MS.Fran was very nice and a pleasant to talk with.

Fran was a great host. She cooked us a great breakfast both mornings we were there.

This cozy little place is such a gem. So quiet, about an hour from Boston. Fran is so lovely and keeps the place in great shape. High recommend!

Restful stay, close to the beach & restaurants. Lovely breakfasts & kind host.

Fran the owner makes this place special, and her home is very comfortable and charming.  Being our first time B&B experience, we were very happy with our stay and will stay again if ever back in the area.

Fran at Mulberry Bed and Breakfast was so warm and hospitable and truly made our stay an amazing one! She is already missed and we can’t wait to go back there! The house was so charming and very clean and nice !

A very enjoyable stay.  Our host Fran was terrific and accommodating in every way.  She was attentive to our needs and provided a nice breakfast each day.  Our room was clean and comfortable with no issues.  Instead of a standard hotel stay, we appreciated the homey B & B atmosphere (including the resident cat!).  The location is excellent as a base to travel to various locations in and around Cape Cod. We would recommend a stay at Mulberry.

Just like staying at grandmas home.  Everything was great

Our hostess Fran was very hospitable and sweet. The bedroom was nicely sized with a comfortable bed and faux fireplace, which Fran lit at turn down service. Little extras, like sweets on your pillow at night were a nice touch. Breakfast was tasty and the place is conveniently located at the beginning of Cape Cod- perfect for day exploring.

The setting is in a circa 1847 home with lovely period features and furnishings. If you are looking for a sterile and boring motel setting, look elsewhere. Mulberry House is aesthetically pleasing and Fran, the hostess, really makes her guests feel special, comfortable, and at home. A most enjoyable stay!!

This was JUST like staying over at Grandma’s house! The decor, the welcome, and the breakfast. It was a treat to visit with other guests around the table every morning. A fun experience!There is a cat - which I didn’t realize - but my allergies weren’t too bad with Zyrtec.It’s not the most comfortable bed, but again, neither was grandma’s. The atmosphere and welcome make the other things comfortable enough. I hope we get to return ☺️

Old time B&B

We stayed 2 nights there as the beginning of our cape cod vacation . Our vacation started very frustrating as Air Canada delayed our flight and even lost our luggage . We turned out hopeful when we checked into Mulberry B & B. Such a warm and cosy place with a wonderful and accommodating host , Francis who even cooked us delicious breakfast every morning . She is also very helpful in our process of retrieving our luggage back . This Mulberry B & B was like home away from home to us . It deserves our 100% recommendation

A home away from home stay !

I had a great stay with Fran at Mulberry Bed & Breakfast. She is a wonderful host - nothing was too much trouble and I was really made to feel at home.  And her breakfasts were great - home made blueberry pancakes are to die for!I had a nice spacious room with a really comfortable bed which was great for me as I get back-ache from beds that are unsupportive.  The locality is nice and Fran has plenty of parking.  The property is easy to reach from Boston - just an hour's drive.I have no hesitation in recommending Mulberry B&B - you will be very well looked after.

We found this property at the very last minute, and thank goodness we did because the location worked superbly for our personal travels back and forth to our planned events. Mulberry B&B truly has that Cape Cod look and feel—quilts, small rooms, nooks and crannies, picturesque landscaping out back. Fran the owner greeted us before we even made it to the front door, and she was undoubtedly the reason why our stay was wonderful. She was welcoming & warm and kept us well fed at breakfast time. We highly recommend if you need a quiet weekend away from the hustle and bustle. We will definitely visit Fran—and it—again! P.S. there’s a CVS and major supermarket nearby too

Last-minute find turns out to be just right

We had a great stay! Fran is really nice and her house is very comfortable. We felt right at home! The location is excellent; we were able to see Cape Cod, Martha’s Vineyard, and Plymouth. There’s also many beaches in the area. We visited Onset and Little Harbor. Plenty of great seafood restaurants, too. Loved that we got a big pile of new towels everyday. The cats were an added bonus! We loved MA and Mulberry B&B!
