The property has potential however overall I did not have a successful stay. Upon check in I was advised that the room had a shared bathroom. The owner advised that he had a room with a private bathroom but this was more expensive. He advised me to cancel the original reservation and re-book the en-suite room and he would authorise a refund via Hotels.com for the full cost of the original booking. I did this with great difficulty, as to why this could not have been sorted locally I am still unsure! Anyway Hotels.com emailed to advise the owner had not waived the cancellation fee for the original booking. When I approached him he stated they had not contacted him. I wasted two days of my holiday dealing with this. The owner then said that as the second booking was made using a promotional rate (but still much higher value than the original booking) he wanted me to give him the amount of the promotion back in order for him to agree the refund of the original reservation - basically  blackmail. It was clear he had not responded to Hotels.com intentionally and this was part of his game to extract more money from me. Added to this the hotel had no heating on my first night and was not comfortable. The owner spends all of his time chain smoking in the kitchen - yes Kitchen! Meaning the whole place smelled of cigarette smoke. The breakfast was very basic and of poor quality and finally the photos on the website are not recent and not a true reflection. I do not recommend.

Central location- great host - historic villa. Lots of good restaurants nearby. Well decorated and comfortable.

Centrally located. Wonderful host. Suite Bechir 
Is a good choice. There are stairs to climb. But once you get there its very comfortable. Host Ali is very helpful and did a lot to help make our stay comfortable. Adjusting heating when needed. Calling a taxi. Recommending sites to visit.

Historic Villa Centrally Located

The host Ali was great and made you feel very welcome. He will go above and beyond and his guest house provides a really nice atmosphere. He gave me many recommendations as well as important advice about moving around in Tunis. The room was neat, air conditioned and cleaned each day. Would recommend. Thank you Ali.

Great stay

This was a breezy and beautiful house to stay in, and I preferred it to being in a hotel. The neighborhood has many interesting cafes and restaurants and other places to visit and the tram is nearby. Ali was very kind and helpful, and I had the chance to meet other co-travelers over breakfast or sitting in the garden in the evening.

A stay in à little paradise en the heart of tunis

Booked a room for a night in the villa after reading great reviews. The room was small but clean and had a very spacious bathroom. Beds were comfy and breakfast the next morning was OK. 
On the downside the owner wasn't exactly helpful with luggage or finding a taxi and such. Tried to ask for 20dinars more than what was agreed over the phone too. And worst thing is the AC that was technically working but was only producing noise and a very faint cold blow right over the unit but was sadly unable to cool the room down. Imagine spending a night in July in Tunis without AC. We barely slept all night and were left totally tired the next day to continue with our traveling.
Also be aware that some room don't have private bathrooms. Tunis is full of hotels and guest houses I wouldnt book there again.
A great shout out the the maintenance lady Madame Layla though for being very sweet and helpful.

A little disapointing

Suite was very private and roomy.  Shared bathroom didn't create a problem as we were the only ones staying there.

Wonderful hotel, super helpful staff, beautiful, quiet rooms and a lovely garden in the back where you can sit and enjoy a coffee. The fresh cooked breakfast is a nice way to start the day.The rooms are very clean, the beds have cozy duvets and plenty of pillows. We were there in the winter and the rooms had heat and were plenty warm. Our room was up 2 floors of stairs, they also have ground level rooms (and stairs are the norm in Tunis). The sitting area outside our room was nice and relaxing, a bit of extra shared space to sit down. And the rooms are quiet, many places in the city can can be loud, or noisy, car honking, dogs barking, etc, but the rooms here are so very quiet, silent even! The bathroom for a room with a private one are huge and clean. The hot water is consistent and warm. We did not speak French or Arabic and the staff was very accommodating and patient, they spoke enough English to make communication possible and straight forward. We would definitely stay here again and recommend the hotel!
