criticisms were the lack of breakfast in the morning and the elevator didn't work.  But for 500 baht per night, who cares !

The hotel is centrally located so close to all amenities.

Reception is large and modern but the room was dated. It had a ‘communist’ feel with no special touches. However, it was clean, spacious and quiet considering the hotel is on a main road. I would not want to spend a significant period of time in the room.

Staff in reception had poor English. The hotel has several wi-fi networks for reception on floors. I was given the incorrect password several times for my floor. Eventually a frustrated (with me) member of staff accompanied me to my floor and was also puzzled as to why the wi-fi wasn’t working. The wi-fi fixed itself on the morning of our checkout and was very responsive.

My impression is the hotel caters more for the Chinese tourist than other nationalities as the staff were able to communicate better with them, and were not interested in trying to communicate with us at all.

Functional

We chose this hotel for one night because we had a early flight out in the morning. It is fairly close to the airport and cost only 15,000 kips by tuk tuk which can be arranged by the counter. Basically it looks like a family run hotel and the reception cannot speak English.
The rooms are very basic. We had a quiet room away from main road. The aircon control was not working and it was freezing. There was no toilet paper and a small bar of soap was provided. The hard bed is rather normal in this country. 
There are many eating places around this area. Prices are rather pricey probably due to the number of tourists around this area. The local food taste better at lower cost in smaller towns of Attapeu. Anyway we found cheaper and better accommodations nearer the town.
One night on a hard bed in this hotel will be sufficient experience in this boring Pakse town.

Very average hotel

With my family we past one night there, but it was so chaotic: the bathroom smelt not good, the beds were unconfortable And dirty. Of course were here so many insects of too many different  size, I was so scared. 
The reception don't speak english... But for this, it's easy to talk: just need to show us Numbers on the calculator... 
we change hotel and we went 20 meters down, there is a guesthouse more friendly and clean, I advice you to go there!!!
