If I can give 0 stars for service, I definitely would! I've stayed in different hotels in my lifetime and this is the only place that I will take time to write a review so people can steer clear from this place. SO MANY RED FLAGS!

The night of 3/30 our family spent a full day at EK and drove back to Lipa late that night. Since all of us were exhausted and in dire need of a shower, we decided to look for places with vacancies (we need 2 rooms). We called this place twice to confirm the room availability and if they have hot water (for my toddler). Both times that we spoke to the night shift front desk, we were told that there is a hot shower. We got to the hotel around 2330h and the night shift receptionist explained to us the difference of the 12h (checkout is the same time as you checked in) stay vs overnight stay (free breakfast). This place is strict on the 12h stay where we cannot extend nor do a late check out (should we decide to do a late check out, there will be additional fee). That was not an issue to us since we only needed a place to sleep and a hot shower (for my toddler). While checking in, we asked the front desk again about the hot shower and she said they did have hot water. we paid for 2 rooms in full with my AmEx and went to the rooms. 

This place also does not have elevators. The entrance is grand however the hallway and rooms are old and does not look clean. When we got to the room, there was no hot water. We called the front desk and they said that they will check. Never heard anything from them so I went to the front desk & followed up with the receptionist. She said that the maintenance guy is checking. This "checking" turned into over an hour delay, she then said that there will be no hot water until the morning. I told her that this wouldn't work since I need to give my son a shower because we came from a theme park. Front desk tried to recommend that we can move to another room (same rate or downgrade) with hot water. I told her we can move to another room but if it's a room cheaper than what I paid for, then they can just adjust my bill upon checkout. The receptionist told me that she cannot adjust what I paid for since they cannot issue a refund (RED FLAG). She then added that since I paid via credit card, they cannot issue a refund. I explained to her refund can definitely be done using a credit card. It's debit cards that usually don't have a refund service. She then tried to gaslight me by saying that's not how it works (like this is the first time I'm using a credit card LOL). So at this point I told her we are no longer staying here and we will leave after I get my money back. This back and forth with the front desk receptionist went on for hours. My husband had to shower our son with cold water to remove the dirty water from the water rides he went to while at the theme park. 

I asked to speak to a manager/supervisor as clearly the night shift receptionist is incompetent. I demanded to speak to the owner -finally spoke to the owner at 120am - she apologized and explained to me that there is a water shut off that night and that we can get our money back. THIS SHOULD'VE BEEN DISCLOSED TO US WHEN WE CALLED TO INQUIRE. 

The staff are incompetent, the facilities are rundown and dirty, the business practices are shady, and the services rendered are not as advertised. Avoid this place.

STEER CLEAR FROM THIS PLACE!

Rooms were run down and looks awful which will definitely impact the overall service, staff were fine but I guess they cannot do anything about the place itself; they were just working through what needs to get done. A big shout to the management of this place, you got good location and you have all the opportunity to make this place a better one.
Bed sheets are dirty, electrical outlets are all unsafe, an electric kettle that's heating up even the handle and won"t stop boiling, smelly water in the bathroom, the taps were also not functioning well, you have to wait forever for the hot water not to mention the low pressure of water that it hardly flushes the toilet, hairdryer not working because a part of the wiring was peeled off - a lot of areas that post risks and hazards to anyone staying in this place (if I will be able to upload some pictures, you will see what I meant) ... sorry but I did try my best to upload the pictures but unfortunately, it was not attaching at all... even if our package was bed and breakfast, we did not have the courage to eat for breakfast, we felt sick just by the look of tge whole place, we can't imagine what the kitchen looks like - YUCK !!!

Horrible place to stay

Very happy with our stay here! The room was nice nothing amazing but worth the price we paid the pool was very nice though small I loved the environment. Breakfast was great and the staff was very friendly and helpful with even the most random request such as how do you get to this or that place from here” I would book this again if I am in town again 

Great place! 

This was my first time to stay in a hotel without pre-booking. We were in Lipa for business, though my husband and I had our two kids with us. Since it was already late to go back to Antipolo, we decided to stay overnight in the city.

As suggested by my cousin, who lives in Lipa, we stayed in Anfa. Initially, I wanted to book through Agoda (I have its app on my phone). However, it was showing as already fully booked. Still, we went there to try and see if there were available rooms. To our relief, there was an available room for 4 priced at P2,800/night, so we checked in.

