We stayed here 2 nights during the weekend.  We stayed in suite 2, hot tub, no shower.  It was very relaxing and having your own sitting area to look outside was very nice, even if the weather was inclement.  It's an old house with all that goes with that, but it was clean and the location was great.

Have been to several of the BB spots in town. This one has a great location,  easy to walk to anywhere you want. Jacuzzi was great! Bed was very comfortable. They really need to learn how to clean properly.  The wine glass was nasty dirty. Dust, and although the idea is to feel you've stepped back in time, it felt lorenn like being in a run down home that was aged, in today's time.

We found this place via a groupon. We were here for two nights in late April. Checking in was a breeze. It's not a hotel but a small house that has been converted in to two suites. Suite #1 is the "master". It has a sitting area, king size bedroom, a shower, and private hot tub access. The smaller suite, I believe, is a queen and doesn't have a hot tub. It's a block off of Main Street which made playing tourist a breeze. We walked to restaurants and shopping. There is private covered parking in the back. The house appears a bit dated in decorations, but who cares! The bed was very comfy with a lot of pillows. The rental company, First Class Lodging and Reservation Services, was easy to work with. They supplied us with a couple of robes, a jar of candies and snacks, and plenty of towels. We found the property to be clean and well kept. Being that it's near a street and local businesses, it was often somewhat loud in the morning. It would be nice if there was some way to block out noise in the bedroom. I can't speak to noise from the other suite as it was not occupied during our stay.

Great location 

Perfect for a two night stay in Fredericksburg

The location can't be beat - you're a block off East Main, and that's where most of the kitschy stores are. You're within the city limits, so wine tours will pick you up at your front door.

However, keep in mind that you're renting an old home that has been converted into two suites. We stayed in Suite #1, which has the shower and hot tub. The place was very clean, but some of the furniture is just old and grimy, and needs to be replaced. The décor is old and eclectic. The bed was clean and comfortable. The hot tub was clean and relaxing.

They provide coffee, but bring your own. It's not good.

Lastly, the biggest problem for us was the bank next door.  We stayed Sunday and Monday night, and each morning at 6:45 AM, someone came with a blower to clean the bank parking lot. It was loud, and the windows were paper thin, so we would bury our heads in the pillows until they left around 7:15. I don't know if this happens on the weekends, but it is definitely a problem during the week.

Great Location

My husband and I try to get to Fredricksburg at least once a year and always stay at a different  B&B.  We have always been pleased with our choices until this trip. While this location is a very easy walk to main street which is wonderful, it is adjacent to the Chase bank parking lot.  It did not give us the sense of privacy we are normally looking for on a weekend getaway.  The outdoor space was uninviting as was the indoor furnishings.  It just looks like someone had some old furniture and needed a place to put it.  There are many charming places to stay in Fredricksburg, this is not one of them.  If cost is your only criteria this might work for you as I believe it is less expensive than other places so close to Main St.
