Ideally situated.  

With 5 minute walk to Jomtien beach and baht buses.   

Great swimming pool and rooms.  

And a well stocked 7-11 nearby.  

Rooms could do with modernising and more utensils. 

If booking with planb note they don’t leave keys and you may have to wait until opening hours

Great place once again.

When we fly to Bangkok and want to stay in Pattaya for a few days, we choose Atlantis. Maybe the condo is not the freshest, maybe the best. But I always choose it. The fact is that I'm often here alone with the kids, all around us is familiar, as they say all the trails are protopted. Even if you're without transport, everything you need to live is in a step-by-step approach. Starting from the pool, it's great, big, comfortable. We usually take a condo so that the noise of the road and the pool doesn't get too much. 7/11 is just a healthy one! The price of the two horses is the same as in the Big C or the TEC, the most busy ones.

My family is very comfortable.

We had an apartment on the sixth floor to the pool, which is nice, but it's very quiet at night, so every time you take a taxi or walk about 30 minutes.

It's a nice place, but it's a little out of the way.

Hotel was bearable, no air con, no staff to help and difficult to check in. Air con only worked in one room, no kettle and all sheets and furniture was dirty and not well kept. Only good enough for somewhere to sleep but would not stay here even if it was for free.

Bearable but not anywhere near luxury

No air conditioning.  Staff dont know anything. Lied about how many beds are in one room. Manager or whoever lied about when i could check in, it took about 4 hours. Only had cold water. Rooms were not thoroughly cleaned before we came in.

Im never coming back and i would not recommend.

I had to wait literally over 3 hours to check in to see a reasonably dirty room with a couche-bed to share with my brother. Where was the hot water? The rooms look nice in the photos but much less on arrival. The location is okay for the beach but nothing else like I thought. It's so full of other empty properties that is kind of depressing.

This location comes at a cheap cost but trust me that it is worth paying a little more for better if you insist on taking a vacation in this part of pattaya. There are better locations.

Awful stay

The area is clean, the swimming pool is huge and fairy tale. The water is clean. The children's area on the shallow water with fountains, stairs, hills and a bucket-turning. The hill is separately located for children and adults. There are spacious areas with a depth of 1.80 in the shade and in the sun, the jacuzzi areas are working, the waterfalls...

It's a great condo.

The swimming pool is excellent and ideal for families with children. 
Wifi in the room was good.
Quiet area with restaurants and beach line in walking distance.
Parking available.

And then well, it started with a mail I received on the same day of check in which notified me I needed the pick up the key in another place. Luckily not that far, but I think you can already notice some pointers that could lead to trouble, unpleasantness and misunderstandings.
Second of all, there is no Athena what so ever, no area, no building named like that too. The room is located at a condo complex called Atlantis. We drove a couple of streets in and out trying to find it and then decide to call the number we received in the mail.
The owner calculates cleaning costs to the clients, but not much was cleaned. My guess is that they only clean the sheets of the beds. The room itself needs a serious renovation and has some leftovers of water damage / mousture in one of the bedrooms which could lead to mold.
Staff was, i would not say unfriendly just their typical Thai way, but unprofessional for sure. At reception of where we needed to pick up the keys and the concierge at Atlantis. Plus when was asked about the warm water and to open the locked safe deposit in the room (which you easily could walk out of the building with) the answer was, someone will come tomorrow... nobody came. 
After some serious renovations this could be a suitable place to stay with your family.
Anyone stayed here during the last couple of weeks, months. Should get a serious compensation!

One time and NEVER again. Highly not recommending!

the management really dont know what theyre doing. it took my family almost 4 hours to check in even after we called the manager and he told us 5 more minutes like 20 times.

there was no toilet paper or soap in the bathroom and the rooms are in worse condition then what i thought when i first saw the photos. i wish i chose a more expensive room to stay in honestly if this is what the compromise wouldve been. the resort isnt placed in a very good location either. theres noise everywhere in this place but its not from the tourist attractions, just that the walls feel thin. this was a very uncomfortable experience and i would not recommend this to anyone.

Total disaster

Interest to see all their budget being dumped into a fancy pool yet they couldn't even afford warm water in my shower or to clean the mold/horrid stench in the bathroom. Staff is polite but don't know what they are doing. Even at a cheap price this isn't worth it. The room is really small and uglier than it looks in the photos. They also count a dirty bunk bed from the couch as a bed ready for a family.

Even if you book for a cheap price. Nothing interesting surrounds this nearby except for a lame beach, other condo resorts with nobody in them and failed businesses. All the attractions that are worth looking at are very far from this location.
