Made very welcome especially as we arrived early and were booked in straight away. Very nice house.  Our double en suite room was also lovely.  Breakfast was very nice with good choice

The owners were fabulous and so kind. This was my favorite stop on our trip. The breakfast was so delicious and came out so quickly. The property is beautiful and is so close to the Birks and the center of town you can walk everywhere. I will definitely return on my next trip to Aberfeldy.

Lovely stay, excellent location, but just a little disappointed with shower head not being able to be set in fixed position and even having to interrupt shower having to redo the shower unit, but probably offset by lovely breakfast!

First-rate, family-run B&B, more like a small hotel with clean, well-appointed rooms and friendly owners and staff. The building has period features including wood panelling and high ceilings as well as an impressive staircase and it is tastefully and comfortably furnished throughout. We had a spotlessly clean and comfortable double room with a firm bed and shower room. There was also a large airy guest lounge bathed in natural light from a large bay window and an original fireplace. I enjoyed reading there and also guests are welcome to bring in their own drinks (glasses provided). There is a pleasant garden with plenty of seating and the protection of a large gazebo. Breakfast was definitely a highlight!

Our room was clean & comfortable. Mark & Claire were great host's and made us feel very welcome. Breakfast was really great with a good choice, cereals, porridge, cooked breakfast etc. Would recommend this B & B as a central location to explore all the wonderful places that Scotland has to offer.

We really enjoyed our stay and we wish we had booked a longer stay. The communal areas were superb, the host was really nice and helpful, the breakfast was the best we have had this summer and the beds were comfortable.

Lovely couple Mark and Claire looked after us very well with suggestions for evening dining and days out. Great breakfasts and large comfy bedroom. Highly recommended!

Excellent location, all the restuarants and bars are within five minutes walk. As well the Birks o' Aberfeldy are literally across the road. Lovely room, decent bed and breakfast was quality.

Everything about the area is on tap. We just parked up and adventured; or in my case dissappeared around Loch Tay and up and over Ben Lawers into the glen.

Decent B&B to adverture from

Three night return visit, stayed last September and as per our last visit everything was absolutely spotless. Fantastic spacious room with king size bed.  Breakfast was excellent as usual and perfectly cooked. On our last afternoon we chilled out in the lovely garden. Couldn’t recommend this B&B highly enough!  

BRILLIANT

Having stayed at Balnearn House previously I didn’t look at anywhere else when returning to Aberfeldy. 

As before, Claire and Mark were friendly, welcoming hosts who provided a high standard of accommodation and service. 

The B & B is immaculately clean and has a lovely guest lounge that we enjoyed later in the evening. Breakfast is of a very good quality with a range of options on offer to suit all tastes and appetites. 

Lovely location too, the Birks of Aberfeldy accessible from across the road, alongside lovely gardens at the house. Plenty off street parking too. All round winner!

Return visitors

A beautiful wee B&B in the most beautiful part of the country. Friendly owners, immaculately clean and comfortable rooms, fantastic breakfast. Situated just a few minutes walk from the town centre, but in a quiet part of town, so there's no traffic noise. I've often said Aberfeldy and Kenmore are heaven on earth, and Balnearn House is the perfect base to explore it.

Forget the petty negative reviews! Our three night stay was absolutely wonderful. We had a warm welcome on arrival and our room was spotlessly clean. Breakfast was lovely with a good choices and perfectly cooked. Our hosts could not have been more helpful and accommodating. On one of the afternoons during our stay we sat out on the fantastic garden which has covered seating. 
My wife and myself would thoroughly recommend Balnearn House to stay.

Wonderful

Had a great weekend recently at Aberfeldy. This is a excellent base for getting out and about in the area. Quick check in. Stayed in the Lyon room. Bed comfortable. Excellent shower ! Breakfast was brilliant. Thanks to Mark & Claire especially for going above and beyond for us. Hard working couple and wish you all the success you deserve. Don’t worry about wee Telly. It’s not that important. Would be back again if in the area. Great wee area. Enjoy !

Bit of a GEM.

Stayed 2 nights and will return.  Great quiet location 5 minute walk into centre of town along  Lower Birks path. lComfy bed, quality linen, flask of milk, powerful shower. A guests lounge has wonderful views, table, chesterfield style chairs and sofas, board games, glasses are thoughtfully provided. Beautiful large outside garden with Gazebo and plenty of seating provided. Large off road car park. Breakfast choice was superb and very tasty.   Well run family B & B couldn't fault a thing. Made to feel welcome, a lovely relaxed feel in this perfect B & B can highly recommend.

Perfect B & B

We stayed for two nights in the Balnearn house   and that where two fine nights. At first the house is beautiful the garden is even finer and the hosts where top. We enjoyed our stay and hope to come back on occasion. A last but not least point is the sitting room for the guests. A beautiful place to spend your evening 

How a house can be a home even for a short stay. 

Great stay with friends for a few days 
Accommodation was excellent with large comfortable rooms and several great nights sleep 
Weather was quite good so we spent some evenings in the garden area 
Hosts were very friendly and welcoming - nothing was any trouble including drying some clothes for us after a paddle boarding session 
Excellent breakfasts each day 
They also were good guides to the local area and restaurants
