Worst value for the money. This is the worst stay I ever had in Japan. I've been to Japan 6 different times and over 10 different accommodations. This hotel has no standards and does not hold the same values as you would expect from Japanese establishments. The hotel was dingy, dark, and worst of all DIRTY. On the map, it looks very close to the station. It's actually not. It's about a 7-10 min walk because the actual station exit is much further in than what appears on the map. 

Starting with our intial impression, the elevator is around back, it feels sketchy and cheap for the $230 we were paying per night. There's a door to the elevator that's propped open. It has a sign saying to ring the bell after 10pm, but the staff is so lazy the door is never closed. The elevator doesn't require a keycard to access, so anyone can go up into the hotel at any hour without any obstacles. There are no luggage carts and they don't help offer any assistance with your suitcases. We didn't need any, but it's worth noting as other Japanese hotels offer this. 

I don't know how I ended up with a smoking room. I know I booked a non-smoking room because I have allergies. The intial smell of the room was disgusting and my nose immediately started running and I was sneezing like crazy. We immediately went to speak with the concierge. They offered a "special cleaning" for the smell. Basically said it was my own fault for booking the smoking room and said all rooms are booked so I had no choice. We couldn't even cancel for a penalty. You can cancel for the FULL AMOUNT. We don't have a spare $2000 lying around for hotel cancelations, so we had to suck it up and make the best of it. 

The room is dated and dark. There aren't enough lights so it feels very dingy. You cant see all of the corners and crevices of the room, but that's probably a good thing because it's so poorly maintained. We saw the cleaning staff in the hall everyday. They had the laundry bags in the hall and everyday I would check. I did not see the decorative pillow/case, or the runner in the bags so I'm sure it wasn't changed or cleaned the entire time we were there. Our towels were dirty on multiple days. It looks like their laundry machines are not thorough enough. The bedding had cigarette marks, ash stains, and other unknown stains. They didnt clean the trash from the washroom. Only what is in the trash bins. We had some wrappers from the toiletries that fell outside of the trash bin. They put them on the washroom counter instead of throwing it away. The bath had broken/missing tiles and so much mold. SO GROSS. I was honestly so grossed out by this I forgot to take a picture. They didn't clean the bathtub at all while we were there. We had some wrappers from the free amenities (face soap) on the bathtub ledge that weren't moved at all. I can confirm that other reviewers' pictures of the dust, dirt, and mold is exactly how our room looked. There were stains in the carpet as well.

My biggest regret is rushing to book this hotel without adequate research. This hotel should be charging $50 motel pricing. They are not worth the $220/night we paid. With that range we could easily book a room at a nice Japanese hotel with standards.

AVOID THIS PLACE Terrible Value

We have been in Japan many times and this is the first time we find a so dirty hotel room. The hotel is decaying and our room booked for the three of us was really small with no wardrobe and really dirty. The bedsheets were full of spots and yellow and the bathroom was filthy. You can see our pictures. 
We asked to change room but there was no availability,we asked for a reimbursement but they couldn’t. Worst stay ever.

Worst stay in Japan

Stayed from 5-7 October 2019. The hotel was ok for the money. It's what you expect in Japan. The bathrooms as reviewed by others are very tired, cracked tiles etc. The beds were firm and a bit squeaky. Go for the deluxe sized room for a bit of extra space. The location was ok, tucked off the main street but an ok walk to everywhere.

If you are moving a bit slow in the morning and you paid for the awful buffet breakfast, make sure you are there very early. They say it opens until 10am but won't let you in at 9.53. They are already packing it up. Can't even go and grab a couple of rolls and a slice of bacon... This was very poor service on their part. If you say it closes at 10, then don't turn people away. In Australia I am always hitting the buffet on the way out the door for a quick bite. This money was not offered back to us and was just completely wasted. If we had been offered something then the rating of this review would be higher. 

Don't pay for breakfast, Go somewhere else for the money. Limited options and they close it early.

Rip-off breakfast - don't waste your money

No thrills hotel around a 10 minute walk from Shinjuku Station. The reception staff were very friendly and took my bag in a few hours before check in and let me leave it there for the better most of the day after i checked out. Room wasn't the biggest but was ok for myself (hotel rooms are generally small in Japan anyway) but the bed was bigger than i expected for a single room. No problems with the dust or dirt other reviewers have mentioned. Hotel is out of the way of the main road so had no issues with noise from the surrounding area. Would happily stay again!

