Lovely place and convenient location within walking distance of downtown and the lake. Our hosts were very gracious and the breakfast was great. Our room and bathroom was spotlessly clean. We loved our stay for two nights.

A great choice for walkers. I enjoyed the clean, quiet and comfortable room and the excellent breakfast, made with high-quality, locally sourced ingredients. I very much appreciated the welcoming,  accommodating approach of the hosts, who have obviously put a lot of thought and effort into their business.

The owners, Amy and Chris were very welcoming. The room and bathroom were very clean, and the bed linen was of good quality. Breakfast was ample, varied and tasty. The couple was very helpful in giving ideas and information on the innumerous hikes available in the Keswick surroundings.  We enjoyed very much our stay at Avondale.

Being from Australia and as we had never visited the Lake District before, we weren’t sure what to expect. Our host Amy warmly welcomed us and was super helpful with suggestions on places to go, things to do, and sights to see. The room was clean and cosy and the breakfasts were delicious. My wife said the poached eggs were the best she had ever eaten. We would certainly come back again if we ever get the opportunity, and would recommend it without hesitation

Fantastic location super clean and tidy and wonderful breakfasts. Amy welcomed us and showed us to the room which was perfect for what we needed for a walking weekend. Mini chocolates both days. Exceptional service price and location will definitely return to this little gem of a place.

This was our second visit - we organised our visit to Keswick around availability at Avondale which I think says a great deal about the accommodation and hosts.  Another very comfortable visit with excellent facilities and breakfast.  Hopefully we won't leave it so long before we visit again!

this isnt a 5* b&b its a 5* plus, ✋ amy & chris are so welcoming, friendly. this b&b is the best ever, clean, comfortable, and the breakfast is amazing. home bread is to die for and not to mention the home made cakes 😋. this was our 2nd stay here and cant wait to return this year. this is a must stay🩷 see you guys soon

Chris & Amy are fantastic hosts who provide a lovely clean and comfortable B&B. The single room has everything you need with the best shower in Keswick. Breakfasts are delish and the location is perfect, within walking distance of the town centre and Derwentwater.

Lovely guest house, we had a top floor room, not a massive room, but it had everything you need and it was very clean, the little touches were greatly appreciated too. Local lotions were in the room, which smelt great.
The breakfast was excellent and they catered for a picky eater too!!

Chris and Amy are superb hosts with an encyclopaedic knowledge of the locality, whatever your interests may be. The rooms are very comfortable and clean and it is great to get a single en-suite room at a good price. Chris makes the bread and sources many local products for breakfast (his poached eggs and Bircher's muesli are my favourites). In the room there is fresh milk in a flask (no plastic waste) and excellent locally made toiletries as well. This all shows their love of the region and their wish to immerse their guests in the locality whilst also managing their environmental footprint. Their attention to detail is superb.

Highly recommended

My wife and I recently stayed here and it is a brilliant little B&B. Very welcoming couple who were very helpful and nothing was too much trouble. Had lots of great advice about where to go and what to do in Keswick, super helpful. 
Room was impeccable and very comfortable and the breakfast was delicious. 
Ideal location as well, town center is just around the corner and the lake is only a short walk away. 
Would definitely recommend this place.

Brilliant little B&B.

This was our second stay at this brilliant B&B and have already booked to go back in October.
Everything about the Avondale oozes quality from the rooms to the breakfasts and of course Amy and Chris who are the most wonderful hosts.
It's perfectly situated a few minutes walk from the town centre, lake and the local buses. We just parked the car and walked everywhere or used the excellent bus service.
If you're looking for a quality B&B with welcoming knowledgeable and friendly hosts look no further than the Avondale.

Another great stay

The cleanliness of the whole place was exceptional and such a relief to know that you were staying in a friendly, very well managed and maintained guest house. Avondale was a strong rating of 5 STAR + in every way.

It was also very easy to find parking near the guest house, daytime or evening and Avondale is placed within easy walking distance to the town centre.  The blackout curtains, along with the comfy pillows, ensured I slept really well. It was that quiet that we thought we were the only people staying, until we saw all the tables taken with other guests at breakfast!!!

The breakfast was excellent and of high quality, including homemade Bircher & homemade sourdough bread.

Also, there were lots of leaflets & maps about things happening in Keswick & the surrounding areas and the proprietors were very helpful & knowledgeable on local walks.

So well done Amy & Chris for our excellent stay at Avondale and Thank You. I will definately be back to book in again.

Avondale Guest House is definately the place to stay in Keswick

Perfect bed and breakfast in the centre of keswick. We'd drove up early Good Friday morning and climbed a mountain before we were due to check in. We managed to park for free on a street near by and as we were a couple of hours early we decided to ring to see if we could check in, if not, it wasn't a problem as we'd head to town. Amy answered the phone and asked for our room number and luckily it was ready so we could check in. Amy greeted us, there was a place for our wet walking boots in the hall then Amy showed us to our room. She explained everything to us about breakfast, the keys and the booklet about the b & b and Keswick. Good choices for breakfast, comfy bed and bathroom amenities were great. Amy and Chris were on hand to give any information about walks and we were even given a creme egg on Easter Sunday. Couldn't fault this place for a weekend break.

What a perfect little bnb, excellent location. We had the most loveliest of stays, Amy & Chris are the most helpful and welcoming. Everything is sparkling clean and the bed and pillows so comfy. The little extras such as fresh milk in a cooling flask for tea and coffees to the lovely toiletries, breakfast was cooked to perfection with so much choice. We stayed in room 4, it had great views of cat bells. We will definitely be returning and recommending. Thanks again Amy & Chris
