This is a small place, 4 rooms only, but if you get a room here you will be glad you did. Room was very comfortable and spacious. They are located on 3rd floor, but there is a small elevator. It is in a great location: 10 minutes walk to Vatican Museums, 15 min walk to San Pietro. It is close enough for easy access, but far enough away to be comparatively quiet. The street feels more like a residential neighborhood. And the breakfast. Oh, my! The breakfast! It is delivered to your room on a little cart, and it rivals the breakfast buffet in a luxury hotel or on a cruise ship. It comes with a selection of pastries, cereal, fruit, & yougurt. You also get your choice of eggs, as well a choice of espresso, cappuccino or tea. I'll include a photo. It was amazing.
