This hotel should have higher review score than what it has. For 120000 kip you get a nice spacious room with a balcony, a great  view, air conditioning and a rain shower that works well. We had nothing to complain about. Do ask for a room with a window to the outside because the cheaper rooms with just fan have a window that looks on to the hallway. 

Good location at end of busy part of town.  Newly refurbished, so a great deal for the money as there aren't enough reviews.  Clean rooms and bathrooms, good.linens.and towels.  Solid breakfast.  Mostly outside the chaos but still close to everything (convenience store across the street)

We stayed in this hotel for 2 nights. The bed and shower were good and we had a room with aircon. The staff is okay and we didn't see any other people who were staying here. Very luxurious for a very low price.

Nice room with good ac, shower and view

Really good place for the money

Good hotel for a really low price

Stayed here one night before getting the two day slow boat which the staff at the hotel easily booked for us. Price included pick up from hotel in TukTuk and taken to the pier. The hotel was quite eerie, the room had a window which opened into the hallway which was weird, kind of felt like something from American horror story haha. The bed was clean enough, the bathroom was quite rough but done the job. 

Ok for one night stay 

This is a typical Asian style budget hotel the likes of which can be found all over the region.

There is nothing wrong with the hotel itself, but, in typical local fashion, there is no maintenance being done and the cleaning is very superficial.

The room & bathroom were dirty, far dirtier than I usually encounter. 

On a positive note: at a walk-in rate of 150,000 LAK, it's priced well for Huay Xai, has ample parking for those who self-drive, and the staff was friendly and helpful. 

They did my laundry, basically overnight, for 20,000 LAK per kilo.

Too dirty

We stayed here for one night before taking the slow boat the next day. When we arrived we checked in fine, we then opened our room door to find someone else staying or possibly living in there it was so full of stuff. We tried to explain this to the lady on reception, she didn't speak much English so we took her upstairs and it became clear when we re-opened the door. The next room we were given looked fairly clean however the mould in the bathroom ceiling was truly awful. If we'd stayed more than one night the pair of us would probably have got a respiratory infection. Also, there was no single point of ventilation to fresh air, I've never had this before. It meant we just inhaled mould the whole night. 
We had booked the slow boat with the hotel (probably a bad idea as you pay an extra £3 each) and the lady took our details but forgot to give us our paper slip. We thought it was strange not to have a physical ticket but the hotel wasn't busy so there wasn't much to her job to forget. A tuk tuk took us to the boat 2 hours before it departed and 45 mins before it was due to leave we were informed we NEEDED a paper ticket. The office next to the boat had all our details but wouldn't phone the hotel as he wanted us to pay for another. My boyfriend ran 2km back to the hotel who apologised and he managed to make it back with 10 mins to go. Cold, soaking from the hideous rain and angry. Ruined his first day of the trip for sure.
In short... stay somewhere else. Get the early bus from chiang mai, the whole town is a dump.

Two stars only for decent WiFi.

Staff were ok, spoke English.  The room was large with a balcony which was nice, wifi was good, AC didn't work very well, shower was mostly cold.  Was sort of clean, good value for the money and ok if only staying a night or two.  Location is handy for the main street.

Basic but cheap enough

Actually this hotel doesn't deserve any ratings. The room smelled of damp and fungus. The staff were lazy. I asked them to call a tuk tuk three times before they even bothered to do so.

Yes it is cheap, but it shouldn't be dangerous to breath in the air om the hotel room
