The Old Rectory B&B

This is a great place to stay. Very clean, comfortable, and spacious, with plentiful tasty breakfasts, and helpful, friendly hosts in Julie and Michael. Easily found being just off the A12 and situated on a 2 acre plot, surrounded by a glorious tranquil garden visited by Muntjacs (please see the photo taken this week), and within walking distance of the attractive Kessingland beach, and numerous inland and coastal attractions easily reached by car.

My Wife and I have just thoroughly enjoyed another stay at The Old Rectory where we hope to return later in the year.

Having stayed here for 5 nights in September, and another 5 nights in October, my Wife and I agree completely with the numerous favourable comments of other Reviewers, and appreciated the easy drive on good roads from London. Guests have returned year after year and we can now understand why. 

Situated within a fine garden, The Old Rectory is a secluded, idyllic spacious property, easily found being just off the A12, but only walking distance from the attractive Kessingland beach. During our stays, we had enjoyable visits to nearby Southwold, Somerleyton Hall & Gardens, Walberswick, Gorleston, Beccles, Dunwich, Henstead Exotic Garden, Pakefield, Lowestoft, Oulton Broad, and the "undiscovered" villages of Westleton and Thorpeness.

For family reasons, the current owners are now selling the property which will make a fine home, and, if the new owners provide B&B too, my Wife and I will be pleased to return to this thriving and award winning gem (Savills, Norwich are dealing with the sale) 

We have just had a wonderful stay at the Old Rectory. The breakfasts were superb and the en-suite room was really comfortable and spacious. I cannot praise this B&B enough, beautiful gardens, plenty of parking, a high standard of cleanliness and a lovely host.

This was our second stay at the Old Rectory and proved to be just as amazing as the last time.  Julie provided a wonderful service tailored for these Covid days which included delicious breakfast in our wonderful double room which overlooked the beautiful gardens. The bed was so comfortable and everything sparkling clean.  Also a couple of great restaurants within walking distance near Kessingland beach . We highly recommend this place and will definitely be returning for another visit.

My husband and I spent three nights in Room 1.  This is one of the best B and B’s in the area.  I have known Kessingland since I was 7 and have seen many changes. Julie made you feel so welcome and her breakfasts were superb. Both her and Michael were so friendly. We shall definitely be returning in the not too distant future.  We were lucky to see two spectacular sun rises on the mornings we were there.

From the moment we arrived we knew we were going to be well looked after. We were welcomed by Julie who provided us with a lovely homemade afternoon cream tea in the beautiful, peaceful and sunny gardens. We felt at home straight away.

Our bedroom was beautifully decorated and had thick beautiful curtains and shutters which ensured the room was dark and quiet throughout the night. This combined  with an extremely comfortable bed resulted in some of the best nights sleep we have ever had when away. There was also an extremely generous supply of different teas, coffees and hot chocolate as well as some homemade shortbread. A small personal quibble is that we prefer fresh milk and whilst we understand a fridge in the bedroom would spoil the character of the room we wondered if a small fridge on the landing would be a consideration or possibly a small flask).

We also had a sitting area with  comfy settee and armchair, with a small television, and overlooked the extensive gardens, just right for relaxing after long walks and exploring the area. 

The bathroom had a nice selection of toiletries(although some conditioner and body lotion would have been an added bonus) with an excellent powerful shower and it was lovely to be provided with dressing gowns and slippers.We also appreciated the dressing room area

Breakfast was an extremely enjoyable affair as we were able to meet other guests and share experiences and recommendations. However the real highlight was the choice and quality of the food. I believe everything was sourced locally and there were some delicious homemade jams and marmalade. Nothing appeared to be too much trouble and everything was cooked to perfection. The very generous portions set us up for the whole day.

Kessingland is well situated for exploring the area. We visited Southwold, just a stones throw away, Aldeburgh, Thorpeness, Sutton Hoo, and lots of beautiful villages.
 Kessingland had its own charming little restaurant (the Waterfront where we had a very enjoyable meal), a couple of pubs and a fish and chip restaurant, all within walking distance of the Bed and Breakfast. The Church is worth a visit and there are some easy walks along the sea front

Julie's hosting skills are second to none, she has the skill of checking that everything is ok, able to give advice about where to visit and good paces to eat but you never felt she was intrusive in any way. Thank you for such a fabulous stay we will be back!

Lovely room, fantastic breakfasts, great attention to detail on all fronts, and charming hosts. What more could you hope for! The gardens/grounds are interesting and well kept, with a lovely summer house you could sit at. There are nearby restuarants that serve good food, and you are right by the sea for some beach-side walks.

I have just returned from a 3 night stay at this B&B with my mum. 
It really is perfect. Julie is a wonderful host offering a complimentary cream tea on arrival. Breakfast is plentiful and fantastic quality. 
The rooms are well decorated and there are supplies of tea/coffee etc . 
The house is gorgeous, the grounds are well maintained and there are lovely gardens. 
It is a 10 mins drive from lovely Southwold. 
I cannot recommend this hotel enough and I hope I will be visiting again in the future.

The first impression of the garden and house and the welcome from Julie were all wonderful.  Excellent attention to detail - very luxurious - even had cream tea served in our room on arrival!  Highly recommend

Lovely rooms, great Beds and Breakfasts that let you skip lunch.
Plus its a beautiful Georgian rectory in 2 acres of mixed gardens, some formal, one homely and a sensational Bluebell Wood, with birds singing and occasional beasts.
Plus Julie is a lovely host, concierge and chef. Julie makes it really easy to relax. Thanks for a great stay.
