Before booking our stay we looked at many reviews. I will admit I was definitely intrigued when reading the positive reviews and was skeptical about the negative reviews. Unfortunately, my stay was everything every negative review experienced and more. It’s located behind a noisy restaurant and outlet mall. Breakfast isn’t free as advertised, get ready to pay. Front desk is annoyed they are working. So we moved on to room 105. Upon entering the room we were greeted by filth. I know the owner Chris states his claim to cleanliness, I completely disagree. Our room was disgusting. Two of the three bathroom lights didn’t work, shower tiles falling apart. Not to mention Police called to the location twice in two nights. On the second night someone banging on our door at 9:50 pm. Later excused as “housekeeping”. We left and booked another hotel. Owner faults me for not telling him of our issues. Last I checked they are your issues sir, not mine. Now Won’t refund my money. No apology, no accountability. I would not recommend my worst enemy to book at The All New Grace Bay Suites. The best part is the owner Chris is going to blame me, the guest for my terrible stay in his response. Hello, I’m in a foreign country, I’m not looking to cause issues. We moved on but I’m warning others. STAY AWAY!!! This owner is feeding off his low price with false advertising. If you appreciate low quality accommodations and police presence at your hotel with a filthy dumpster next to the pool. Book it.

We just returned from a one week stay.  The hotel advertises as budget and we agree.  Compared to the resort prices in T&C, this was a budget resort but offered all the amenities we needed.  The location was great and we enjoyed being right in the middle of things.  We could have paid a lot more for a more luxurious stay but we booked on the later side and weren’t prepared to pay thousands more for a room that we didn’t want to stay in other than to sleep.  The beach is amazing, the room was clean, the resort was maintained and the ladies at the front desk were very helpful.  My daughter has a severe nut allergy so I had to prepare simple meals for her in the room.  They put a microwave in our room which was a huge help.  A few items that would make this place even better: larger refrigerator (not a big one, just more space to store a few more items from the grocery store since restaurants are so expensive and we had to buy more food to prepare), small microwaves in each room (this goes a long way),  better light in the rooms and fixed up bicycles (we used them a couple of times but had to wait a bit for a second bike to arrive because the others were not in good shape).  
Overall, we would stay here again and would recommend this place to others.  We look forward to our return!

Great place in TCI if you are on a budget!

Great place to stay! Staff was friendly and helpful, rooms were clean and bed comfortable. The $10 coupon for a choice of 3 different places for breakfast was exceptional!  6 nights March 3-8.  A short walk to the beach and it is the first place we have stayed that there were always beach lounge chairs and umbrellas available!! 
Our friends accidentally left some Jewlery in the room & while waiting for our taxi the Maid found it and got it to her!!!

Great experience!

If you are looking for a small hotel, close to the beach, restaurants and shops, this is the place for you.  This is not a resort. The resorts will give you more amenities have more people and cost quite a bit more- this is not that. Girls behind the desk were great. The beach is about 600 steps away. Dedicated chairs and umbrellas for this hotel, never had a problem getting chairs. 
Supermarket is a 7 min walk away. They made great wraps and sandwiches behind the deli counter. Full assortment of booze and wine.  
 Only 3 complaints:
 1. The breakfast is not free its subsidized. They give you $10 per person vouchers for 3 local restaurants. Only 1 is worth going to: Shays. and $10 doesn't cover it. That being said, we had to shell out $5-15 more between us per day. People staying at the Sands and even the Ritz Carlton came there to eat. Its that good. 
2. since you are in the middle of town live music is loud and goes late. My wife and I are sound sleepers so it hardly bothered us but fellow guests did complain. 
3. If you get a room on the 3rd floor you probably will have too lug your own bags up there. 
Overall this is a good place to stay. We liked the proximity to restaurants and shops, we walked a few miles every morning, had a good breakfast, went to the beach all day and out to eat every night without a problem here. I would recommend this place to others.

Very Good, but...

Newly renovated and super convenient location with easy access to the fabulous beach .  Price includes breakfast at nice spot just down the road.  Lady on front desk was happy and helpful.  We had a ground floor room which suited us very well.  Happy to recommend

The breakfast voucher is a plus that allows for some variety.

Hotel was in excellent proximity to the beach, restaurants, and shopping. Room was clean, towels were a plenty in the room and for the beach. Front office offers excellent help in finding food and excursions. We loved the breakfast vouchers to choose from. The facilities offers bikes, canoes, beach chairs AND It has it own spot on the beach. We never fought to wake up to save a spot.

Although this hotel was small it was amazing! Cute, Clean,Close to everything! Eben that works in the front office was AMAZING! Anything you need she has you or will refer the best options! Only thing is I wish they had a Hot Tub other than that 10/10

The property is amazing for the price and is very close to all restaurants and walking distance to Grace Bay beach. It is in the heart of all activity. The added bonus is the breakfast voucher they provide for your stay.
