This is a student hostel let out to groups during the term vacations. The apartments of 4 single rooms are only let as a single unit of 4, with shared bathroom and kitchen. Basic bed linen and towels are provided, and cooking utensils and plates etc, but not much else, ie 1 'complimentary' toilet roll. You have to supply the replacements! This is not mentioned in the introductory literature. However there are 2 supermarkets in Nicholson Street, Lidl and Tesco Express, about 10 minutes, 2 blocks, walk away. 
The toilet cistern in our flat took 30 minutes to refill! Not a good scenario in the morning when 4 people want to use the bathroom. Complaints to the management were listened to and explained away by saying the buildings were old, and effectively nothing could be done about it. These buildings date from the 1970's I reckon so by Edinburgh standards they are almost new! Certainly the toilet flush mechanism looked recent so I suggest you make your own judgement about the management style.
We were lucky the weather was warm that week, because the duvets are pretty thin and small. Presumably students have to provide their own if they want warmer ones. Bedrooms are very basic with a bed, chair, desk and storage cupboard. Coat hangers were provided, and there is free wifi. Phone signal was non-existant in my room, on the ground floor. The bathroom light switch had to be pulled 3 times to persuade it to turn on. The entrance code lock is quite sticky and requires a very firm grip to open. Not so good for older folk. After that you have 3 more locks, stairwell, flat and room, to unlock before you are in your room, and nothing to tell the keys apart except your intelligence. That's why it's for students!
Location is reasonably good, a few minutes walk from Holyrood Park for those that like an early morning jog. Also quite close to the bottom of the Royal Mile, Canongate crossroads. Good for the Fringe as it is right behind the Pleasance courtyard, but a bit noisy then!
So, all in all, very basic rooms with quite a few problems that the managers appear reluctant to put right.

Student Hostel, so don't expect much.

New Arthur Place is located near Univ of Edinburgh and an easy walk from Old Town or New.  It is a student centered accommodation, but was clean, comfortable enough and safe.

The flats are shared bath and kitchen, private sleeping quarters.  There are lots of stairs depending on the floor you stay on, so take note if you need handicap accommodations.  I'm sure arrangements are available.  Maintenance was responsive to a leaking pipe and the flat secure and firesafe.

Good value for money. Perfect for friends cuz it's actually an entire student flat

Location is too far away almost 30 min walk from royal mile. The angle of the shower is really weird and a bit hard to take a shower. Duvet is too small making it a bit cold at night.

While staying at New Arthur Place, you can enjoy such experiences as:

- Having a toilet that flushes 50% of the time
- Crossing your fingers and praying that the water temperature will stay where you set it, not alternate from freezing to scalding on a 15 second loop
- Never having a working heater
- Having a bedding set that is a bit too small for the bed, meaning the covers will only go up to mid chest
- The lingering musty smell in basically every room
- The view, not of Arthur's Seat, but of other flats
- Sitting outside the building for two hours when locked out (the four layers of security are sometimes not too awesome)
- Walking 25 to 30 minutes to get to anywhere in Edinburgh anyone would ever want to go
