I can’t say enough good things about this home. It’s instantly inviting, comforting and cozy. The location is everything—20-minute walk into town and right across the street from a gorgeous, basically private beach. 

It’s a true beach house with charming quirks, lots of space (even more than we expected), and a beautiful deck that overlooks the ocean. The views are stunning. We saw a whale and dolphins from the deck on two separate mornings. 

It’s also a true bnb, encompassing all the amenities you’d expect. The home literally has everything (beach chairs, bikes, umbrellas, cooler, mini fridges in almost every bedroom, etc.). The four main bedrooms all have private bathrooms and 3/4 rooms have accompanying suites with views of the ocean. 2/4 rooms have pull out couches. There is an extra bedroom off the kitchen area for overflow guests and a pull out couch in the back hangout room (this place can sleep 10 in beds and 16 comfortably including the pull outs). The fifth bathroom is right off the kitchen. 

You really don’t need to bring much outside of food. If you do stay with a large group, expect to buy a lot of ice. The ice machine in the freezer works, but it couldn’t keep up with the amount of people we had. It can get a little warm in the front room with a large group, but there’s a big fan that helped cool it off.

John was such an attentive and quick-to-respond host. The groundskeepers, who live right behind the home during the summer, are lovely people. We will definitely be back next summer.

A Slice of Montauk Heaven

I stayed at Sunrise Guest House in years past, and it is a gem of a spot, however this last trip was a lifesaver.  All of the C19 mania was going on and I needed to re-center, figure out a game plan, and all while "working from home." The owners treated me with kindness and warmth, which I so appreciated, and shared recipes and multiple rolls of toilet paper for the next part of my city-exodus.  This was in the time when, yes, there was no toilet paper on the shelves in any stores. I walked on the beach everyday and listened to the ocean at night. In normal circumstances this is a luxury, in this instance it was calm and sanity. Thank you to Staci and John!

Outstanding and Kind!!!

We really enjoyed our stay here - small B&B right across from the ocean. We stayed in room 2, which had ocean views and we left the window open at night to hear the waves. Quiet, clean and comfortable, breakfast was excellent too - some dishes homemade by the owner. Private beach across the street, which is quiet due to parking rules. Very close to the main town, and 6 miles from the lighthouse. Also has a walking path you can take into town or to Gurneys.

I was very disappointed in the cleanliness of room and also the kitchen.  This were dust bunnies behind table when I plugged in phone and in the bathroom the shower wasn't very clean and the ceiling was cracked and the heater vent was dirty and pealing. The kitchen was not very clean at all.  The fridge was sticky and the glasses were dirty.  Not at all what I expected from the recent reviews. I'm thinking because it was off season and the owners were out of town? not sure?

Overnight stay off season

What a wonderful stay! Clean room, beautiful view, amazing breakfast and such an accommodating owner! My husband and I had a wonderful stay. It feels like a home away from home. Steps from the beach. Home made quiche excellent coffee. Walking distance from town too. Bikes available. And I couldn’t say enough positive remarks about how accommodating and helpful the owner is. No doubt next time we visit Montauk we will stay at the Sunrise Guest House! Highly recommend it!

Wonderful one night stay!

We visited for an overnight after Labor Day. Having been to Mtk many times over the years we’ve never stayed at the Sunrise. Very quaint and well maintained. A nice continental breakfast was also offered. Love the view of the ocean from our windows and the sound of the waves. Lovely front porch too! Thanks John and Stacey for a pleasant stay!

Great stay!

Very Clean with Great Ownership!   Beach towels & Beach Chairs are Offered.  When you come back from beach--you can rinse off your feet out front.  Warm and cozy with a front veranda -- not many guests -- 4 rooms -- so it feels like you rented a house!  Ocean is RIGHT ACROSS THE STREET!

End of Summer GetaWay!

The Sunrise Guest House was perfect. Very quiet and relaxing home. Breakfast was plentiful; coffee, variety of juice, muffins, breads, bagels and delicious quiche. The room we stayed in was roomy and comfortable. The cutest little red Igloo refrigerator.The shower was fantastic! Towels were very fluffy. John made some good recommendations for sushi, and watching the sunset. He was very kind and pretty funny.:) We will definitely be back! Beach, well go see for yourself! Right across the street. Perfect, fun in the sun! Thank you John.

I stayed here with my friend and her parents. It was simply magnificent. John is the host and he is so nice, funny,Accommodating and a gracious host.
The rooms are beautiful and you will feel like it’s your vacation home away from home.

We were out of season in April at the Sunrise Guest House and booked the Panoramic Suite with Sea View, which is far above this word choice. The house is a two-star standard, the rooms are small, dark and extremely bright, the AC is very loud (and there's always something ringing every 15 minutes) and the exclusivity promises private porch is rather silly from my point of view with the barrier cord. What really made me suffer two nights was the bed. It was clearly too small for a king bed, the mattresses were probably already three years ago and the ceilings are so thick that you can roll around uninterruptedly - these were really no long and at the same time short nights. Since the average dollar per barrel is pretty silly from my point of view.
