Perfect for low budget adventurers. People who left bad reviews must have expected a resort which it is not. It is a small pretty and clean place with modest but nice rooms and a lovely terrace! 
I fully recommend 👌

I choose Karoon 23 because I was looking for a budget option. I was amazed at how perfect my stay was. If you are looking for pristine luxury then this may not be the place for you.
But if you are looking for stunning views, kind, helpful staff, comfortable rooms and an affordable stay right in the heart of Hua Hin then I could not recommend this place more 

The balcony overlooking the Thai Gulf, the premium location and falling asleep to the sound of water crashing beneath your feet.
What's not to love.

This is twice time to stay here very worth for  money staff are nice and helpful and this time I got the problem about reservation rooms but khun Taen help me get a room even no air conditioning it's okay because we are not in the room before evening and at night time it's cool by a big fan, flanky speaking for this price in the heart of Huahin I'm highly recommend you to the adventure and for sure please not to bring high expectation for the low price.

What a stay

Room for a thousand view for a million 

Lovely

When I walked in first I wanted a cheap room so was given a fan room.It was small but acceptable.Later i realised that i could not do without an air-con in the humidity so moved to a room with aircon but without a sea view (those are pricier).The high tide is in the morning so throughout the day you are 'floating' over the gulf of siam. At night when its low tide the water recedes and you are over sand its a different feeling and peaceful.The floating or hanging sit out used to be a restaurant but is closed now but you can carry your drinks or book and laze out in the area.Their restaurant which is called K23 is on the opposite side of the guesthouse and is equally good and happening.

this place has a lot of potential ... that is the most diplomatic I can say about this currently mediocre place ... why is it that Hua Hin has no nice beach side accomodations? There is not a lot between the Hilton and this ... I got recommended this place after staying in some grey and boring, but otherwise fine, hotelbuilding nearer the centre. Being a sucker for beachview, I took the offer, new rooms, I was promised ... 

not sure if they where new, they were cramped tho that is for sure; the aircon could not keep it cool, so it had to be running all night, blurring the sea lapping underneath you; the sea-view is looking a bit depricit around here (but that is not persee the hotels' fault); the bathroom was okay and clean; the shared terrace is nice, but service for a drink is errant or confusing

I found the staff, contrary to other reports, helpful, I got upgraded to a bigger room upstairs when I complained about the aircon not being able to keep the room cool (for the same price, hmmm, makes one wonder ...

I'm mostly staying at 2 to 4 star accom, so considering the price payed for this room, it is fine I reckon; where is the accomodation in Hua Hin, on the beach, between this place and the Hilton?

a lot of potential ...

We stayed one night here as we couldn’t get into our main hotel for an extra night. 
We booked Sea Views for ourselves and our daughter and her boyfriend.
Our room had a pane of glass missing which was abit poor.
Bathroom was tiny and not great, bedding was clean but bed was a small double and like a slab, so hard! 
The WiFi only worked in reception which was annoying but for £42 a night u can’t really expect The Marriott can you! 


Not Great! 

Avoid at all costs - don’t waste your money  and lose your clothes!! They offer a laundry service, they stole 2 of my girlfriends tops and broke a bra. There are much nicer, cleaner, trust-worthy places nearby. Please don’t make the same mistake we did. 
They also have tubs of maggots on the front desk.... weird!

Such a shame - wouldn’t want my worst enemy to go here.
