Not a fan of this place only because of the noise and the area was heavily anti western tourists,  I know that as I was told to leave the country repeatedly by the locals. Was there to help create a tour route for diving groups. Wont be back

Not a fan

We stayed at Father Land in transit to our next destination and it was a comfortable night with friendly staff and wifi access in the lobby, which was great for our planning. We didn't really realize how little we had planned and how little we actually knew until the owner, Ginny, sat down with us and explained all our options with a map and phone numbers and many, many useful tips. This was our first impression on Myanmar and it was a kind and generous one. THANK YOU, Ginny, for taking your time to inform us so that we could have a great start to our trip...you really touched our hearts with your caring attitude and attentiveness. We wish you the best of luck!

Excellent Service

We had a clean double room with aircon and tv in this hotel for a fair price of 35 usd. It is a business-style place, so don't expect any boutique style atmosphere.  The major disadvantage is the location which is about 4 km away from the major tourist attractions. 

Clean, no-frills hotel. Not very central.

It is not exactly a budget hotel, but I can't classify it as a hostel either. A very small scale 4 storey hotel, which is very new. Rooms come with balcony that allows you to catch a glimpse of the quieter side of the town, and you can see the famous shwedagon from far far away too.. 
we stayed for 1 night before leaving myanmar, the room was clean, and toilet was big by yangon standards. the furniture, tv channels, bathroom fittings, were all china originated, so for some moments, it did feel like we're in china. everything works fine, and most importantly they're new!! 
the owners used to live in US, since they're the third generation of burmese chinese, they speak fluent chinese and english. the boss was very kind, and offered to buy me cough medications when he realised i was sick. the lady boss also provided a lot of suggestions on what to do in town too. 
the room had mosquitoes, like all other places we stayed in myanmar, but the counter staff kindly offered her bottle of room-use insecticide. 
breakfast was the standard bread, fruits (the boss buys the fruits daily from the chinatown market), tea, 2 eggs. we paid $35 a night, which was the most expensive room we had in the entire myanmar trip. but it's worth the price, i feel, as another place wanted to charge us $37 a night, for non-ac, no window room. 
will definitely consider coming back again next time, if location isn't a concern for the next trip.

Nice (budget) hotel

Very helpful staff, good room, a little far from downtown though. We got a punctual wake up call, and no fuss when we stupidly locked our keys in the room. Note: drivers tend to take you to the more famous Motherland by mistake.
