We booked this b&b 12 months ago. Arrival the lady who runs the b&b greeted us with breakfast menu card in hand plus debit card machine. I paid this was the only time i saw her. We took our luggage up 3 flights of steps no offer of help. The room was nice in the attic 1 slope side the bathroom had everything we needed. In the morning we went for breakfast a old Chinese lady was in dinning room.she asked if we wanted tea/coffee. She got us a coffee pot we got our own ceral. Only 2 choices cornflakes or bran flakes. The cooked breakfast was lovely. Even on N.Y. day we didn't see the owner no happy New Year or owt.

The classic British house is a little old on the inside, but that has its charm. It is run by a very educated Asian family. It is all full of carpet and wallpaper. We touch the attic. Everything was clean. The decoration was very old but all correct and clean. The breakfast was also fine. Very complete, abundant and at the time indicated. It has a bull station next door that leaves number 25 in the very center of the city that passes regularly. In front there is a very large park. It has a teleheater, everything basic.

Affordable accommodation near the center.

No “hello” upon check in, was just asked for the money. Room was very dated and not the cleanest. Room very cold and one of the lights didn’t work. Shower was not powerful, although it was a good temperature. We were told to preorder breakfast and what time we’d like it at, so we did. At breakfast, no one to be seen or heard from for a good 10 minutes. The cooked breakfast was not good at all, (eggs, bacon and tomato being the main offenders), so much so that it came back up on the journey home. Orange juice and milk left out in the open for who knows how long. Upon checkout, nobody to be seen again. When we did check out, we just got a “bye”, no “hope you had a good stay” or anything like that. Would definitely not recommend staying here.

This an old fashioned bb, but that said it was practical and clean. Couldn’t say staff were friendly but they were polite. Breakfast was quite nice but avoid the orange juice as I’m sure its no more than squash.
If you don’t want to pay Edinburgh hotel prices this is just out of Edinburgh centre and is on a very convenient bus route straight into the centre but you can walk it in about 35 minutes.

New Year’s Eve 2018

Room was small and basic but clean and ideal for short visit. Staff were friendly and extremely helpful. Breakfast was nice cooked breakfast with good choice or cereals ..or both! Bus stops right outside so good connections. My friend stayed in 4* hotel as she needed comfortable room and thought extra stars and larger space would guarantee that BUT was very disappointed and on visiting me agreed this one was far better! Very good customer service .. I would definitely return.

Excellent value for money

We booked the family room. For small families, presumably.
Lady in charge appeared challenged by the English language
The curtains collapsed. They are heavy curtains held up by cheap plastic hooks which aren't up to the job
Although we asked for a room with bath, it turned out the bath wasn't in the room but down the corridor.So a shared bathroom then.
At breakfast the ceramic teapot had a cracked lid
The bathroom was an afterthought and had obviously been hastily adapted to qualify for en-suite status- the bathroom was so cramped it would make great training area for the crew of Mir space station
At one point at breakfast we were joined by a relative of the owner(?) at the next table who slurped his cereal at comedy volume
Decor was very1982
Old sash Windows were peeling, bedroom window was cracked
No hot water came from the hot tap in the bathroom sink . Well technically it did run, but you'd need time lapse photography to prove that
Tiny TV needs unplugging if you want to use the kettle, so bring an adaptor if you intend using both at once
The cushions were dirty (though the room wasn't )
There was a tiny wardrobe about 8" deep
Pictures repaired by sellotape in dining area, scratched placemats. (Are placemats that expensive?)
When we arrived there was a mattress on the street outside and a bedbase in the garden
If you switch on the bathroom fan (when you switch on the light in Mir it automatically comes on) you will wake the dead.
This seemed like they can't be bothered, and I suspect they are resigned  to giving that impression. They do have a sign on the window that says hey are "On Trip Adviser". 
Well they certainly are that, but not in a good way.
Parking is free in the sense that it's free on the street outside.
We won't be going back. Although we did check the mattress label before we left as we'll be buying one of those.

Great Mattress!

The location is convenient, as the hotel can be reached from the centre by public transport or a nice walk. The staff is available. The small room (and therefore in full UK standard), but clean and cozy; idem for the bathroom.

Recommended for a quick vacation in Edinburgh, overrated for quality/price

We had two nights here and were very pleased with the room and service we
received. The room was quite small but we found the bed very comfortable and the tea and coffee making facilities were very good. This is an old building and the plug sockets were beside the kettle. True we had to unplug the TV aerial to boil the kettle but that's not really a problem. The TV aerial is temperamental so we had limited channels but we were out most of the time, so not really a problem. Parking was good and breakfast was very good. No-one bothers you which suited us very well and we were welcomed and given details and keys by a pleasant young lady. We will definitely stay here again.

Budget but fair price. Very good value for money.

The Hermitage Guest Hotel, Edinburgh, is a quiet, clean hotel, very cheap, 30 minutes walk to the centre, the room is small, but the price is also very friendly, especially Tina's.

Hotel with good value for money. Well connected with various bus lines and located in a quiet area. Very friendly and attentive staff. A la carte breakfast and free WiFi. Repetition certainly.
