East Lyn House Lynmouth - Excellent 4 night stay this week. Lorna and Steve are brilliant hosts, breakfast was excellent, rooms clean and well stocked with tea, coffee, hot chocolate and biscuits etc,. Would totally recommend to everyone. Could not fault our stay. Weather was also kind to us.

East Lyn House is situated overlooking the East Lyn River & has a relaxing, calming & peaceful vibe.
The Hosts, Lorna & Steve were so friendly & welcoming from the moment we arrived & are both genuinely lovely people.
Our room on the top floor was light & spacious with extremely comfortable twin beds plus had a great view up the River.
The English Breakfast was truly amazing. The best we’ve had!!
We would highly recommend East Lyn House.

It's probably a cliché to say that our two night stay was like visiting friends or family so I'll qualify it further by saying that in the case of East Lyn House & our wonderful hosts, Lorna & Steve, it was better than some stays I've had with either family *or* friends. 

From first contact to the minute we left the entire experience was a complete joy. Upon our arrival Steve came out to our car, not only to assist us in parking, but to also help us in with our luggage...a service lacking in some good hotels & certainly not something I've experienced before in 30 odd years of staying in B&Bs. Once inside we were warmly greeted by Lorna, whose friendly,  welcoming demeanour immediately endeared herself to us, not least because it was both genuine & natural. In fact both Steve & Lorna were hosts par excellence throughout our stay.

The accommodation itself is a substantial Victorian house in an idyllic location on the East Lyn river, two minutes walk from Lynmouth & all it has to offer. It has a sunny dining room with an adjoining terrace  and views & sounds of the river,  both of which we enjoyed whilst enjoying an al fresco breakfast on our last morning. With regard to the breakfasts,  words cannot convey just how delicious they are...fresh, locally sourced ingredients cooked to perfection & perfect way to start the day. But, but... it's not just about the breakfast. Our double-aspect room was scrupulously clean, spacious, sunny & well appointed with a comfy bed & only the sound of the river to fall asleep to and greet us upon waking. It is no exaggeration to state that it was the best night's sleep I'd had in months!!

In closing I would just like to say, thank you Lorna & Steve for making our stay so special, Georgia says it was a memorable birthday & thanks you too for your part in making it so.

To everyone else I would say...if you're thinking of staying in Lynmouth, or the general area, look no further than East Lyn House....it is superb. 

Another lovely  stay with Lorna and Steve. The only downside was having to leave! Legendary breakfasts, amazing hosts, comfortable bed, lovely terrace with beautiful views and wall to wall sunshine. Missing it all already. See you again soon.

Lorna and Steve are the perfect host, East Lyn  House is very clean and welcoming, with an out standing breakfast, choice of full english, or continental, fruit yoghurt toast, lots of choice.  You will be hard pressed to beat this B&B, for hospitality, cleanliness, food and location.   5 stars all round

From the initial contact with Lorna and Steve to book an additional night we were made to feel very welcome at this lovely bed and breakfast. Our first floor double en suite room, number 2, had windows overlooking the East Lyn River and towards the harbour. The bed was extremely comfortable, the room had everything we needed for our 3 night stay. Breakfast was pre ordered the night before and was delicious with a good choice of cooked and continental options. Free car parking on site was an additional bonus. We thoroughly enjoyed our stay, we were able to meet up with family from Essex who were staying elsewhere in Lynmouth and hope to book again next year. 

There’s nothing you can fault about East Lyn House.. everything about it is fabulous. Lorna and Steve are such amazing hosts.. Steve’s full English breakfast was one of the best we’ve tasted and with fresh, local ingredients. The room was spotlessly clean with crisp linen and an extremely comfy bed. The location is great… our room had views directly overlooking the river but it’s also literally less than a 5 minute walk to the village centre and all the shops, great pubs and restaurants, and sea front.

We knew we were going to enjoy this stay from the moment we arrived. Steve and Lorna were outside, guiding us when parking the car. The front of East Lyn House is on the road so parking involves driving down a slope into a garage. Not a problem, they were there to help and then to give us the most wonderful, friendly greeting. We immediately felt at home. 

Every aspect of their service and  accommodation was elevated from that moment. Honestly, there was no way to fault anything. It was easy to treat the place like home because that’s how they made you feel. Breakfast was always a perfect start to the day. The flow and rush of the nearby river was a joy. Even the damp weather couldn’t spoil our stay. 

If you are looking to stay somewhere that feels like a home away from home, East Lyn House is perfect. It was for us.

We stayed here for 2 nights in August and had a lovely stay. 

There is private parking at the b&b and it is only a short walk to the restaurants and bars.

Hosts Lorna and Steve were lovely and made us feel welcome from the minute we arrived. 
The b&b is beautiful, gorgeous house with a terrace overlooking the river where u can bring your own alcohol and sit out and enjoy the scenery.

Our room was a lovely size, comfy bed, had everything we needed.
Breakfast here was really good. The full English breakfast was one of the best I’ve had. 

Definitely recommend this place to anyone who is visiting the area.

When all you want is a home from home

Fantastic stay

Excellent bed and breakfast. Lorna and Steve great hosts. Always willing to help and chat, nothing to much trouble.
Perfect position on the river, close to village and harbour. Lovely terrace overlooking the river where you are invited to take your own drinks. 
Rooms were nicely decorated and spotlessly clean. Our room - room 5 - had 2 windows with views down the river.
Breakfast by Steve was really good - cooked to order. Fresh fruit, croissants, cereals and fruit juice were available.
Lovely walk along the river to Watersmeet about 2.5 miles where there is a National Trust cafe - we got a taxi back for £6.
Purchased a North Devon Parking pass which covered many of the car parks in the area including the one next to the hotel.
Lots of places to visit. We went to Dunster Castle and Watchett on the way down and Appledore, Mortehoe, Valley of the Rocks, Arlington House, Lynton, Ilfracombe and Coombe Martin during our stay.
Ate out at the Old Bank, Lynton, twice at the Bay View, Lynmouth, harbourside fish and chip shop which were all really good. 
Will definitely stay again.



Excellent bed and breakfast 

We stayed here for 2 nights and it was amazing. From the time of booking Steve and Lorna were great hosts. Had an email telling us about the onsite parking and also when we were travelling down Lorna phoned to see what time roughly we would be arriving. On arrival we were met by Steve who showed us where to park and took our cases up to our room for us whist we chatted with Lorna who showed us around and made us a lovely cup of tea which we had out on the terrace and Lorna told us all about the local area. Lovely lounge area to sit, breakfast room and the beautiful terrace to sit out in in fhe good weather with lovely views. We were in room 6 at the top and had views to the sea and also the river. Very comfortable bed, lovely room with wardrobe and plenty of drawer space and tea and coffee making facilities and toiletries. Breakfast served between 8.30.and 9.15 made by Steve and wow what a breakfast. Keeps you going all day. This guesthouse is a little gem and we will be returning. Thank you Lorna and Steve.

Amazing

I thoroughly enjoyed my two night stay.  Lorna and Steve were wonderful hosts. The house was beautifully decorated, spotlessly clean and the view from my from room of the river was simply gorgeous. The breakfast room is light and welcoming and the terrace is a lovely option if the weather allows. Breakfast was excellent, with several different options and my bed was very comfy; I slept really well. It's a very short stroll  into Lynmouth and the surrounding area is truly stunning - Exmoor, The South West Coast Path, Watersmeet, The Valley of the Rocks, Heddon's Mouth...fantastic!
