Four of us stayed in room 10 for 3 nights in December. The rooms (and entire hotel) were very clean. The receptionists were always friendly. Since the weather was very chilly, we particularly enjoyed having access to a hot shower. If you travel much in Chiapas, you will quickly discover this is a  luxury. 

The hotel is only a 15 min walk from the main square downtown. We felt very safe walking during the day and after dark to and from our hotel. If you end up taking a taxi downtown, it only costs 30 pesos ($1.50) for 1-4 people. . By the way, you can expect to pay 30 pesos for any taxi ride within the city limits. Outside the limits you will be asked to pay 40-45 (max) pesos. ($4-5). 

Since our room overlooked the busy street, it was pretty noisy. The hotel sign outside was pretty bright during the night as well, but at approx. $35 night for 4 people on a budget, the place was ideal. 

Breakfast includes a continental breakfast which includes one piece of white toast and a small amount of fresh fruit. Coffee or tea is included. The only unfriendliness I experienced was when I asked for some milk with my coffee. The Senora gave me a lecture why she would have to charge me more for some milk. I told her I would pay for it but she insisted that we were supposed to have the continental breakfast. (Not anywhere near a deal breaker though for this hotel. I think there might have been a communication problem.   I would suggest getting breakfast on your way into town at one of the many great cafes and restaurants along the way. The price of food in San Cristobal is VERY REASONABLE! And good.

Friendly, Clean Hotel with HOT showers!

We found this hotel on booking.com but had some problems while trying to book through this website, so found their contact number on Google and call them directly. It happened to have a way lower rate if you book directly with them. Is not right in the main tourist area but is a nice 15 mins walk from the main tourist area or a $30 pesos taxi ride ir you aré tired. Delicious homemade breakfast. 
Staff doesn't speak English but they are so kind and willing to help that it doesn't matter so much. I am Mexican and my boyfriend is Swedish. The rooms are very comfortable and provided with everything you could ask for in a hotel room so you don't need to ask for anything else. Will stay in this hotel next time we visit San Cristobal.
