Historical hotel from the British colonial times. Nice location at the coast and the building still gives an authentic impression of the colonial days. But everything is very run down! The rooms/ bathrooms are in very poor conditions and completely overpriced: in particular the "Junior Suite". The service team speaks almost no English, which makes communication very challenging. My friends and me had planned staying for two nights, but checked-out after the first night, as we had been eaten by the mosquitos in our rooms.

Historical hotel with long tradition but in very poor condition

i stayed there because Ngwe Moe hotel was fully booked , i payed 35 US $ for a room with private bath between the parking and the lobby, so you can hear the tv from the lobby untill midnight and the cars in the parking..rooms with shared bath one the first floor seemed a better value...
better option to pay 7 US $ more for a room really better at the Ngwe Moe hotel if not fully booked!

not the best

Had a double room with shared bathroom. Room was very dirty, shared bathroom was discusting. The place just doesnt even try.

Location is okay, though a bit far from everything. Find something else if you can.

Just dont

It's a bit out of town but overlooking the river, with a nice balcony. BUT no welcoming smile, you are shown your box room without explaining where the toilets and bathrooms are, there are no chairs on the balcony to go enjoy the view and they ask $23 for the box room. Oh! and you only get the bottom sheet, with a smelly blanket. I ran away.

The only nonsmiley people in Myanmar 

First, the pros: free wifi in the room, and breakfast includes fried eggs, Chinese-style toast (kind of sweet, typical in SE Asia), coffee, overly sweet juice and a generous portion of papaya. 

Now, the cons: Very disappointing. Don't believe the pictures - our room looked nothing like them. For the same price you can stay somewhere like the Sandlewood which is much more central, cleaner and nicer. Our room was run down, the bathroom was dirty, the hot water heater had not been turned on so we had to take cold showers when we arrived at night. After being out all day the room hadn't been cleaned. We saw 3 women heading out the first night and suspect they are prostitutes. There was loud music (walls are paper thin) our 2nd night, and when my local colleague asked if they had karaoke (sometimes code for prostitutes), they said, "No, but we have massage." The location is not central - we walked quite far the first night looking for somewhere to eat, and there was nothing. There was one staff member who was friendly. Much too expensive for what you get, unless you're local and can bargain the price down. I think we paid $35, and it was absolutely not worth it.
