Fallsway Villas

Fallsway Villas are probably the best accommodation in Lusaka for those looking for a central location and top quality staff.  This is the second time we have used them and the service is excellent. The apartments are spacious and kept spotlessly clean. Raj the owner is a gent and nothing is too much trouble for him . Highly recommended

Fantastic accommodation right in the heart of Lusaka . From day one we were met by both friendly staff and management . We stayed 36 nights and was well worth the cost . The villas were kept spotless throughout . The pool was clean and the accommodation itself very smart . A few issues with power in the early days but outwith management control. Raj was an excellent manager . Helpful and polite throughout The security staff so friendly as well as the maids and ground staff .  Its location ( a short walk to a good mall) was perfect for us. Cannot recommend highly enough

A large group of us stayed at Fallsway taking up 5 villas during our stay. We had a fabulous stay, the villas were clean and the maid came in daily to change the towels and make the beds. The only issue we found was the pool could have been cleaner but one villa asked for this to be sorted and the staff were quick to come and rectify this.

Fallsway Villa is amazing.  I was really dreading going to Zambia because of concerns with accommodation.  I am very particular and my expectations are very high.  I am happy to pay good money but I expect the best.  We stayed in Villa 23 and it was immaculate, modern furniture with a shared swimming room. Fallsway villa is in the centre of town not too far from the airport.  We then moved to Villa 1 and it was given more grander than villa 23. We had the swimming pool to ourselves.   I was happy to conduct business meetings in the formal lounge while my husband and son stayed in the second lounge watching tv.  We had a lovely maid who came in every day to clean and do the ironing.  Sitali the site manager was very friendly and helpful, always on hand with a smile.  Suhail one of the directors was brilliant.  He was very generous with the discounts he gave us and I rang him out of hours and he responded very quickly.  I wish they were selling the villas, the build quality was just incredible.  One of my guest made the comment 'You are lucky to find this in Zambia.' If you are looking for top class accommodation with great customer service, then you cannot go wrong with Fallsway villa.  I was shocked to read the negative reviews.  We are considering moving to Zambia only if we can find the same quality  accommodation as Fallsway Villas. The internet connection was a bit slow at times but with a little patience I managed to log on.

We stayed  twice on our holiday. Five days and then return for just one more night. Both villas were outstanding. Tastefully decorated and well maintained. Full kitchen and a pool. Was very excited to have a housekeeper. She did our laundry and ironed everything. Felt very safe. Also liked that it was close to the Arcades mall. Owners were very gracious. Would definitely go back.

The accommodation is spacious and modern. The single bedroom apartment boasts a table with chairs and plenty of room for eight people--you could have a dinner party! The apartment had a swimming pool shared with one other apartment. I didn't see that advertised so it was a pleasant surprise.There were no power failures during my 10-day stay although Lusaka tends to experience load shedding almost daily. Fallsway does have backup generators, although I can't say if they were used during my stay.Minor problems with an aircon unit and lack of a working safe were attended to reasonably promptly.The apartment layout is geared more towards modern looks than functionality--the cooking area was inefficiently designed and the ensuite washbasin had minimal space for toiletries. Not really a problem for a few days but it would become tedious for a longer stay.My biggest issue was the wifi. It struggled to connect devices--often taking 8 - 12 hours to connect! Once connected speed ranged from 1mbs (slow) to 8kbs (virtually stopped). If wifi is important to you, this is not the place for you, at least until they do something about it.

Wow!! Wow! Wake me up!! I am in Africa?

Outstanding and even a housekeeper!

The photos are misleading. Only one of the villas is that nice, new white villa. The majority of them are older, dark, and have old, unpleasant furniture. 

The management of Fallsway Villas is totally corrupt and incompetent. We reserved a villa online, using Hotels.com, for what seemed like a fair and good rate. All was fine with our reservation and two weeks before our trip, I emailed the property to confirm transport from the airport (which it said on Hotels.com was included) and the reservation. It took three emails to the property for the manager to respond and when he did he claimed he never received the reservation from Hotels.com. I contacted Hotels.com who then contacted him and he only then confirmed the reservation. But he said he wouldn't accept the reservation because he wanted a higher rate. He wouldn't budge and Hotels.com did little to resolve the situation other than offer to try to find us another accommodation. The manager was horrid and claimed that Hotels.com had made a mistake in the rate they posted on their website. But Hotels.com confirmed to us that the rate they posted is the rate in their contract with Fallsway Villas. It sounded like the Manager was just trying to get a higher rate on the villa. Terribly corrupt and poorly managed! 

We do not recommend this site. Go check-out Airbnb for Lusaka, which is growing by the day. Or consider one of the hotels, which are more fairly and professionally managed.

Very disappointing and TERRIBLE Management

Booked 3 units June 20-26, 2015. Unit #11 had water pressure & hot water problems. Complaints ignored. WiFi dreadfully slow or off. Unit #20 & 22 okay. Unheated swim pools, clean. Kitchens well-equipped, but no microwave. Good housekeepers. Lousy management. Isolated, not near any malls, restaurants. You need a rental car. Gated entrance. Quiet. Lots of deferred maintenance. Seems to exist for weddings.

Mediocre accommodation

We had a lousy experience staying at Fallsway Villas over the 2022 Christmas Holiday. The accommodation itself was mediocre (ripped curtains, dirty pool, cheap old bed linens, full of roaches, spiders etc.). What made it really unpleasant was the fact that, like other guests who have reviewed, the management tried to shake us down for more $$ upon check out. Even worse, the manager texted me after we left: “In case you won’t be paying, the staff will bear the cost. And you can imagine the salary for these isn’t that much where they can bear this deduction”. So, a phony, made up charge with a threat to steal from the housekeepers if we didn’t pony up. Outrageous behavior from a terrible management team!

Cruel and Unusual

The manager verbally threatened me, tried to charge us for airport transfer, its free on the website, then told us 30 min before departure for our flight that he would not provide transport, threatened us with sacking and billing his staff for the costs and threatened to call the authority s and evict us if we did not pay the transport cost, pre arranged by email then he changed his mind and did not include it, what a pathetic little man. Do not stay here, also pick up to the hotel was over an hour late, quote " U do not know who owned this place, I digest U pay up And leave quietly before I call the authorities"
