When we come to checking, they just show a signage of not having customers from Agoda, without futher direction. We have to pay by cash and handle with agoda by ourselves. If you don't accept bookings online please take out your info on the websites.

This hotel don't receive booking from Agoda but Agoda still sell it on the website

A cut above the average budget hotel. A nice big room , a good bathroom with all the amenities and a/c all for a reasonable price. We had dinner and breakfast there and both were a good mix between local food and the normal international food. I actually enjoy soup for breakfast but it is not compulsory!!

Lovely staff

This hotel has a bad location: very far from the center. The rooms are poorly maintained, there is no elevator. The rain came in through a window, wet the stairs. Outside measures the quality/price ratio. The hotel restaurant is acceptable. I wouldn't recommend it.

The worst hotel.

I came here with fever and a very bad feeling. During the night things got worse, so in the morning we asked about the best hospital to go. After a few phone calls they told us, that a doctor was coming to see me. I felt so relieved, cause i felt even to weak for a short tuktuk ride. The doctor (who was a friend of one of the guys working there) was very kind and professional; he gave some medicine to me and wouldn‘t want any money for this (neither for examing me nor for the medicine). Thank you very, very much for this!! 
Apart from that: the hotel ist great with big rooms and a very good restaurant!

They really care about their guests!

We stayed 2 nights and unfortunately had a room facing the road and it was noisy even by Myanmar standards. 
The room wasn't particularly clean and if you look at someone's review from early December you'll see they posted a photo of a used tissue on top of the wardrobe, well, if you want to gauge the level of cleanliness from that then I can report that it was still there on December 30th!!!
Bed was comfortable but the pillows were the size of Spacehoppers. If you don't want to spend the next week with your neck in traction I suggest using the cushions instead. 

Breakfast;  they have an 'egg station ' and the omelette was  very good, toasters that will actually toast the bread rather than just dry it and juice and coffee. Rice, noodles, "sausages' and potatoes all in chaffing dishes with no heat beneath them so it's all stone cold!!
The 2nd day one of the chaffing dishes had prawns in which looked like they were there just to test out just how much bacterial resistance your stomach has gained since being in Asia! I've been here 3 months and I wasn't going anywhere near them!!

The staff, pleasant as all Myanmar people are but unfortunately only the woman on the front desk speaks English which can make things difficult at times. The ineptitude comes from the fact that when a customer asks if the hotel can arrange a rental scooter or a motorbike taxi, they shouldn't just get any old scooter but rather a safe, reliable one that's got a more than 20% chance of conveying their clients back to the hotel in one piece!  The scooter had NO working rear brake so on gravelly roads would have been lethal, no working headlights and a front tyre with less tread than the bottom of one of Gandhi's flip flops. They seemed quite surprised when I said I didn't want it. 
Next day I asked if they could arrange for a Thoun-bein (motorbike trishaw taxi) to take us to the Sadan caves which is a 40km round trip on mainly dusty, potholed tracks. Some of the taxis you find around the clock tower have nice padding on the benches and are in a good condition, not the beauty they procured for us, the term "clapped out bag of old sh#te" would go some way to describe this thing, it was a rattling, grinding shambles of a machine and I kid you not when I say that cyclists were overtaking us on the hills. It took an hour and forty minutes EACH WAY on that mechanical donkey which felt like 100 minutes of having someone kicking you up the hoop!  

We found a great taxi at the clock tower to take us to the Bat cave and it was fast, nice padded seats and the driver was a really nice guy with great English, what a shame we only met him on the last evening, we even took him for a couple of beers afterwards. His name was Daw Nan Aung and I'd highly recommend him as a guide/driver. 

The hotel did organise a share taxi to Myawaddy at 8am and at 8.50 we're still sat in reception but they assured us it was booked, then they started frantically calling people but eventually a car turned up and drove us to Myawaddy. It was a surreal journey as we didn't stop to pick anyone else up, he drove like a lunatic and he also had a card on his dashboard which seemed to enable him to avoid paying any of the numerous road tolls.  I thought he was going to try and hit us up for more money but when we got to the border I handed over 20,000  for the two of us and that was that!  How he made a profit on that I do not know?
Jesus, this had turned into a right ramble ( lying in bed New Year's Day with a hangover🙃)

To sum up the United,  it's too far from the centre of town, rooms could be cleaner, breakfast ok and only get them to book a taxi into town and sort your own arrangements from there.

Noisy and inept 

Very helpful staff at the reception, even if only one of the women speaks a few English, everything always worked out. This place is probably mostly home to local business people. Breakfast is a thing of its own. No juice or anything like that, chemo jam and very old butter. Asian things are fine, the omelette is more or less. The staff is very hardworking, but often lost in translation. Rooms are clean and generous. The terrace would look good for a few sitting tables.

The rooms are clean, the service is very good, but the small rooms are not very good, most of the guests are Asian, so the dishes are adapted for them.

Not bad.

The hotel is far from the center, you should know when you book, you look in the corner you are staying in. We had room 315, we had room 315, we had a very large room, we had a little room with a balcony to the street without furniture. We had not booked before, but we are snow-covered, greeting was friendly from the only halfway English speaking employee. However, the rooms are not really clean as expected. From the hose to *** clean it dropped, the bathroom was not in good condition. We had room 315, we had a very large room, we had little furnished, with balcony to the street without furniture. We were not bad, we had a closed door mega loudly. The hotels are very quiet in Myanmar, but it's not ok, but at least it's clean we were waiting for.

Nice staff with no knowledge of English

We booked this hotel, because nothing else was free in Hpa An The room was large, cold, with its bluffish neon: no hot water (we had to change rooms because of this) Breakfast and dinner were right, but thankfully no more of the Burmese welcome, which wipes out these little discomfort

I'm not sure.

There's nothing more positive to report. Breakfast moderate to unpleasant, distance to the city centre because of the location too far to walk. Booking excursions is not possible. The staff were quite eager and helpful.
