Bit difficult to find and had to park behind the building because no parking on the mainstreet, however once found was promptly checked in, shown free parking, given a rundown of the place and a map of bath including info on the free walking tour. Small room, but nice amd beds very comfortable. Bathroom nice size and very clean, as was the bedrooms. Shared bathroom but didnt have any troubles. Breakfast in a different house, short walk and in a very nice and cosy room. Plenty of breakfast options, offered tea or coffee on arrival and hot breakfast order taken straight away and arrived quickly. Very good walking distance to town centre and all the main attractions. Hosts very friendly and helpful. Would definitely stay again.

Lovely people running it, extremely clean and the best breakfast ! Lots of info given as we didn't know Bath at all. Conveniently they kept our bags for us when we checked out and we collected later. Will definitely stay there again and would recommend to anyone to stay there.

Myself and three female friends just stayed here for a weekend, sharing two twin rooms.  I had been dubious before we went, but when I got there I loved the place.  We were met with a lovely welcome - and although we couldn't check into our room (it was 10.30 am!) we were given the key for later and left our luggage.

The room was fairly basic, but good quality and the beds were very comfy indeed. We were at the front of the building, and you can hear traffic and seagulls, but we were sleeping with the window open as it was so hot, and we slept despite the outside noise.  

There are four bedrooms on the first floor, and one bathroom, with a bathroom in the converted attic upstairs, and a toilet downstairs.  Sadly all four rooms were trying to use the bathroom at similar times, and even at 5.30 am I had to go upstairs for the loo as someone was having a shower on our floor!  Despite that, and we knew it was shared bathrooms when we booked, it didn't really pose too much of a problem.

Breakfast is served a few houses down the road, and was lovely and cooked freshly to order. A great start to the day.

There is an ironing board and iron available to use, left in the hallway, sadly at the time we needed it one of the other guests had taken it - that was just bad luck, but it is usually there.

Rooms have tea and coffee and a small kettle, towels are provided, and basic toiletries, along with a small hairdryer.  There is a tv in the room too.  The rooms are not huge, and there were no chairs to sit on, you have to sit on the bed, but we were only there for sleeping so it didn't matter too much.

The town centre and the Crescent are just a few minutes walk away, and buses do pass the door.  There is parking available too. I travelled by train to Bath, and jumped in a taxi from the station which was only a few minutes and cost £5. On the way back to the station I walked, even with my suitcase on wheels, it really isn't far. 

On your room key is a little loyalty fob, that will get you discounts in lots of local places. We ate out in a great restaurant and with our fob had one meal and one meal free which was great value and much appreciated.

The owners are lovely and friendly and very welcoming. We almost felt as if we were staying with friends.  

If you are happy to share a perfectly lovely bathroom, and want a cheaper than average, clean, friendly place to stay in the centre of Bath then this is ideal.  

Sadly with four rooms sharing bathrooms there are going to be queues at times, and some guests don't wipe the shower door and leave gunk in the sink, and there was a soggy floor - but hopefully you will be good guests like we were and not do that!  

Quick note to the owners - it was really warm and too warm to be under the duvet, it would have been nice to have just a sheet provided too so we can sleep on top of the bed with just a sheet in hot weather, or throw an electric fan in the cupboard. I am sure if we had asked they would have been provided, it was just we didn't ask.

I am hoping to go back to Bath again soon (the Thermal Spa is calling me very loudly!) and will certainly stay here again.

Fab little place to stay

Perfect weekend 

Went to write this review but saw that a previous reviewer had said everything I would have said only I knew I was having to share facilities it didn't make me crabbit.
Def need to address issue of where to put wet towels when sharing a bathroom. Also a huge wardrobe for a tiny B&B room? A couple of hooks and a desk providing useful surface area when there is nowhere to put anything except on or under the bed would be a much better idea. 
On the plus it was very new and clean and comfy bed - but a few bits of wall are would make it less clinical.
Breakfasts were top notch, and the location was ideal. We got off the airport bus from Bristol almost at the front door and Bath's attractions are a very short walk away.

It depends on what you are looking for - if its cheap accommodation, to a reasonable standard , a short walk from town, with clean shared bathrooms (at least that's the case if you are the first one to use it in the morning) - then great, this is the place for you.
However, if you are looking for the bare minimum that you would expect from a B&B (let alone hotel)  - you won't find it here. The rooms are very small and cramped - so you are  either on the bed or walking into the wall or cupboard. You need to share the bathroom with four other rooms (so up to 8 people) - not great if you are in a hurry, even worse, if you want a clean and sterile bathroom to wash in. Its also very impersonal as there is no reception - in fact, there is no one around (33 is an overflow to the Albany B&B which is a few doors down). It reminded me of the type of place I'd hire with a bunch of mates in my 20s in places like Prague or Riga or Budapest. Breakfast is served down road at the B&B proper. Its a cramped affair where you might have to share your table with other guests (no bad thing - although your guests may be surly and not say a word to you) - there is a selection of cereals, fruit, juices etc. on offer as well as a cooked breakfast. It was particularly smokey on the morning that I ate - and so my clothes smelled of smoke all day.
