The place is located on a smal street near the central area of Miraflores. You get to walk around safely to the interesting spots around or get to see the ocean. We rented the "family room". The beds were ok and the bedding was clean. The bathroom was clean but the room was dusty. The furniture in the room looks good in the pictures but is quite old in reality and smells like old furniture. I think the walls may do that too - there is a smell of dump things around you. It was decently silent outside even if we had a room to the street. There is no breakfast. There was a problem with the hot water so we had to shower with kind of cold water. They have a little device to heat the water but I guess it only works from now and then, and the light of the bathroom stopped working at some point. But is still decent for 1 night for the price.

OK for one night for this price

This is a hostal, not a hotel or B&B.  And it's a poor one at that.  The filthiest room I've ever stayed.  Hairs in the shower.  Only soap given were the 2 blocks of used bars I found on the shower floor when  I checked in.  I had to squash 2 insects that were crawling across the tile floor at night, as I timidly headed to the bathroom late night.  Mold in shower.  Dirt in sink.  Toilet bowl was not cleaned out.  Mirror was filthy in bathroom.  Tile floor in bedroom looked like it hadn't been cleaned in months.  Bed was hard as a rock and sheets looked like something you would put on a 2nd grader's bed -- back in 1976.  

Reception area was a filthy desk with files laying about and a dilapidated couch that looked like someone saved it from a dumpster.  I've stayed in 7 hostels in Lima and 2 Three Star hotels, as well as the Hilton and Marriott.  This place is way worse than ANY of the Lima hostels I have booked in the past.  Hostal Porta is down the street, MUCH better, and $10 cheaper for a private room.  Plus, the rooms at Hostal Porta are cleaner and larger.  And the common areas are better at Hostal Porta.   The best hostal I've stayed at in Miraflores is Casa Wayra.  It is near the Hilton hotel, about 6 or  7 blocks from this Italian Home place.  The owner is very nice there and the breakfast is calm and nice for a hostal.  Italian Home includes no breakfast and is more expensive than the hostals.  But don't worry: I wouldn't have eaten the breakfast even if they had it.  I wouldn't have trusted the kitchen.  I left without taking a shower.  I took a shower in the next hotel.  I've never stayed somewhere that I refused to get in the shower.  Stay FAR FAR away.  If you dare to go, I'd love a private message with your experience.  Even at $25/night, I'd consider it an average value.  I paid $52/night and it was WAY WAY overpriced.  Disgusting.

Also, when checking out,  the manager of the hotel (who lives in the bottom room by the "lobby") tried to overcharge me for the  taxi.  This is a common practice in Lima by disreputable hostel and 2-3 star hotel owners.  Be forewarned.  I've been to Lima 8 times and I know what to watch out for.  I caught it immediately and he backtracked VERY FAST.  

They only take cash at this hotel....which is also a BIG red flag.