The lobby is nice. The chandelier, winding staircase, piano, and comfortable seats give the place an elegant look. But that's all there is as far as elegance is concerned.

No elevators. Good thing our room is just on the second floor.

The room is quite small. The AC unit is manually operated. (I think all the ACs in the hotel are. In the dining area, I saw a staff stepping on a chair to adjust the AC.) In our room, there's a rusty, old iron safe on the floor that serves as a stool so you can reach the AC unit. Said iron safe is blocking one side of the closet door so you can only open half of the small closet. 

There was a tiny fridge beside my bed, which also served as my bedside table. :P There was no electric socket for the fridge, but we managed to let the cord reach a nearby socket. We just had to be careful on our way to the bathroom lest we trip on the cord.

The remote control for the TV was not working, so we operated the TV manually by pressing on the controls on the side of the TV. It has cable, but with very limited channels.

Provisions were set up for 4 people, except for the towels. There were only 3. As well as the free breakfast which was only for 2. We had to pay P175 per plate for each of my 2 children.

We were not satisfied with breakfast. The only option was pork longganisa, which we didn't really like. My kids and I don't eat longganisa, but I forced myself to eat one. (There were two small longganisa servings on each plate.) My kids didn't eat theirs. There was a small portion of scrambled eggs which was also a bit salty. They probably use small eggs because I often cook scrambled eggs for my kids and we use large eggs. One large scrambled egg makes more than what was served to us at Anfa. The serving of the fried/java rice was also too small. Like 1/3 cup. :D

We didn't use their swimming pool, but it looked quite dirty to me.      

It was also a bit annoying that there was a pictorial going on at the bottom of the stairs, and we had to wait for several minutes before we can go down.

Things I liked:
~ Big bathroom
~ Complete toiletries were provided, including bedroom slippers
~ Comfortable beddings
~ Fast internet connection

Run of the Mill

We availed the room priced at P2800. It is passable but definitely not worth it for the price. We had no choice because all the other hotels are too far away from our destination. 

The room is for 2-4pax but free breakfast is only for 2pax??? I wouldn't mind it except the food proportion is only good for kids. For example, the corned beef on our 2nd day is only 2tbsp and doesn't taste good. When we asked how much if we order breakfast, it costs P180/plate. Definitely maddening! 

I had to go to Cafe De Lipa and buy my kids bread for breakfast instead.

Bed is big. Bathroom is okay. If you have nowhere else to go, this hotel is okay.

So-so

Before I went to this place, I called the hotel to check how is their internet connection as I needed to work remotely then, and the receptionist said it was excellent. After we settled down in our room, we called again for the wifi password and guess what? their connection is down and there will be no one to fix it for the entire duration of our stay. I tried to stay calm but made a resolve not to come back to this place again. The room is not that large and not that clean. The only saving grace of this hotel are the employees, they are courteous and respectful despite my obvious dissappointment. Will never stay here again

Bad hotel, cant emphasize this enough. Look for other place.

Got a standard double room for 1,500 pesos only, lobby was nice but when I get inside my room I noticed that the light on the ceiling has no cover and there’s a lot of brown stain on my bedsheet. I wasn’t gonna make a big fuss about it thinking that it’s just the light cover and the stain which is actually a minor issue but then the toilet would not flush and the faucet on the lavatory was real mouldy and when I complained they told me that if they will upgrade me to their suite room since it’s the only one available then I have to pay an additional 1,000 pesos. 
My bp just went up I mean 1,000 pesos is not a big money but hey it wasn’t my fault that they have a very low standard of what is acceptable and not acceptable right? Anyway I will never recommend and will never go back to this hotel again!!

Worst Hotel ever!!

The hotel is situated near Robinson’s Lipa and Mary Mediatric Medical Center. Very accessible via public transpo. The hotel lobby is simple yet gives you a class ambience. The reception staff are very courteous, helpful, and accommodating. They a simple restaurant and a plunge pool. Its a small pool. The rooms were simple but clean and fragrant. The rooms in the extension building have no windows. They serve plated filipino or american breakfast that is good to last you till lunch. It is a good recommendation for those who want a simple retreat at the heart of Lipa.
