We stayed there from April 19 to 23. The room we first stayed is beautiful but the light is very dim. As we are travelling with 2 kids, 9 year old and one and four months old, we requested to change the bulb. The beautiful lady in charge is so kind and she gives us more spacious room with brighter light. Breakfast also is so delicious and I am going to stay there again for sure. I highly recommend families to choose this guest house as all staff goes out of their ways to assist us. Best of all, you can enjoy free flow of coffee all day. As a coffee lover, I love this place so much 😍😍

Family friendly

I don't know where to start I've been so warmly welcome and taken care of, it's one of my best stays in all Asia.It can seem a bit far from the boats to Inle, but you are not harassed by tours and not bothered by the traffic (and it's only 2km walk). For me it was the perfect spot, overall central located.The staff is so friendly, included breakfast is really tasty, and their bicycles are good quality (despite their aspect, I made 70km in a day and it's maybe the best I've had during my whole trip).The room is big, you have a fridge, a wardrobe, lots of space to put your things, and an inside bathroom.The only thing would be the everyday electricity problems, but it was all around the town.There is an excellent local restaurant just in front of the hostel with nice owners!I'm sad I couldn't say goodbye, thanks again for everything ;-)

Despite my arrival at before six am I was checked in swiftly and was warmly welcomed into my room.. that amongst other things left a very good impression on me.  The host, Emerald was very nice.

During our stay, Shwe Wa, who took care of us, went above and beyond to ensure everything was tip top, from the laundry that got went because of the rain to the superb Easter breakfast for the whole family. Rooms are clean and the guesthouse is well located.

The staff makes your stay memorable!

The place is at the western part of town, close bike to the road to Red Mountain Winery, and the hospitality is helpful.
Got a good worth for budget.
The aircon was going on and off, but that's Nyaung shwe basically, they were nice enough to get me a fan.

Nice budget dorm

Looking at the map of Nyaung Shwe the location seems a bit out of town - but as it is really a small town you can easily navigate by bicycle (which they provide free of charge) it was actually ideal. Staying near the canal to the lake could probably be rather noisy with all boats passing by since early morning. Palace Guesthouse has a village feeling as it is in a quiet road, you will hear some everyday life sounds like the monks' alms walk in the morning or some neighbours going about their business. As it was very low season already when we arrived, we even got an upgrade to the nicest rooms (the brick bungalow at the front). Breakfast was great and we can particularly recommend to try the local options! The Hero restaurant a bit down the road was a good choice for dinner (or any of the great restaurants in town - 5-10 minutes by bike). Wifi was unavailable in March 2018 (in most of the town, reportedly for weeks already since some road construction work), no issue for us though. Staff was very friendly and helpful, not all speak a lot of English but they try their best! 
We can also recommend to take a cooking class at the Bamboo Delight cooking school, just a few houses away along the street.

Quiet and comfortable base to explore the Inle lake area

The place does have a strange "pull" to it & we really, honestly enjoyed our stay - we even extended!
However, if the management/owners threw a few $$$'s in there to sort out a few minor issues it would & could be pretty damn good.
Yeah, as other reviews say, the bamboo rooms are noisy & it does feel like the floor is shaking when anyone next door breathes!
Thee bamboo rooms are very clean, fresh & new looking. They're bright & airy & also have a fridge, a/c plus a telephone that actually ....  has nowhere to plug in!! We've actually seen this in a few places in Myanmar - nowhere else in Asia though.
Not one of the rooms, bamboo or otherwise, we looked in had ANY sign of coffee/tea making facilities (as is advertised on Agoda etc). The staff will bring teapots of hot water/coffee etc whenever you go to reception (as the phones will clearly not work) to ask.
The concrete rooms at the rear of the property are in need of tlc. They all (bedroom/shower room/bathrooms) look shabby. The bathroom in particular need a damn good  & proper clean too, the toilets take a while to fill up for a 2nd flush & the showers drain verrrrrrry slowwwwwwly once you've got them working.
Unfortunately, the staff live on the other side of these concrete rooms and they are NOT quiet! It sounds like they are party-ing in your bathroom from 7pm-11pm & 6am-7.45am. Bring earplugs.
Breakfast is a simple affair  - eggs (you get more than one if you ask), toast (almost brown but never quite there), tea, coffee (pretty good), fruit, jam & a strange yellow gunk I think was, possibly, margarine.
The guesthouse provides bikes for free too. They're not the best bikes but the staff make every effort to give you a bike that "works" whenever you want one. 
There is a really nice restaurant very close by called "Hero" - local chef/owners who lived/worked in Thailand for 6 yrs. Great Thai green & Massaman curry, really cheap & cold beer & they're very nice people.

Guesthouse summary - you get what you pay for .... suck it up!
