The location of this hotel is excellent and one can walk to the old walled city of Khiva within walking instance.  It is family run business.  Breakfast was sufficient enough.  Value for money.  Wifi only available at hotel lobby.  No lifts at this hotel

The hotel is located in front of the fortress, which is generally not bad, but if you are used to the comfort, it is better to look for something else. Generally, the owners help us with everything when we were there - the weather was cool, we had heaters installed. Breakfast as everywhere in Uzbekistan - nothing, there is no coffee for example (only soluble). The furniture in the rooms is old, but it has been preserved fine, the water in the tap smelled something, but maybe it's because of the season. Don't change money in the hotel, there is 10 percent worse than the market price there.

Price and quality are related

The place is a family hotel. The boss of the hotel 14 years old! The kid is unbelievable! He is very serious , responsible and make sure you feel at home. I came with my husband to Khiva when there was not season for tourists. So, all restaurants were not working at the time when we came to Khiva. The little boss asked if we had dinner and we said that we couldn't find any place where we could have a dinner because everything is closed. He asked what kind food we like? If we prefer local fish. My husband is a big fish eater. So, the little boss called a cab and took us to a place where only local people know. He ordered a nice dinner for us for to go because there was no place to sit. Then, he served at the hotel, made nice tea, and make sure we are happy. I had stayed in many nice places, but this place is a special because the people treat you as a family member. There was not saying , " I am sorry the kitchen is closed". There is a way if you are hungry, I will make sure you will eat. Thank you for people like that. Thank you the BIG boss))

The most family oriented place

We were three friends one night on September 28, the hotel is a little old but very clean, the breakfast is right, good wifi and good situation although this is normal in a village.

The hotel is run by a family. It's a nice, friendly family, always ready to help. It's a tasty, full breakfast. It's a five-minute walk from the city's central gate to the old part of town.

Price and quality balance

We spent one night here in early May 2016, that's enough. The man at the reception doesn't speak English, looks grumpy, doesn't seem to be happy about guests. The room is in a miserable condition, the room door doesn't close properly, the water temperature in the shower changes every second between hot and cold, the towels smell smooth, etc. Wifi is extremely slow, it doesn't work properly, and it's unstable, so it's not even usable to read emails.

Not recommended, unfriendly and uncool

Just friendly staff who don't speak Western languages, even Russian.But....this was a real surprise...there's a really smart 12-year-old boy who besides being very available, if he does very well in English, much better than his parents or older siblings.Surely a reason for success for this small family-run hotel with a view right on the tower of the walls and only 100 meters from the entrance, which translates into absolute tranquility even during the day.

Aesthetically sound exterior, just outside the city walls in a corner of the tower. Quiet.

Their youngest son speaks a little English and helps in the reception. Hotel is very well placed along the walls which is very convenient because we are within minutes walking of the walls.

Nice hotel, very well located.

The hotel is located 300 m from the eastern gate of the old city. It is convenient. The rooms are quite new. The beds are normal. The pillows are synthetic, hot. The sanitation was working correctly. The only drawback is that in winter the rooms are cool. The heating batteries are there, but they didn't work. The room was only heated with the help of the air conditioner. Its power was barely enough for heating. Breakfast is good. Everything is prepared by the hotel owner's wife. The hotel owner is friendly and friendly.

It's pretty good.

This is the only hotel in Uzbekistan that I didn't choose, having not found a place in what I wanted inside the city walls (I don't name names, but it was a former Koranic school turned into a 3-star hotel). For me the agency didn't choose well, it should have replaced it with a similar one, while this one I don't know if it's classifiable as a hotel or as a bed & break. Positive lattes, kind staff, plenty and varied breakfast (in better hotels we had a shorter breakfast), modern and large TV in the room, free wifi in the hall, we also had a spacious room. Unfortunately the negative sides were larger.
