When we arrived, our toilet was broken. We reported it straight away and got taken to another room- and a much nicer one too- without any fuss. 
The room was clean and wifi really good. Great value and amazing location for serendipity beach just down the road.

Backpacker review 

Some rooms are quite bad, but the nightly rate is only $10.
They are clean though, and the location is good.
The problem is there are a lot of broken facilities in these bungalows.
Once you have a good room, it is a decent enough place - the staff are friendly.
However the other problem is the constant renovation that is going on, with outside repairs.
Weekends, the place becomes quite busy with carloads of Cambodians.
Still I keep going back . . .

You might have to change your room a few times.

Be ready that rat all night will be run above your head. Air con work really bad and very duty. Everything old and broken. Situated really not bad - couple min by walk to bar street and 7-8 min by walk to beach, but the same price you can find much more better accomodations.

Very tiered guest

A sight from the outside, and you'll say this would be nice. 
But it's way all the opposite! 
A floor quite tidy, dirty walls, a bathroom with many leaks (toilets and tap), smells dust and mold... To sum up : worst guesthouse ever! 
Don't go in there, unless you love messy and dirty places to sleep! 

Awful

Don't go for any reason! We booked a standard bedroom with fan but as we went in we decided to go somewhere else. No hot shower ( this was not mentioned during booking), and the sink was broken, spilling water everywhere. Staff was not wellcoming at all, we were pretty disappointed. The only positive thing is that we've been refunded straight away.
