One of the first thing that I am going to check in the hotel is the bathroom's sanitary especially the toilet bowl. Second, the room itself and all the beddings. This pension house is basically clean, nice and quiet but not far from the beach.

The hotel is located at the end of Station 3, so it is quiet calm and the beach is private.

Quiet and peaceful place!

A really great experience! First of all the location of the resort is perfect - station #3. There are no so many people and it's quiet but in 10-15 minutes you are already at the station #2 with its restaurants, bars etc. We stayed in a simple but very cosy fan room with fridge, and we enjoyed it! Very reasonable price, almost at the beach, nice atmosphere, friendly staff, cleanliness of the room... They have also aircon rooms for those who are looking for more comfort but for us the fan room was really perfect, we even didn't use the fan because of natural ventilation that there was. We highly recomend this place!

the perfect budget accomodation on Boracay

I have travelled and stayed in many cheap hostels to five star hotels, I have had bad and awful experiences in a few but not many places, I rarely leave a bad review. Austrian pension house is disgusting, the sheets were obviously not clean, the bathroom full of hairs and used soap. The rooms are not as advertised, No wifi and no TV. The owners however were the most rude people I have ever gave my money to. We arrived late one night and were shouted at in a loud and aggressive voice by the owners wife for waking her up, she would not let us in and we were locked out for over half an hour. Also the lock was broken on the door and we had no safety in this hotel, it does not look anything like the pictures. I hope you read this and you decide to never book a nights stay here.Travel tip: Avoid this place, this is the worst place by a long shot compared to any budget hostel I have ever stayed in all over SEAsia.

dirty, disgusting, horrible place.

We booked this room via agoda.com and those pictures was probably made in a much brighter time of this place. Our Standard Fan Room was located in the main building but actually this building seems to collapse almost by now. Its visibly eaten by termites. The first room we got on arrival had a verry saggy mattress and and the fridge was stinking badly. We got on request another room with a better mattress. 
Everything in this room was just extremly basic. Internet is very slow and functioning only near their restaurant.
The staff is friendly and told us on request that the owner is too stingy to update and refresh this place. We have been their in third week of May and thats considered as off-season. The restaurant was not operating then. But its easy to get breakfast along the beach.
