Rosie's Bed & Breakfast Hanmer Springs

We booked Rosie's online after looking at other accommodation in Hamner Springs. The big advantage was the free breakfast offered, with a cheaper overall rate than other places a bonus. Roxanne and Garry really looked after us, with a lovely breakfast, comfy heated room and later checkout. The first picture is the view from our balcony. Definitely recommended. 

I stayed in The Chalet for 6 nights which is at the back. It was quiet. Perhaps it was a fraction old but that aspect didn't worry me. Adequate breakfast. Garry & Roxanne are friendly & helpful. Very near the LIbrary, Restaurants & Hanmer Springs Pools. They provide free towels for use at the pools. There is only one supermarket so the prices can be double what you pay elsewhere.

Comfortable, friendly and central to everything 

Garry & Roxanne are very nice hosts ....

Booked and paid for a room but didn't get to stay. Was given a range of reasons, mostly blaming the AA website, and re-directed to Cheltenham House (CH) next door where a room had been arranged for us. Although perplexed as to why we weren't notified even an hour in advance so we could explore other options, we were initially quite pleased at the "upgrade" since CH was a fancier B&B. When we were shown to our new room, however, we were asked not to use any of CH's facilities (lounge area, billiards room, fireplace, etc) since we were not actual guests there. Our room was nice but very cramped, and we had nowhere to sit or cook/eat meals. We weren't very happy with having paid $140 and gotten a small, albeit fancy, room instead of the room, lounge, kitchen and breakfast that was advertised. We also felt like we were imposing on CH whenever we walked through the gardens or hallways. 

I called Garry, the owner of Rosie's, to explain the situation and asked about the possibility of a partial refund or credit towards another stay with them. He became quite abrupt, told me "I'm losing money with that chalet anyway" and "it's not your fault but it's not my fault either", and the conversation ended with "I'll tell you what. You have my number, so next time you're in the area you can give me a call and I'll give you a deal on one of the rooms". 

I understand running a business can be stressful and booking errors can happen, but I do think the situation could have been handled a lot better. Hopefully Garry was just having a bad day, and future guests have a better experience than we did. Unfortunate because we love going to Hanmer Springs and have never had a bad experience with anyone there until now.

Unfortunately not a great experience

My husband on occasion has business in Astoria. Since it was over the weekend I decided to tag along. We decided to check out Rosie’s B&B and stay there instead of a hotel. When we got there everything seemed nice. The inn keeper explained where we could get coffee, breakfast, and then showed us up to our room. The room seemed quaint, but hot. She opened the windows and told us to enjoy. My husband and decided to get out and explore. We didn’t get back until after ten. By then the room was freezing. Also there isn’t curtains on most of the windows so every time a car passed it was as bright as day. It was also very hard to sleep. Due to the fact that the room was slanted and it felt as if you were being pulled down hill. In the morning my husband got up for breakfast. He said it was ok. Better than nothing. I slept in. My husband went off to an appointment after breakfast and left me there planning on be back before 11 am check out. However, he was slightly delayed. At exactly 11 am the inn keeper bangs on the door while I am collecting my things to go. I let her know I need a few more minutes. She tells me she has to go. 5 minutes later I walk down stairs and she starts interigating about where is the key and credit card. Like I was trying to skip out from paying, even after I explained the situation of my husband being slightly delayed for work purposes. Literally, I was out of there by 11:15, but she was so rude processing my credit card. She treated me like a criminal or con artist. It was very unnecessary and incalled for. I won’t be a repeat customer. Too bad for her, since we come into town often during winter slow months.

I booked what I thought was a B&B .But when I arrived I found the premises full of backpackers. The cost was very high for a backpackers.The room had no cooling, air con or fan and no tv or any other appliances.It is a very run down property and I would advise others to give it a miss.
