Outdated/ room was freezing cold!!  Ok for one night!!  I wouldnt stay stay 
longer!!!
Work away a lot so i get to stay in loads of places like this!  Seems like the owners ow many of these places are happy taking your money but dont renovate very often.

Recently attended a function here, the staff in general were very nice and friendly with one exception, who may need to update her interpersonal skills URGENTLY, made customers feel like an inconvenience.

Bar staff were inept, customers waiting ages for orders to be completed. Meals running late.

The premises needs urgent refurbishment, carpets dirty and not up to standard. Kitchen needs attention also, although the food itself was delicious when eventually served. 

Premises convenient to airport.

Would I stay or visit here again? No way on both counts.

Family get together spoilt

We had reservations and called to say that we were delayed. They said "not a problem". When we arrived the door was locked with two phone numbers on the door. We called and no one ever picked up. We had to call a new cab and find a hotel room somewhere else with our two kids.

Awful

Single room small and very dark due to being under large tree.  Need some LED bulbs.  Mattress awful.  Bed linen nice and clean and crisp.  Very noisy hotel.  Stayed midweek and didn’t get to sleep until about 2am - felt like there was a nightclub underneath but it may well have been neighbouring properties.  Also pigeons/rodents scratching away on flat roof of my room at 5.30am.  Doors banging from before 6am with majority customers being workmen getting up early.  Very dirty reception area and pub.  Very good breakfast with good quality sausages and bacon and very good coffee.  Careful with booking via an agent where you give bank details (but pay at hotel) as hotel will take payment without you knowing and when you check out the following day you pay again - very tedious problem obtaining a refund as staff either too busy to care or can’t be bothered - not to be recommended even for one night and certainly not for families.

Overnight stay

I don't usually leave bad reviews but this Pub/Hotel is awful and i wouldn't recommend to my worst enemy!
The room I stayed in was very basic and very unhygienic with cob webs and dirt everywhere very very tatty. The noise coming from outside was horrendous and the staff there are very inconsiderate and rude when talking to their customers. There is no one on the hotel reception either so had to walk through a 18th Party with my suitcase which caused a lot of hassle. Then trying to get to the bar to speak to someone about my stay was more hassle with all the youngsters. There defiantly looked like there was underage drinking going on to! The lady with red hair that i spoke to was so rude and unprofessional and had a face on her like a slapped ass which instantly made me feel unwelcome.

AWFUL!! AVOID!!

I used this place as a stop over with my 5 year old son. We needed to break up a very long journey home to Hastings so went via Woburn Safari. The website looked great, said it was a family run pub and for you to be able to relax. We arrived the fottball was on and lovley atmosphere can't knock the daytime at all. The room was fit for its purpose. But that night they had the music playing and we were on the top floor with a floor of rooms between us and the bar, but the base and sound was awful. My son wouldn't sleep, he was crying as he wanted to go home. I had to call the bar at 11.30pm to find out when it was stopping. The bar staff said probably 1am and that other guest had complained she would get the manager to call me. He called me back, said he understands and would bring them in from outside and turn the music down as it would be finishing soon. That lasted 10/15mins. Luckily enough to get my son to sleep but me! Well it went on till 1 and I was more shattered in the morning than I would have been continuing my journey. Very poor the website doesn't state this, nor do they feel that having the guests are important as they may have long journeys which can be detrimental if they can't get any sleep!

Fab website but reality not so good

Stayed one night , met by local youths in foyer walking around with drinks / bottles . Noise level was ridiculous . Lady on reception looked very embarrassed and said it was an 18 th party and the noise would go on till 12 or 1 am. She encouraged us to go to another Hotel down the road and offered to ring for us .....very kind but odd as we had booked to stay there!
She informed us that it would be noisy and that they had no alternative rooms . We made the decision to stay as we were tired and and been travelling .....big mistake . The room was clean and comfortable however the noise level was intolerable.
I approached a bar man after midnight whom informed me that it is on their web site that they have functions , he did offer a complimentary breakfast which we declined .I accept that this Hotel is very reasonably priced  and as said it was clean and a comfortable bed however I don’t understand why they would  have functions when the noise level can’t be controlled.



Noise level was disgraceful

The rooms are old and moldy. The bar has very poor selection of drinks, and on the weekend we visited it, was mostly populated by local youth on the prowl.
I can't see this place ever being worth the 3 star rating they claim to have. 
I know you get what you pay for, but even in that price range, there must be better options around. 

Give it a pass. 

The rooms were very dated and had wallpaper hanging off and mould and pubic hairs in the bathroom! The bed was comfortable and the sheets seemed clean which was a relief. We ate in the restaurant downstairs and had to wait over an hour for our food which was cold. All in all not too impressed though it was cheaper than everywhere else in Luton so can't complain too much but we won't be back.

Cheap but not cheerful

So the best Thing about the hotel is probably the beds, comfortable and the sheets appear to be quite clean. The room itself is dated and has a few holes in the walls. The doors don't have closers, so they slam and it echos through the corridors. We decided to eat in the restaurant downstairs and waited over an hour for just edible food. Its noisy because of the pub downstairs and I wouldn't stay here again.