Great hotel, amazing location!

This was one of my favourite hotels during my time in Japan.

The location really is excellent - it's in central Shinjuku just minutes from the main station, but you aren't surrounded by any noisy bars. There's also a traditional Japanese graveyard on one side of the hotel - so cool! - but unfortunately my room did not overlook this.

The breakfast is brilliant and very filling.

The rooms are warm and welcoming, and I slept very well in them. They are also a really good size considering that Japan is renowned for tiny hotel rooms.

Will definitely come back!

Fantastic hotel, even better location!

We were a big group , first  impression is bad as one has to tug your bags along as the bus is parked 50 mts away and entry via the lift is dingy.
The rooms as expected small , can't keep your suitcase open but all essentials are there in the room and single beds are wide n comfortable..no views one window which is little high have to be on your toes to view a bit out.
Next breakfast area is small with a set menu with little choice and was surprised to see staff from Nepal.
The point is the location...Shinjuku area, 100/200 metres down is the big square and the metro junction...one has to be outdoors to njoi Tokyo.
The reception and the staff are efficient and kind...there is a long high stairway leading from the ground floor to second floor to the hotel reception.
Lot of restaurants around but do not sell pork.
Avoid mystays chain of hotels if possible.


Ok for the location

The room was filthy, with debris on the floor, dirty bathroom with a dangerous step-down back into the very small room. The worst was the odor and dust in the room: smoke, hair, and body odor from previous guests. I was part of a group trip and moved to a different hotel, at my own cost, as I did not feel it was healthy to sleep in the room. Too much gunk in the air, on the bed, on the walls. Made a huge dent in my travel budget to change hotels, but worth it.

Room was uninhabitable.

It ruined our stay in Tokyo. We were coming from Kanasawa where we stayed in another Mystays so expecting the same standard, right? 
Forget about it.
This hotel is extremely old: rooms are smelly and tiny. We had to change rooms twice and some of the stuff is rude too.
Breakfast room? The smell is revolting. We stayed 4 nights with breakfast included but we decided to have breakfast outside the hotel every day. 
The hotel Mystays in Kanasawa was a 5 star hotel comparing to this hostel.
I hope my review will help other travellers.

Ridiculous - run away

Worst hotel experience any where in the world. Equivalent to backpacker standard at  Rolls Royce price. We had booked three nights in what was called a deluxe room at over $AU 400 the first night, paying in total over $800 for 3 nights stay.  Every  hotel room booking  was non refundable through hotels.com. The first and second morning I woke with consecutive bed bug bites. There was mould in the bathroom on the tiles round basin and bath. The carpet was badly stained and very grubby.The room and the hotel in general looked  aged and shabby despite the misleading  early photos  on the booking sites.The furniture was old with the teak veneer peeling off the desk and furniture including in the affiliated restaurant.  One vinyl chair in our room had a seat edge torn all the way along the front edge, the other seat had a peeling vinyl arm. The windows are frosted so that you can only see out of the top section. Possibly because of the cemetary next door.The door frames had badly peeling paint. The hallways , walls and  lifts were scratched and shabby.  On arrival you have to climb up a long flight of external stairs to the very basic lobby. The location is in a not very pleasant back street behind a bit of parkland where we witnessed some sleazy activity. The staff  tried to be pleasant enough but were handicapped by limited English. The manager was never available despite our requests and we were unable to cancel any of the stay or qet a refund  despite being so obviously  upset. 

Horrible  shocking experience. Ruined our Tokyo stay.

During our stay in Tokyo we had to extend our stay for a night so had to stay in this hotel. 
The hotel is located in prime location of Nishi Shinjuku and just 10 mins walk from station. Upon arrival they offered 2 packets of Japanese coffee as welcome gift.
Rooms are very small. After keeping our luggage hardly any space were left to move. Bathroom was o.k and they provided toiletries and tea/coffee sachets. 
We booked room with breakfast where they served fixed meal but that was sufficient.
