Mao Phasok Riverside Guesthouse

The staff were amazing and very friendly. The room was spotless, comfortable, and very quiet which is really nice to have in such a busy part of Laos. 

The price was extremely reasonable, and came with free tea, coffee, and water refills which we found very handy. The also have a new restaurant on site, all meals 20,000 kip and the food was delicious and fresh. I would definitely recommend this place to stay for travellers on a budget

We stayed here for 4 or 5 nights (can’t remember) and it was great value for money. The young guy who works here is extremely helpful and easy to talk to. The room was clean and shower was warm, a few mosquitos here and there but it is right next to a river. They provide a small device that helps keep them away in the rooms. They also do laundry and can book busses for you, he organised our bus to Vang Vieng and was quite cheap. The breakfast was also pretty good, basic but good. We were sitting outside in the sun one afternoon and the young guy came out with some fresh watermelon for us which was greatly appreciated. Would stay here again.

I was looking for something on the quiet side of town and not ridiculously expensive
This worked out. 
The photos definitely look more glamorous. 
But the room was overall quite comfortable. 
The rooms facing the open side - have smoke smell wafting through. I am allergic to smoke and when I mentioned this, they helped me to change my room immediately. 
The surrounding is very serene - next to the river (not Mekong). The view if quite nice in the morning and evening.

Small water bottles are placed daily
Very basic tissue rolls (super tiny) - but they exist 
Places to eat / get coffee or breakfast at are close by

What might get to you/ Negatives: 
Wifi is a bit moody
The staff starts early with their activities - and you will hear noises as early as 530 AM
The white lights are a bit depressing in the room - Everyone should really switch to yellow lights 
The bathroom mirrors need some serious cleaning OR a change
The beds/cushions don't exactly feel too fresh - and this is more a function of this being a guesthouse than a hotel 
Walk to the main market is about 700 meters

Amenities in the Room: 
Water bottles, tissue rolls, water heater in the bathroom, a towel, bathroom slippers (but not the one time use ones), mosquito repellant, air-conditioner, exhaust fan, bodywash gel and hair shampoo gel (did not use)

Overall a satisfying stay for the budget I had in mind..

I found the friendliness and ease of staying here outweighed slight discomforts.  Yes, you need to ask for toilet paper and bin cleaning after a few days, but outdoor area was so nice by the river, breakfast was good and he (one of the owners) made anything, within reason, you wanted.  My room was lower level and bit damp, but balcony was great, coffee, tea and water available all day, quiet down a side street, but 10 minutes from cafes and shops. I would stay again, just not in bottom level room.  They were very apologetic for noise of new house being built next door and assured me it would be finished in February. New receptionist is a very nice young man.

The hotel looked brilliant on photos however the hotel is actually over three buildings and the photos are from the front building where the cost is considerably higher. The room was very basic. The TV was older than me and didn’t work. It was pointless being there. The air con worked but was very loud. No room clean was offered and no new toilet roll or anything provided. The beds were low to the floor but comfortable. WiFi wasn’t great. However the shower was fantastic. Average hotel!

Average at best

We are three girls and we stayed for 4 nights in a private room. The receptionist was a girl about our age, not that good in English but it worked, and a boy about the same age who was quite good at English. 

The first night it was raining heavily and it leaked into our room but we got to change to another one right away. The beds are fine, wifi too. They do not clean the room and you have to ask for more toilet paper. The boy in the reception was really sweet and can't be the same guy as in the older comments.

We didn't realise that the key could unlock several doors until we read the comments here afterwards. Otherwise we felt safe since it wasn't that many people going in and out.

We could hear the music from Utopia but wasn't bothered by it.

To summarise
Wi-Fi: Alright, didn't work sometimes
Hot shower with decent pressure 
Good location with cheap restaurant nearby (Bam boo)
AC was good

Surprised by older comments!

We stumpled upon this guesthouse because the one we wanted to stay was fully booked. The owner proved to be unprofessional and unpolite. Here some examples:
- the 7 bed dorm has only one key which is held in a basket on the table at the entrance, therefore potentially everyone could take it and access people's belongings
- I accidentally forgot the keys inside and I closed the door behind, locking myself out. In a normal guesthouse the owner should have a copy of room's keys, but he doesn't (and we didn't know he didn't have it, we discovered it only then). He then got upset and wanted to charge us 35,000kip to open it and, when we refused, he took a handful of tools and threw them on the table shouting to us "now you open the door!". We obviously refused and left for a bike ride and when we came back the door handler had been broken, and you couldn't close the door anymore, leaving it open the whole time.
- he didn't mentioned to us that the water doesn't run for most of the day due to pipe work and we discovered it when we wanted to have a shower.
- he was very insistent with money, pretending that we pay room and services immediately.
- ultimately, this morning he told us he wasn't going to serve us the breakfast, without providing any reason.

At least the bed are comfortable, but don't look under them, there are all sort of things and a thick layer of dust. 

Our suggestion: avoid this guesthouse!

The owner should change job

This guesthouse has been taken over by Chinese. We booked the room with river view on booking.com and it said the room includes TV and fully furnished but they give us the old room no TV no river view a lot of mosquito. The Chinese lady at the reception speaks horrible English, she even ask me to change the reservation date from 3 nights to just one when I checked in and I asked her to explain why but she couldn't. I guess they want the customers to pay full amount but they don't want to pay fee for the booking system.

The service is very bad no room keeping for three nights that I stay. Not 24 hours desk service as it said in the booking. It took 30 mins for me to find the staff to checkout and pay.

Only the location is acceptable.

I strongly not encourage customers to stay here.
