We stayed for one night so we could visit the castle at San marino,  which can be seen from the balcony where you can relax, take in the amazing views and eat a beautiful breakfast. 
Which included yogurt, dulces ( cakes) and an absolutely delicious homemade bread rolled in serrano ham and cheese. OMG! Belissimo..
On late arrival.  Emma wasn't there. She did call me to say I missed check-in times. My fault.. I never read the notes on booking. Com.
Emma arranged for us to meet at the villa later on. Which was fine. Allowed us time to pop into a nearby  cafe for beverages. 
When she met us she told me off like my mother.  I found her carachter very amusing.  She is such a friendly lady that makes you feel  welcoming.
I was supposed to pay 10 euros late checkin fee. But she wouldn't accept it.
The rooms were spacious and immaculate. The shared bathroom was lovely. Towels provided too.
Overall, fantastico.  I  think we chose the BEST place to stay in San Marino.  When I return,  I wouldn't stay anywhere else. Grazie, Emma x

Fantastic stop over

One can say something positive about the owner - she is always true to herself when she can speak Italian to a guest and knows that the language will be understood... You can see what I mean by reading her answers to bad reviews here on booking.com. In fact, she is exactly like that. There is no false friendliness, kindness or professionalism. Just the blunt and honest rudeness.

If you can speak and understand Italian, please be careful if you really want to book at this property (although I wouldn't recommend it...). Even the slightest criticism and the owner Emma gets very rude and even shouts. Experienced by me and many other guests (as you can read in other reviews). In our case it was the fact that she gave us a very small time slot for arrival (6-7pm) which wasn't convenient for us because it didn't fit into our plans for the day. But that's not all - she called several times at 6:25pm where we are - although still perfectly on time. I ventured to mention that an hour for check-in might be a bit tight - as a result she pointed out several times that she has never experienced anything like this (this = me) before, we are in the wrong place and should leave. And she didn't stop shouting even though I tried several times to ask her to proceed with the check-in now.
The room is beyond basic. Most youth hostels are better equipped. Only one bedside lamp (but a double bed), no curtains, outdated furniture, very small (10m2). The bathroom is in the hall, not very nice. The "room with patio" featured an exit to garage sheds (no patio) and a nearby sofa placed in front of the window of another guest's bathroom, including all the nice sounds that using the bathroom will bring. The very bright outside light could not be switched off and there were no curtains; it was so bright in the bedroom all night that it felt like the sun was shining. The bathroom was very dirty, the toilet seat was smeared with blood. There was no info with the wifi password and there was no phone reception in the room so our laptops, phones and tablets didn't work (the host was obviously too busy shouting and didn't give us the code...) The mattress was stained , there was no mattress protector to wash. Disgusting to lie on. Reading other reviews I cannot understand that this lady is still allowed to rent out rooms. She obviously doesn't enjoy having guests.

Best accommodation in San Marino if you like to be shouted at by the most unfriendly host.

A large chalet on the top of a hill facing the castles of San Marino means that the view from the terrace at breakfast is unrivaled. Breakfast itself is very good considering that there are only a couple of rooms. Be prepared to have extra food bought out whether asked for or not. 

The rooms themselves are comfortable & in very good decorative order. I think there may be 2 grades of room- the higher grade was pretty spacious

Emma is very much a friendly force of nature supported by her beloved dogs. She may recommend you to her rural restaurant which in the evenings does a limited range of well prepared, tasty rustic fare.

I don't think anyone can comment on Villa Emma B&B, without describing the charismatic and energetic Emma. She is amazing and so full of positive vibes! We have spent 2 nights in San Marino and they were (also) made memorable thanks to the hospitality, warmth and delicious breakfasts of Emma. The room we stayed in was large and cosy. We had a beautiful view of the valley. Breakfast is usually served in the garden but because of the cloudy weather, breakfast was offered inside a large living room where Emma would be baking delicious pastries and preparing coffees at the same time. She equally runs a restaurant (Ostería del Marano in Faetano) which I strongly recommend if you're a fan of Italian food! Follow her advice and you won't regret it. I am going back to San Marino for work and will definitely check in again at Villa Emma.

A great B&B - Bellissimo & Buonissimo!

We only stayed in S. Marino for one night and we arrived at Villa Emma after dark.  Emma is quite a high-energy lady and she immediately led us on a very fast-paced trip through the mountain twist & turns for dinner at her restaurant--it was a fun place and we we found ourselves as the only uninvited guests at a small child's birthday party--a great time and we felt right at home with our own slices of birthday cake and a digestivo. Our room at Villa Emma was large & comfortable, the 3 poodles were a bit much, but we had a good night's sleep, a fine breakfast and a night to remember.

Emma is a character!

Emma is the best. We arrived and were greeted with a bottle (!) of local wine and home made cake. We have driven all the way from Como to Lecce and back and it is only fair to say that this is the best B&B. She doesn't speak a word of english, but a kind friend of hers translates over the mobile - no issues.

Villa Emma is located in Serravalle, which is a 15min drive from the top of the village, but I found this to be an advantage. It is very peaceful here and once your are ready to go to town you quickly drive up there. Yes, you will be climbing over 600m from sea level! Parking in San Marino is well organized and you can drive to the top car park. I paid Euro 4,5 for 5 hours! Alternatively, Emma will drive you to town with her taxi service (yes!) and you take the cablecar to the top. If you arrive in San Marino without a car she will pick you up too!

The rooms (all non smoking) are of a high standard and the bathroom is huge. There is aircon, but we didn't switch it on. The finish and style is that of a 4 star hotel. There is secure parking, huge balcony to smoke on and three lovely little dogs. Emma will ask you, if you have an issue with the dogs and would keep them downstairs.  

The breakfast is home made and apart from the yoghurt, everything is made here in San Marino. Emma even warmed up the paninni with cheese and ham for us. We delayed our departure, because of the breakfast. I should add that the breakfast is served on the balcony with the view to the top of the village - what a treat!

after 2000 km in Italy the best B&B

First I'm going to start with the positives because they are worth it, the view.....fantastic, the breakfast.....tasty, the parking....private and secure, the host....warm and friendly, the bathroom.....big, and the dogs were just delightful. The negatives are that there isn't any air con which isn't a problem for me but my hubby likes to sleep in a cool room and the bedroom appears quite small because it has a lot of furniture. We are B&B beginners and this was a lovely house to stay in and we were made to feel very welcome. If you are planning on visiting San Marino I would recommend this place.
