This Inn reminds me of motels we stayed at in Penn Dutch Country during the mid 60s. It's basic lodging. The room, furnishings, and amenities were fine; I saw no evidence of neglect. The staff are efficient and very helpful. Breakfast is adequate. What I LOVE about this place are the pool, cozy balconies with chairs/table, and the spacious grounds. 
If you're looking for a reasonably priced place to stay in the midst of antiques and other Penn Dutch attractions give The Black Horse Inn a try.

Stayed here while on business in the Adamstown area, was in the late Fall and while there was no snow on the ground, it was still very cold outside. Was looking forward to a decent room and a hot shower.  Surprise!  No hot water.  Called the front desk, they confirmed no hot water, but didn't bother to mention that when I checked in, so I might look at other options.  No consideration given of a discount for no hot water, just live with it was their attitude. I do not like Viking Showers in the wintertime.  It was bad enough having no hot water, but it was their indifferent and uncaring attitude that was the icing on this cake.  Never again, I'd rather sleep in the car than give this place any more business.  Room was dreary and uninviting, like it hadn't been renovated in ages.

Lower your expectations

On April 25, 2019, in a stunning stroke of incompetence, stupidity and negligence, the owner of this establishment decided to turn the heat off for the season.  Apparently he has never been in the northern US before because it can be downright cold right into May.  The room was freezing and all the desk attendant could do for us was to give us an extra blanket.  We spoke to another attendant the next morning who was totally unaware of what the owner had done, but she told us that the owner had decided not to come into the motel that day because there "were a lot of questions".  Yeah, like "where's the effing heat?"  To their credit, both attendants seemed extremely embarrassed.  It's tough when you work for an idiot.

As far as the room was concerned, it was shabby at best, although the bathroom looked like it may have been remodeled recently.  

We had a king sized bed which had no nightstand on one side.  I had no place for my glasses except the floor.  The mattress was ultra soft and very uncomfortable.  Do not try to sleep on one of these if you have back problems.

The fitted bed sheet did not fit the mattress and kept coming loose.  I ended up spending the night sleeping on the bare mattress, which was just gross.

The refrigerator was so noisy that I had to unplug it when we went to bed.

There was a decent continental breakfast, but we found that the yogurt was about 2 weeks outdated.  Again, the attendant was very embarrassed by the owner's negligence. 

Finally, there was no wifi, which is almost unheard of these days.

I have put in a complaint to the owner in writing, but he has not responded.  What a surprise.

Altogether the place is pretty terrible under the new ownership.  We will never stay there again.

Owner turned off heat for the season in April.  In Pennsylvania.  During a cold spell.

(The staff was nice enough so this is not pointed at them.)  I do not advise staying here.  My room was way in the back of the property.  Someone tried to come in my adjoining door.  I would have left but could not find another room (pet friendly) nearby.  The room was filthy, dead bugs everywhere, smelled like mold, stains on the furniture- just completely awful.  I slept with furniture pushed in front of my door and mace in hand.  For $120 a night they should be ashamed.

Just don't!

The owners/management should be ashamed to offer rooms to travelers.  We have stayed here several times over the past few years, But this is now a complete disappointment.  Buildings are in total disrepair....locks on doors are a joke, the wallpaper is falling off the walls....and the grass is barely mowed. If you are a contractor and just need to lay your head down..."good luck".  Sad to see what was once a nice place, let go in this manner.
Don't let anyone "fool you" ...spend your hard earned money elsewhere!

Sad excuse for a lodge/motel/Inn

We booked 2 nights and had to leave after the first night. This place is very dated, A/C was non existent, there was one usable electrical outlet next to the bed, Internet was so slow I couldn't even check my mail, We booked a smoking room and it had so much nicotine built up in the room that the walls and lamp shades were yellow and my wife actually went outside to smoke. I don't know how they have a 4.5 score but the room we had wasn't even a 1.

This place needs to torn down

Do not stay. I was quoted one rate when I made reservation a few months ago. When I checked in the rate was raised. We were traveling with a pet so could not just leave. Bathroom looked like it was partially renovated but shower full of mold. I do not recommend.

Shabby and dilapidated

The staff is rude. Rooms are DISGUSTING!! We were out the minute we discovered BED BUGS!!! This hotel is by far THE WORST I have ever seen. Some of the conditions aren’t even fit to be around! Would NEVER recommend!
