For the price it was great. Laundry on site.Small pool.Great people.Helped me find shuttles for hikes. I personally love the breakfast.Great location to The Whites. Thru-hikers will find all they need & more. Groceries & restaurants near by.

I have stayed here numerous times, and will do again. Wonderful people who will do anything to help

Poor experience,  after check-in asked for another room due to the smell of the room,  the owner (yes, the owner) refused, asked for refund owner laughed in our faces and told us he wouldn't refund. 

Stay away!! 

We arrived late night, tried other hotels although paid for this one,  all other hotels were booked already. so we slept in out car.

First the pros:
- Reservations: very easy to make. And the owner was nice enough to let my group cancel our first reservation without penalty when the weather conditions made our weekend a no-go. 
- Location: if you are looking to get outdoors in the North Conway or Gorham area, or if you are an AT through hiker, then the location is perfect. You are 5 to 20 minutes from the major trailheads. 
- Price: Its really cheap, easily $10 less than other hostels in the area
- There is a kitchen with full size refrigerator and stove so you can prep your own food
- the six person bunk set up offers plenty of room and privacy for everyone

Now the cons:
- This place is filthy. I tried to follow the no-shoe rule in the bunk room and my socks were black in a few minutes. And that was AFTER my group swept the floor. Shoes went back on and stayed on. The shower was moldy. The whole place reeked of slate cigarette smoke. I was so thankful I had my own towel and a sleeping bag. There was no way I was sleeping on those sheets. I didn't look too closely at the refrigerator and certainly didn't touch the sofas. There were dead flies hanging from the bathroom ceiling.  
- Questionable: The wiring and heating pipes are exposed in places. The smoke detectors were chirping with low batteries.
- There is no lock on the door. Yep, you read that right. In the six person bunk room you have a deadbolt on the outer door to lock yourself in, but no way to lock the door when you leave. You either pack up every time you go out or hope no one decides to look around. 

All in all, spend the extra money to stay at one of the better hostels or hotels. The lack of cleanliness here offsets all the benefits of the location and the amenities.

Hiker's Hell

We booked a hotel through Expedia for a weekend away in New Hampshire.  It was very hard to find a room because this weekend was to be the peak weekend for the fall foliage.  We drove 8 hours in the rain only to discover that we didn't have a reservation! The clerk at the hotel said Expedia never gave them the information. he tried many other hotels but they were all booked. finally he told us that Colonial Fort Inn had a room for 2 nights. I should have known it would be bad when we saw the restaurant, but we were 8 hours from home and it was raining. The room reeked of cigarette smoke, the comforter and rug were covered with cigarette burns, the smoke detector was covered by a plastic bag, the lock on the door didn't work, there was a hole in the bathtub. The linens were dingy as were the towels. To top it all off there was no hot water! When we checked out the next morning I told the owner that we were leaving and that we would like a refund since we weren't staying the second night.  He laughed in our faces and told us he wouldn't be refund any money .

Dirty, Disgusting hotel

I would give serious thought before staying here.  The beds are old, the comforters stained and dirty, the room smelled of smoke and mold, and the empty condom wrapper under the bed was more than we bargined for.  We didn't stay the night.
