Very nice place and the woman at checkin was very polite. Loved being in the lower building right next to the water with an unbeatable view especially for the fall foliage. Nice clean place close to a lot of things and easy access to the highway. Would just recommend they invest in nicer pillows. Other than that couldnt be happier.

Beautiful spot over looking the lake!!  A little dated but comfortable, clean and a few mins drive to Gilford Pavillon.  Would definitely stay again!

Very quiet place with a nice outdoor patio

Beside having the best view of the lake and mountains, BPI has the best hosts of any Inn, Hotel, Motel. Tony and Larissa are most accommodating. The rooms are being updated in the off season and still has that rustic charm. The other guests are all friendly and are now are lake friends. We will be going back every summer that we can.

I love this place and can’t wait to stay again! Very clean and enjoyable.

Great place! nice view of the water. Place was spotless and the dude at the desk was cool. Local to good places to eat and the Bank Pavilion. I definitely will be back.

I was torn on the rating, I found the hotel staff to be very friendly and the room was clean, a little outdated, but that didn’t bother us at all. The views from our balcony were wonderful and we enjoyed the location. My biggest issue was the bed, it was extremely uncomfortable and outdated. It creaked and sagged in the middle and it made it very difficult for my husband and I to get a good nights sleep. If we were there for more than one night it definitely would have been a bigger problem.

Best place on Winnipesaukee

Met Tony when we first got there and it was great from the jump. He showed us around and told us what we could do on the property like use the kayaks and grill if we chose. The room had a terrific view of the lake and was super comfortable.The only drawback is that the tv in the room could be bigger but, we didn't go to watch television. Give it a go. You won't be disappointed.

We initially booked a room with a balcony but thought we would be closer to the water based on the pictures.  We asked if we could change rooms and fortunately there was a waterfront room available…we just had to stay a second night (which we were able to do).  It was worth it!  Kickass view!!  Very quiet!  Sat out on the dock for hours!!

We stayed for 6 days the week of the 4th of July. Check in and check out was easy. Anthony and Larissa were kind and easy to talk to. We stayed in one of the upper rooms which has an amazing view. My only knock is the size of the bathroom vanity. Everything else was fine. I recommend staying here and I wish them all the best in the future.

Way better than even pictures show. Not many other places that are affordable where you can stay right on the water with such expansive views. Completely quiet and peaceful. Also free access to kayaks and flotation devices. The water is a bit rough from this part of the lake and a little hard to swim in but you still can swim. Rooms exceedingly clean. Small fridge with microwave right outside the room. Private balcony to look at the water. Also very close 15 min drive to Weirs beach if you want to go on the train or boat from there or swim there. Convenient location near to attractions but very private and peaceful. Don’t hesitate you will love it.

The lakefront rooms have a wonderful water-level view of Lake Winnipesaukee through the window. Could see the sun rise and heard loon calls at dusk. When the lake is choppy you can hear the waves from the room. The rooms feel like very small cabins and are comfortable. Beds and covers are excellent. The road on which the rooms are situated was quiet, with beautiful lakefront homes. In the middle of May for part of the stay we were the only guests at the site. The docks were roped off. While everything in the room worked well enough, we got no response or attention after reporting the first day by email (as directed) that the bathroom sink wouldn't drain enough for use.

I would like te share our experience with this Inn with you. We - elderly couple from the Netherlands, have booked the waterfront suite with queen bed and living room (and kitchen). The suite is nearly in the lake, so the view is superb. Next door is a little beach with deck- and bearchairs, a great Weber bbq, picnictables, and so on. Every waterfront room has his own outdoor seating. There is wateraccess for swimming and or canoeing. Indside the suite is like a small apartment with a nice bedroom (great very clean bed), a very very small bathroom (also very clean), a living room (with a great couch and dinnertable) and a kitchenette ( not so clean, all different plates, cups and glasses, appliances so, so). The suite is nicely redecorated: laminate flooring in living- and bedroom, tile floor in kitchen and bathroom, walls of rough wood (not everywhere done nicely). The outside doors made of a kind of wooden planks look not nice, the windows with musqitoscreens, great plastic blinds and little cute curtains at the top are the opposite - although the plastic window frames need to be cleaned. There are some spider webs in the suite as you can expect so close to the water. It takes some time before the water in kitchen and bathroom becomes warm. The heating was turned off, we had to heat the suite with the airconditioning in the livingroom the nice guy who welcomed us told us. The day we arrived was cold and wet, so were the bed- and bathroom, so after asking about this issue the young man brought us an extra heater for the bedroom. Great service! So we are having - we are still here and the weather has been turning better - a great time and I would highly recommend this Inn although I know nothing about the upper rooms.

We loved the views from our room and sitting on the deck having beverages, the kayaks and paddle boards were complimentary with life jackets. The beach and lake were very clean. It was located within 10 minutes of Weirs beach, tons of restaurants, stores and gunstock mountain. We will definitely come back next year!
