This place is in an ideal location close to the centre of Keswick. Lovely newly furnished large bedroom room and bathroom with walk in shower.
Tea and coffee making facilities with fresh milk available in the fridge.
Very comfortable and warm room and a helpful and friendly owner a very relaxing couple of days. Recommend without hesitation.

Excellent location, comfiest beds and pillows, wow! Amazing view of Skiddaw from our room - 2. Lots of space in our room for our dog and a beautiful bathroom with walk in shower. We loved our stay! Bonus is having use of the fridge for cold milk and water - provided. We could also put our freeze packs in the top freezer. Anyone who visits the lakes with family will know this is a great option to have! Thank you to owner Andy for a really lovely and stress-free stay and for helping me create more memories with my daughter.  It means a lot!

A lovely two night stay in October. The owner made us feel very welcome. Situated in a great location with the shops and park on the doorstep and hikes a short walk away. The hotel is modern in appearance and great attention has been given to the essentials. From the very comfy beds with outstanding pillows, the large bathroom with quality shower, local toiletry products that you want to use and a branded coffee machine. Breakfast wasn’t an option but this doesn’t prevent a 5 star review as the family often skips breakfast or feels constrained by the serving times. Will stay here again in the future.

Absolutely perfect!!! Room was perfect, from the cleanliness to just the style of the room and so was the location. Just around the corner from the main street so quiet but quick to access the main street. Owner was lovely and very accommodating considering we were the a few hours before check-in

We had a lovely 4 days in Keswick. Our room was very clean, lovely view and perfect for the two of us plus an active toddler who had space to run around freely! 

We were so close to the lake and all the restaurants and Andy was very helpful in giving tourist advice on where best to go and what to do, as well as being a brilliant host providing whatever we needed. He also had a parking space just outside the property which was perfect.

Perfect location between the lake side and the centre of Keswick .  We had room 4 , most comfortable bed and lovely en-suite shower room and nice big room. We could come and go as we wished and anything we needed the owner Andy was happy to help. We enjoyed our stay at Keswick  so much we stayed extra night.

Excellent location for lake, town centre and several excellent walks. Room and whole house was clean, fresh and very well-maintained. Host is most helpful and knowledgeable - can recommend Room36 highly. Keswick is a superb base to see the Lake District.

Andy the owner was very relaxed and approachable and let us into our room early which was much appreciated after a 6 hour drive! The room and ensuite bathroom was lovely, and very clean  with good quality feather stuffed bed linen and every thing that we could need. The view out of the window was gorgeous. The Hotel was perfectly situated, as near as possible to the Lake and a short walk to the town center. 

We stopped over for one night at Rooms36 in Keswick and felt very fortunate to get a last minute booking.
We have 2 medium sized dogs and received a warm welcome from Andy our host on arrival.

The room was spacious and light with a very comfortable bed and nice bed linen. Very well appointed with a Bosch coffee machine, kettle and iron - a variety of tea and coffee set alongside a tin  of chocolate biscuits. 

Modern bathroom with a vast shower and lashings of hot water ( good pressure too !)

The location is perfect within a stones throw of the town centre but also right on the edge of the park and a ten minute walk to Derwent Water. Nice and quiet but very convenient as a base for everywhere. 

Downstairs the dining room was modern, bright and very clean. Lovely bright white furniture set up beautifully for guests.

Breakfast was sumptuous  and excellently prepared with an excellent menu selection of hot food ( full English/made to order pancakes/ smoked salmon/ kippers/porridge etc) in addition to a continental buffet with numerous fresh fruits, cereals and bread. Andy’s beans were on offer with the hot food and delicious they were too !

Sorry to leave after one night but would certainly recommend and hope to return next trip to The Lakes ! 

Just returned from a week stay at Room 36 with the family and dog. Lovely location close to Derwentwater and Keswick town centre. The breakfast was amazing with fresh bread, fruit and a range of cooked options every day. Food tasted great. The bedrooms were lovely and comfortable, with great showers and coffee facilities which were topped up daily. Will visit again soon.

Beautiful Place, Brilliant Stay!

Excellent location

Fresh room, clean with all facilities required.  We were in a family room with a double, a set of bunk beds and a spare mattress- only 3 of us so ample space.  Close to town centre, lake etc.  Clean, modern bathroom with walk-in shower.  Room well-equipped with coffee machine, kettle, iron, hairdryer and plenty of storage space.

Downsides to us were that we struggled to sleep.  Person above us had a dog which scratched and ran around from 4:30am, then the people were up
and about -  every footstep from people walking can be heard, and felt - creaky floorboards, old house (not much to be done about this but spoiled our stay being up from 4:30am on both days).  Could also hear snoring from the next room so getting to sleep was difficult too.  I guess we may have annoyed people below us so we felt we couldn’t walk about too much!  

Price of breakfast was £15pp - we don’t eat cooked breakfasts or eat much in the mornings so we didn’t have this.  Shame there wasn’t a simpler option to have fruit juice, coffee and some fruit/granola as we’d have probably had this.

Worth noting that the double bed was raised by about 3’- I’m 5’ tall and needed help to get up! I’m only 45 and fit but others may struggle to get in and out of the bed.  

We were lucky enough to get a parking space next to the building and left car there for two days as everything was walking distance.

Laid back, great location. 

Fantastic Accommodation ! 

Whenever I write a review, I take a number of factors into account relative to the cost, reputation, expectations and type of establishment. As such, ratings are accordingly subjective.

We stayed at Rooms36 during a rain-sodden week recently. This little B&B is tucked away off the road in a small cul-de-sac right next to the shore of Derwentwater and is wonderfully situated, being very close to the town centre without having heavy footfall passing in the immediate vicinity.

There is restricted parking immediately outside, applying from 10:00 - 16:00, which is enforced. However, the owner Andy was very helpful in securing us a parking spot in an unrestricted section of street literally just around the corner. Thank you!

The rooms here are bright and airy, in excellent decorative state and spotlessly clean. Our double room was a good size, with a supremely comfortable bed! Our little dog certainly thought so, having the rare treat of sleeping with mummy and daddy instead of in her own bed for a change!

The breakfast room was similarly spotless, with a plentiful supply of hand sanitiser. There is a system of seating that wasn't immediately apparent (each table is discretely numbered to correspond with your room number) and, predictably, I didn't notice. This resulted in a mild rebuke from Andy, who rectified the matter by swapping the table numbers. 😳

The breakfast menu is extensive, with locally sourced produce being favoured. Homemade bread, still warm from the oven, added an excellent complement to a fantastic full English!

So why only four stars? Well, at over £140 per night, this is a relatively expensive place to stay. I've stayed in five star hotels in the City of London for less, but people are clearly prepared to pay, so you can't blame the owners for capitalising on this.

A number of reviewers have commented on Andy's demeanour. I'm hesitant about mentioning this, as people's character is a personal matter. However, when the owner plays such a pivotal role in an establishment's operations, it's a fundamental part of the experience. If you're in need of obsequious service and an abundance of fawning, Rooms36 may not be for you. He's a thoroughly decent person, exceptionally helpful, has an eye for detail and is an excellent host, however.

Will we return here? We'd certainly be very happy to do so.
